This is a terrible management company. Don't let them fool you with reasonable sounding monthly rent. My house had slanting floors in nearly every room a.k.a. the house is falling into the ground, walls, floors, and ceilings are all caving in. The staff at their brand new all brick office is extremely rude, un-informed, and very unhelpful. We had someone break in a window while we were out and it took one of our parents calling and screaming at them and a week for them to come out and fix the window. After this they tried charging us for the repairs until we finally were told to bring in a police report. House was full of mold which they also tried making us pay for claiming we weren't using the fans in our bathrooms. During our walk through they wrote every little dent and ding down. They also claimed one of the bedrooms smelled like "a pet". We never had a single pet in the house. None of us lived there over the summer and we came to move out to find hobos living on our front porch because Hallmark hadn't checked on it. We called the police and while we waited called Hallmark to inform them, they never called back and the move out inspector had no idea this had occured. Many, many problems with the property. Hallmark is an embarrassing excuse for a professional rental company. The employees are beyond rude, unorganized, incompetent and condescending. After we had already resigned a lease for our second year, they called stating that they would be showing our apartment to potential renters. Umm... no? We still live here. Get it together! Our door lock was not working, and after multiple phone calls over several weeks, it was still not fixed until over a month later. That's my safety they're messing with! Their "newest edition" - Forest Ridge Apartments are so cheaply built, super shoddy construction - our countertops were not attached and would fall off the counter; the towel rack fell off the wall - not attached to a stud; the windows do not close all the way, creating drafts in the winter; and the carpet was never nailed down to a tack strip. We got charged for ALL this upon moving out. They build as cheaply as possible, then charge you for their crappy construction! It makes me sick to think about them. I'm begging you to stay away! I hope I have saved one person from the hassle that is Hallmark Rentals! I rented from fall '07 through fall '09. ...

My wife an I moved into a 1 bedroom apartment with den for what I considered to be high in rent, but went with it any way. During the move in inspection the woman stated that they painted the walls, but you could only see fresh paint in spots where hole from hanging pictures were patched. The woman went through the entire apartment in about 3 minutes not giving us time to point out flaws in this cheaply constructed apartment. 1 week after we moved in the towel rack in the bathroom fell off the wall on it's own, the washing machine wouldn't stop cycling, and the dishwasher runs like a dump truck driving through bomb factory. We received a notice in the mail about having 2 large dogs in our apartment (we do not, nor have we ever). They stated that someone complained about the dogs, so instead of investigating they wrote us a letter stating that we owed $200 per dog and that we had to pay it or it would go to collections. Only after my wife went in to the office and chewed the girl out behind the counter did the decide to look into it. Hallmark is a scam. They build apartments cheaply so that when something does go wrong they can charge you for it. They won't fix it after you leave, then charge the next tenant for the same issues. My wife and I decided to purchase a house as our mortgage is roughly the cost of our rent. I suggest you do the same if you have the means. I rented from fall '07 through summer '09. ...

The management is very unfriendly and very rude everytime my roommates and I have to deal with them. I honestly have not come across a friendly employee at Hallmark rentals, and they seem to find ways to charge us for extra money just about every month. I would not recomend renting with them, it will be a miserable year. ...

They charged me almost 200 dollars to 'clean' my tiny spotless apartment. The cleaning company they claimed to use had no record of ever cleaning the apartment, or receiving payment, or any exchange or services. I had to file a dispute over back charges which were mailed to the wrong address. They even told me they received some of the notices back at their offices, but neglected to contact me about it with the e-mail address or phone number they were provided. They ended up calling my MOM (i'm NOT a student, I'm 27), and then sent me a letter postmarked the day before the due date saying I owe them more money, and they were turning me over to collections!!! I wish I still lived there just so I could tell others NOT to rent from this company! I rented from winter '07 through fall '09. ...

This is an absolutely atrocious management company. I'm a responsible professional and did not appreciate my ceiling caving in and dripping water on my belongings for at least six weeks. The response time for maintenance was incredibly long, and the company charged us hundreds of dollars above our deposit for routine paint and a cleaning charge (when we had left the place spotless). Many people complain when they are charged for damaging a place. I did not damage the house on 7th street, and I respectfully lived there. The management is the absolute worst. They are very disrespectful and only care about making money. They will try and take all of your deposit even if the place is clean. Clearly they do not worry about trying to get repeat renters because I wouldn't recommend them to anyone. The person who did the move out inspection was 30 minutes late. Our neighbors basement flooded and it took them weeks to replace the carpet, forcing the person who lived down there no bedroom, yet they refused to give a discount for taking so long. The place wasn't the nicest...but we loved it. Until part of the ceiling fell in and was not fixed it until we moved out. This was only after the Bloomington Home Inspectors MADE them repair the house. Even our shower and broken windows were fixed after we MOVED OUT even though we had called them about it. As it turns out, they just overcharged us on our security deposit to make up for it. If you are going to rent from Hallmark..take photos of the entire place with the date! Do not trust their check outs! Take pictures or they will charge you for things that were already there when you moved in and never improve the house before the next people move in! The management at Hallmark Rentals is not only unprofessional and at times rude, but also participate in unfair business practices. I lived in an apartment for over four years. In order to move into a newer unit, they charged another application fee and ran a credit check when I was still a currently a tenant. They made an appointment to show me a unit and called me 10 minutes before the appointment to tell me they had someone else sign a lease on it earlier that morning. They did not show up for the next appointment to show an apartment, and upon moving out, were 10 minutes late for the move-out inspection. At one point during my third year of the lease, I called about mold/mildew on the windows and they blamed it on the fact that it was a wooded area. It was hazardous to myself and my pet and they would not clean it. The day I moved in my first apartment, the apartment was not finished, and there were maintenance workers still working during the inspection. My key to the apart ment did not work, nor did the sliding door lock properly. They still charged rent for that day even though it was not safe and my key did not work. During the week when students were moving out, management walked into my apartment on 3 separate occasions without knocking and were confused as to why I still lived there. I had gone to great lengths to extend my lease for ONE extra week so as not to be homeless for one week in between leases. Apparently this was too difficult for them to communicate to eachother and to understand. I had received phone calls stating I hadn't scheduled my move out inspection when in fact I had. When they realized their mistake, they blamed it on the fact that the office manager was no longer with the company. Not my problem! Figure out how to run your business! The power was out in the office for 2-3 days and they were unable to pull out the paper copy of my new lease to inform me of the pro-rated amount of rent due. They are always confused and seem rather incompetent at times. To top everything off, they kept almost every cent of my LARGE deposit to replace carpeting that was not installed properly in the first place. After living in an apartment for four years, some things are not going to be brand new anymore, but to take my hard-earned money to replace carpeting and clean what had already been cleaned is unacceptable to me. I am not a student. I deserve to be treated in a fair and respectful manner as does everyone else who leases a property. I WILL be taking legal action against Hallmark Rentals. I will also ensure that the hundreds of people I come in contact with in this community on a daily basis know not to do business with Hallmark Rentals. I rented from fall '05 through summer '09. ...

I had no problems wih Hallmark when I first moved into my apartment. I even resigned for another year. Then, with no warning, they built another apt building across from ours and only added 6 parking spots. Me and my boyfriend (who share a 1 bedroom) were never told that we could only have one car - even when we had to fill out on both leases the make and model (of our TWO cars). After consulting the lease, there is nothing in it that states only one car per apartment and obviously they didn't have a problem with it when we signed our lease and gave them our money. They never informed until months after we resigned our lease that we could not have our second car. They suddenly issued parking passes and threatened to tow any car without one including our neighbor'police car (since this is his second vehicle). When we tried to confront the management about the problem, they were extremely rude and caused a scene in the lobby of the buidling. Now, my boyfriend has to park in a different lot about a quarter of a mile away and walk down an overgrown sidewalk that forces him to walk into the road. They also had no solution when asked about winter weather as far as shoveling and salting this sidewalk when the weather gets bad. I was so disappointed and disrespected by management that I almost threatened to end the lease, but they informed me that they do not allow tenants to break leases - they can only sublet. The place we rented was amazing. However it was the management that made the place horrible. The manager is extremely rude, and the staff is always confused. Every time I go in the office, there is always someone different. The house we rented had items from the previous tenants. These items were not removed until 3 months after complaining about it. During the move-in inspection, we could not move in that day because they decided to put in new carpet the exact day and time. We had to wait the next day to move everything in. They say they allow pets, but they really don't. It's a way to con students into owing more money. They told us it was ok to have our cats and that they were willing to work out an agreement for the pet policy. Afterwards, they tried getting us to pay over $1000 per cat non-refundable to cover the carpet (which has not been ruined). There were also lots of damages and mold throughout the house. We had sent in multiple complaints and pictures, and even talked to the Student Legal Services about how bad and hazardous it was. We had to contact the Housing and Neighborhood Development to schedule an inspection. The day before the inspection, Hallmark fixed everything in one day. However, they still managed to miss some obvious mold, so they were required by HAND to have it fixed immediately or else we could move out. They waiting until the last day to do it. The maintenance was a hassle. The guys were creepy and they stuck around way too long. They even parked behind my car so I was late to work (almost fired). After commenting multiple times about how I had to leave, the maintenance kept saying "it'll be 15 minutes." It ended up being over an hour. We also had our house broken into twice. Hallmark was told to fix the broken door immediately and to fix the doggy door (how the guy got in) by the Bloomington Police. It took them over two weeks to fix the broken door. However, it doesn't lock well. They still haven't fixed the doggy door and it has been over 2 months. We had to nail a board to the door. I'm afraid we are going to get charged (which I will get the police report to support my case). I have not heard any good reports from others who have gone through Hallmark. As a student, I would refrain from them. They try very hard to rip students off because it is easy. And also, get the Student Legal Services involved. They are free and they know of Hallmark's negligence and lack of understanding. ...
