DO NOT LIVE HERE, I REPEAT, DO NOT LIVE HERE. They are manipulative and try to do everything they can to get as much money out of students as they can. If you move out in April (which most of the students do) theyโ€™ll charge you $75 for every month you lived there. This was the case even though I sold my contract. Anyone who terminates the contract early will have to pay this. Itโ€™s outrageous, because theyโ€™ll get their money either way. Although this is a clause in the contract, they bury it and do not address it with you. After talking with the owner about this, he verbally agreed that we wouldnโ€™t have to pay it and then charged us anyway and now claims we โ€œmisconstruedโ€ the information. Provo housing has a reputation for being money grubbing and manipulating students, but no where has it been as bad as king Henry. ...

My daughter is staying at King Henry and her contract is up this week. The end date for her contract is the 12th and she is getting kicked out that morning. She has a final that day. It is pretty immoral that King Henry is kicking BYU students out that early. I called the office and emailed management and was told their hands are tied. I totally get that. All the blame for this belongs to the owners. We are lucky that we have family in the Provo area that she can live with between housing, but I'm sure there are a bunch of kids that don't have that option. ...

1. BACKGROUND - I am not trying to slander King Henry or misrepresent them in any way. The purpose of this review is to enlighten and inform potential residents to consider their options carefully before signing your bank account away for an entire 12 months. Also, any reviews you read on their website are obviously biased. The reviews here are not motivated by any outside agendas and I agree with most of them here with a few being very exaggerated or misinformed. This was my experience living at King Henry for over a year and a half: 2. FIRST IMPRESSION - They don't trust you to pay the rent. The moment you apply for a contract they ding your credit score to see if you're credit worthy and they require your parents to sign as a secondary leasee. All MOMS reading these reviews right now: If you like your email inbox to be full of irrelevant garbage that you can't unsubscribe to, then you'll enjoy being a secondary leasee for your son/daughter who can't manage to pay bills for themselves. 3. RENT / ROOM SIZES - They charge $350 for a SHARED room that is the size of a small PRIVATE room. Very greedy business because they can take advantage of BYU housing knowing that students with a budget in this price range do not have many other options. a. They stuff 6 people into an apartment that was originally designed for three people. The rooms are the size of a tiny bedroom with one small closet and no room for two desks. They cram you in like pack rats and gouge you with rent costs. Just giving you a heads up that it's either a room with a bunk bed or a room where you need to shift your body sideways for every step you take. b. They also charge the full last month's rent when you only stay for half of the month. If you are staying for another year, they will kick you out of your room for full cleaning. Where can a student with limited resources put their stuff during this time? 4. SOCIAL ASPECT - Yes, the social aspect is great at King Henry, but anyone can come to the field to play sports and hang out. You don't need to be a King Henry resident to enjoy the social aspect here. 5. LAUNDRY - Laundry system would go down 10% of the time. Since Laundry was connected to the clubhouse, it would also close around 10pm and not open until 9am. On top of that, Saturday hours were even worse and that's the typical day people try to do laundry, so the place is usually packed. 6. PARKING - Parking is a complete nightmare. Look at the other reviews posted here for more info. 7. MAINTENANCE - Great people. They did their job in a timely manner and were really nice about it. 8. MISCELLANEOUS - The entire last year I was there, the pool, hot tub and clubhouse were under construction. The disappointing part was once they finished in March, COVID hit and we couldn't use anything until June. On top of that they charged us for the amenities for the entire ~10 months with the exception of one month during the COVID crisis. By that logic, they should have discounted our rent during the entire renovation period, but they didn't. Also, once the facilities were opened up, the hot tub was under maintenance for 50% of the time. Ultimately, King Henry does not take care of their tenants and the resident ends up paying for things that do not work, like the WIFI. 9. WIFI (INTERNET) - King Henry charges $20 per person for internet. For most apartments, that yields $120 per unit for value that is comparable to the free Google Fiber internet that you can get in Provo. This is yet another example of money "hunting" or "grabbing" - (how others have described this here on the reviews) where King Henry charges disproportionate amounts compared to the value of the services they provide. The internet they provide is funneled and shared with all the other residents at King Henry. The problem with this is when there is high internet traffic on the system, the internet slows down substantially making it unusable. For example, I had a remote internship over the summer and was totally embarrassed because my internet connection kept kicking me off the video call while I was giving a presentation. Totally unacceptable for $120 a month for our apartment WIFI. If I'm paying that much, then I shouldn't have to go waste time by going to the BYU library to give my presentation. 10. PROPERTY MANAGEMENT - I can't begin to tell you how incompetent the front desk is. As a background to what I know, I'm a real estate developer and I work with a lot of property management firms. King Henry's property management is the worst I have seen. None of them know, at a basic level, what the language means on the student contract, nor can they fix simple problems that come up on a regular basis. It seemed like they lacked basic training and only knew how to give you a welcome packet and to tell you that you're wrong without knowing what you're talking about. a. WATCH OUT for the nonrefundable deposit. It basically adds 10 dollars to your monthly rent and disincentives you to take care of your apartment. b. Cleaning checks charges are a lie. Not once did I ever see one of their cleaners come to our apartment or anyone else's apartment to clean for "$25 dollars an hour". King Henry will just charge you the money and will find any excuse to take your deposit when your contract ends. Also, good luck passing the cleaning checks. I just kept my apartment relatively clean and would fail the cleaning checks and pay the extra money. I figured my time as a student and my time at my job was much more valuable than spending two hours cleaning-- only to get hammered with a cleaning fee. c. I have lived at Liberty Square, the Branbury and the Avenues. If you have lived in any of these places, then I'd completely avoid King Henry because I'd put King Henry in 5th place with 4th place being living in a van down by the river. 11. FINAL WORDS - I'm not exaggerating the information above (for the most part) nor am I super mad in writing this. I moved out of King Henry a month ago and I figured that I would inform people why King Henry is one of the worst places to live at for what you pay for. I also write this review to remind everyone that BYU housing is a MONOPOLY. King Henry can treat their tenants like garbage because they know they can get another new list of students willing to sign up for the "King Henry Experience". Vote by your actions to NOT rent here-- thereby letting King Henry know that they need to do a better job of taking care of poor college students OR else they won't have a property to manage. Do yourself a favor of avoiding MASSIVE headaches and go somewhere else. I rented from winter 2019 through summer 2020. ...

Cleaning checks could be better (they are nazis) . Recently they took away cable (which we paid 20$ a month for) and we still pay the 20$ a month but don't get cable. They also charge a lot for their internet which they claim is good but always has problems. The apartments could use some renovation as they are really old. Management is alright, there are some pretty strict people there but most of them are pretty chill. Socially it is a really fun place to live if you're willing to sacrifice quality for fun. Probably the worst living experience that I have ever lived. The management was not helpful at all. Every month the cleaning checks were along the lines of her pulling out a rubber glove and looking for messes that did not exist. The pricing was over priced. They charge you hidden fees that they do not explain. The location for parking was horrible. They oversell parking so you do not get the $100 parking pass and have to park 3 miles away. After living here for a year, I received an email saying that I owed an high arbitrary amount and that I was late paying it. Seeing how I paid my full account balance each month, I asked the office what the problem was. They then said they made a mistake and lowered the arbitrary amount slightly less expensive arbitrary amount. I asked them why I owed this much, and they would not tell me anything other than I hadn't been paying the full amount each month. I asked them for an itemized account of my charges over the last several months so that I could compare them to what I paid. They would not give it to me but said I could see the updated balance online. I checked, and suddenly, there were charges that were not there before. My question was why these expenses if legitimate were not posted during the month they were for, and I received no answer. Why did I have a balance of $0 on October 27 and a $... balance on November 8 for charges I "should have paid" in May, June, July, August, September, and October? The office staff was rude, and I'm very happy I'm moving in a month. I rented from fall 2016 through fall 2017. ...

King Henry is in a very convenient area, but other than that I did not enjoy my stay at King Henry. The parking is awful. They charge you for a parking pass but they sell more tickets than they have spots available. So if you aren't parked by at least 9:30 PM you will not have a spot. I've been very un impressed by the lack of following up on maintenance requests. I've lived here since August and have emailed regarding the issue, spoken to the office on more than one occasion, left a note in our apartment on a day they were to be passing by for other reasons, and entered it in through the website . It's now been 4+ months since we noticed the issue and no action has been taken to resolve it. If maintenance issues were taken care of in a more emergency time manner, I would suggest King Henry to others. I rented from fall 2015 through winter 2016. ...

My neighbors are a bit noisy, and sometimes there is loud music playing outside in the parking lot late at night. Maintenance was a bit slow when we had a leak, but usually they seem to be on the ball for the other things we needed help with. They will even paint for you, if you would like to repaint small areas due to marks, old dirtiness, etc. Staff are super nice. Office has a candy bar that is always stocked with goodies ;) Many of the apartment have access to free (included) storage lockers, super useful! It's far from campus and for the apartments themselves definitely overpriced, but what it lacks in space it makes up for in great amenities, social life, and management. If you plan on driving home after 10pm on weekdays and after midnight on weekends, chances are you won't find a spot to park. I would really do research as to which apartment you want because they all are really different. Some of the older ones are pretty ghetto. Overall I'm pretty satisfied but it has it's ups and downs.
