I’ve never had to deal with a more unprofessional rental company. Between maintenance requests that never get fixed, they nixed their online payment portal so everything’s done by check which is never prompt in coming out of my accounts, to unsecured doors in their apartments and homeless that sleep in the hallways of my apartment building. I couldn’t even complain because they never answer their phone calls. Icing on the cake is talking to Taylor, asking if there’s decent parks nearby for my kid since I have never lived in Bloomington and being told that seminary park is a great place to take children. I feel like if they would have told me their apartment is next to a homeless encampment I would have looked elsewhere. Maybe that was the point tho. ...

*UPDATE*: The story continues... Hallmark reached out regarding what time would work for a move out inspection on our last day of leasing which was a Friday. I responded multiple times over the weeks with zero response letting them know that later in the afternoon would be needed because we have to actively move out on the last day of leasing (our new home's lease couldn't begin until same day). I didn't hear anything until the actual day of move out - they called and said 1PM is all they have now and any time we are in the apartment after 1PM is $100/day. I went as far as agreeing to an extra $100 so we could have the evening, yet the leasing office said it will be $100/day through MONDAY because they aren't open on the weekends (they are actually open on Saturdays).. So they expect an extra $300 because they now can't accommodate a later move-out inspection due to ignoring my emails for weeks. Rented from Hallmark for 2 years. Do not let the upgraded apartment for a reasonable price fool you into believing you'll have a good experience - their leasing office is something from a nightmare. They claimed to have "never received" my rent payment multiple times and tried to charge late fees due to the loss.. When I'd push back knowing I'd dropped off payment, they'd suddenly find my checks. They told my roommate she owed $250 for a pet deposit + a monthly fee. She dropped off the $250 & first monthly payment and brought the cat into our apartment. She received an email that the pet fee was actually going to be $750, so she owed another $500. When she refused due to how unreasonable (and against policy!) this was, they told her she needed to remove the cat from the home but the $250 was nonrefundable. Against our better judgment, we made an appointment to look into a 2 bedroom lease with Hallmark. Had to take off work to view the property, had to drive to the leasing office to sign in then drive back to the property.. just to arrive at the property for our scheduled time and no one showed. We waited over an hour. I called the leasing office to be told "I don't know what to tell you." No apology, no attempt to reschedule. I will be honest and highlight ONE wonderful experience: our fridge went out & the leasing office ignored many emails and told us it'd be a week before someone could look at it. The owner himself decided to install a new fridge on that Saturday so we wouldn't have to be without. Much appreciated! These are just a few instances of our experience with Hallmark and I've talked to many with the same - hence their score on Yelp. A nice apartment for a nice price is hard to find in Bloomington & very appealing, but I would not go through the last 2 years again if I was PAID. Stressful, unethical nightmare. We have put in request after request to get things fixed as soon as we moved into this place. Staff said that new move ins we happening and they were top priority.. which kind of hurt my feelings because we have had several issues with the apartment since we first moved in and they do nothing about it. The toilet seat they left on our toilet is really scary looking and the bathroom towel hanger falls off the wall all the time. Our heating and cooling bill is off the charts and we keep our thermostat set at 70. Got charged 200 because my husband did not put me on the lease and I (his wife) was an illegal tenant.. the staff are rude and it seems like there is always a new secretary who can not answer any of my questions I have. I feel as though this rental company was a big mistake for me and my family and I regret ever telling my husband about this place. I rented from summer 2015 through summer 2017. ...

These apartments are very nice and cozy. They are very safe and I never had any issues with maintenance. However, I found the Hallmark office staff to be snobby and passive-aggressive. The move-out experience was very stressful. I spent hours cleaning every crevice of that apartment, even pulling appliances away from the wall and scouring the floors and paying for a professional carpet cleaner. The inspector entered the apartment and took pictures of everything before I got there, and then informed me that it looked great and she would feel confident moving someone in that day if necessary. She assured me that I would not be charged for cleaning or repairs. Forty-five days later, I received a check for less than half of my refund amount and deducted $120 for cleaning and many other issues such as a light bulb and stove plates. They also charged $95 for carpet cleaning--which I had already had done and paid for. I was disappointed by the dishonesty of the Hallmark Rental company. Worst Management Company EVER! My apartment was run down when I moved in and got a whole lot worse very quickly. Hallmark did nothing about it. I called several times and spoke to several different people. It seemed as if each person I talked with just started and knew nothing. I was also unfortunate to speak with a supervisor that was rude and incompetent. She told me that she would call me back within a couple of days. A week and a half later, I had to call and yet she still knew nothing. Naturally, I was frustrated, and instead of trying to fix the issues, she became increasingly evil. I had to tour an available unit with other people even though only one unit was available, it was so uncomfortable. Then when I was told the unit was available for leasing - told to overnight my paperwork with the money for application fees - I was actually lied to because the agent didn't know that it was already being lease. So unorganized! I have made five phone calls so far to try to get my money back for the application fees and every time have been promised a return call then not received one. I still have yet to get my money back, we lost our first and second leasing options because of their delay and currently I'm out $80 for nothing! So unprofessional, and incredibly unorganized. ...

This place is completely unprofessional. My roommate and I looked at one of the places and at the viewing informed Hallmark that we had cats. We were told the place was pet friendly. We applied and paid the application fee and were told that if we were to move in we had to declaw our cats. This was never mentioned untill after we were accepted (2wks before we were supposed to move in) I informed them that it was inhumane to declaw cats and this should have been mentioned from the beginning. I asked them to refund the application fees and since the only reason we even looked at the place was because we were told it was pet friendly. I was told that a manager would have to approve it and I would be contacted the next day. Of course, I was not contacted the next day and when I called the next several days I was transferred to voicemail and no one would return my calls! ...

I have lived at Hallmark now for a month and I have found the staff to be very unprofessional and unwilling to help. I finished part of a sublease from another tenant and have already had issues with payment amounts, staff returning phone calls timely, etc. I was also told that I would have to "put in a request" in order to speak to a manager! I find the staff here to be very disrespectful. Not everyone who lives in Bloomington are college students. I would not recommend living here if you want to have a thoughtful, respectful, professional staff to deal with. ...

It might be a little cliche to leave the review with all the same ratings, but that is how good this place has been to me. The staff has been very friendly and knowledgeable and more than willing to help me with any issues that I have had. I have had a few problems with money this semester and Hallmark went out of their way to help me in any way they could and it definitely helped to ease some of my stress. Great location and unlike other apartment complexes, I have had ZERO trouble with parking. Hallmark is a MUST if you are looking for somewhere to rent!! P.S.- Ignore the rented from section, my lease is not up until summer of '12 but this sight wont allow a future date. Michael I rented from fall 11 through fall 11. ...

We have rented from Hallmark for the past year, and have had a few maintenance issues, which have always been addressed promptly and efficiently. Rachel is in charge of maintenance requests, and she is always on top of things and is a pleasure to work with. As with any rental company, there will be small annoyances like application fees and seemingly exhorbitant security deposits, but Hallmark is willing to work with their tenants respectfully, and even waived an application fee for us when circumstances deemed it fair to do so. In short, they run a tight ship and make sure things are taken care of, and are also willing to listen to their tenants and act accordingly. As a side note, the particular property where we rent (one of many managed by Hallmark) is tucked away from the heart of Bloomington, almost in Ellettsville. Not only is the property much more spacious than anything in town for similar or higher price ranges, it's also a family-friendly neighborhood that is protected from the cramped and noisy atmosphere of the rest of Bloomington. I've rented elsewhere before, and this is certainly an upgrade. I rented from summer 10 through summer 11. ...

I've rented from Hallmark for 3 years and have never had any issues. The few maintenance things I had were taken care of really fast and the people at the office are always very nice. I have rented from Hallmark Rentals in the Parkway apartments since July of 2010. When I originally rented the apartment there was a problem with the door which was corrected immediately. As of November 2010, I have found the apartment I am in has a mold problem, I contacted the apartment manager who sent the maintenance technician to the apartment and was instructed by him to wipe down the ledges in the bathroom and the living room. After doing this the ledges around the windows continued to build mold. I again contacted the manager and after coming out to the apartment for an inspection we found that the heating in the apartment and the steam buildup in the bathroom were the culprits. The apartment has since been repainted with mold resistant paint, the temperature on the furnace has been regulated and the apartment manager has spoken to the owners regarding venting the bathroom to release the steam which would circumvent the mold problem there. If you are considering renting from Hallmark Rentals in Bloomington, I'm warning you not to do it. They will steal your money. Before signing a lease with them, I beg you to please check out this link to IU's Office of Student Legal Services - http://www.indiana.edu/~sls/landlord_tenant.html#25 - and read the section on 'Lease Clauses to Look Out For'. I wish I would have. Woud've saved me my $500 security deposit. EVERY single clause on the list was in my Hallmark lease. I was left with no legal recourse.
