I have had problems with Maryland Courts since I moved in. My lease started June 1st, 2007. When I arrived on June 1st, hoping to move it, I found the apartment in shambles. It looked as though workers has started multiple projects and then just quit. I fought with Ogden(who owned the building at the time) for weeks and finally got to move in on June 28th. Things have only gotten worse since then. This winter, the building was bought by Schulhof and then started doing "improvements." The first thing they did was completely tear apart our entry and hallways, and then moved on to something else. Our hall/entry looks like a crack house. They are currently gutting the apartment above mine(which we were never notified of) and constantly blare music and generally distrupt us at all hours. Yesterday, the workers threw rubble out of the 3rd floor window into the courtyard. It was incredibly loud and distracting and went on for hours. They have turned out water off multiple times without telling us. Sometimes they will even shove a 12 hour notice under our door after they've turned off the water. They date it from the day before and then try to tell us that we must have not seen the notice. Nice try. The other week, there was a break in because the workers tied the entry door open. Not only is it completely disrespectful, it is dangerous! All Schulhof said when he found out was that he is "happy no one was hurt." How about increasing security? The bottom line is that living here would be a mistake. I understand that low rent is tempting, but they are increasing it for next year(because of all of the "improvements") so it is completely not worth it now. Keep looking!! I have lived at Maryland Courts for over two years now. I like the location, and I've always felt safe... until recently. The apartments have recently changed owners, and is now under Schulhof Property Management. Schulhof has been working on improvements to the apartments that have caused a huge disruption in my life through the entire second semester. I wake up early almost every morning to the sound of saws and hammers banging. This has been going on for months. The maintenance men are rude and inconsiderate-- they park their vehicles behind cars in the parking lot so you are unable to get out of your spot. Recently, they have left our locked entrance ways propped open, and there have been incidents of break-ins. I have not noticed any progress in their work- Our entryway has been completed stripped down for over 2 months. When I returned from a month long Christmas break, we found our kitchen sink full of thick murky water-- the water had backed up into our kitchen and was all over the floor. When we returned from spring break a pipe had burst in one of the bedrooms-- it has dirty water spots down the length of the wall, and there are water bubbles in the wall of the bathroom. We called Schulhof to report the problem and we were assured it would be taken care of-- It has been over 3 weeks, and we have yet to hear anything about the status of our repairs. The water was off for several days in the past few weeks, and when it comes back on we have no water pressure in our sinks. It barely trickles out. When we complain, Schulhof tells us to be patient and it will go back to normal. That has not been the case. Dan, the property manager, has been great through everything. He always returns our phone calls, is extremely understanding and nice, and really works for the tenants to try and help them with their problems-- he has little success, but its not for lack of effort. Overall our apartment was in fair condition when we moved in. We knew what we were paying and didn't expect a lot. We have been mostly happy until recently. The lack of concern for the tenants is terrible and I would strongly urge broadening your search. With Maryland Courts raising its rent for the 08-09 school year, I would urge you to reconsider living here- it's probably not worth it. I rented from fall '06 through spring '08. ...

I myself would be skeptical of reading a review of such low ratings, thinking that this person just had a bad experience, but I can assure you this is not the case. I am in the last month of my lease here at Maryland Courts, and i cannot wait to move out. Our apartment clearly had issues when we moved in, issues that we were assured would be fixed by the end of the summer. To our dismay, we have now live in an apartment that has no grounded power outlets, mice infested walls, drafty windows, water frequently shut off, and a bathroom sink that takes hours to drain. I myself, as well as others in our building have tried every measure possible to get our landlord, Schulhof Property Management to make our conditions more livable, but they realize they are dealing with college students so they can ignore our requests without having to worry about legal implications. While I will say the property manager is awesome, (Dan tries everything in his power to get things done for us), he too is rarely able to get results for his tenants. In the last week there have been two break-ins due to maintenance workers not locking doors, creating very unsafe conditions for the tenants. While Schulhof is remodeling some of the apartments, they have made the conditions miserable for those of us living there now. Six days a week we are awaken by drilling, hammering and crashing, and then to find out our water is off until that evening. When this was brought up to the owner, his reply was, I'm sorry theres nothing I can do. If you are looking into this property near the Marquette campus, I would have severe reservations about this property or any Schulhof property for that matter. Your need will be ignored and you will be in for a miserable tenancy. Please feel free to ask any questions you may have, I am willing to help in any way possible!
