If I could give The Mills less than 1 star, I would. Both the manager and regional manager are rude, unprofessional, and lack follow through. Read all the negative reviews on Yelp from real residents. I rented from fall 2019 through summer 2020.

I am writing this from the perspective of a college student, who make up the majority of tenants in The Mill Apartments. In the past months I have grown more and more concerned about The Mill Apartments, an apartment complex about five minutes away from campus, and I would like to express my concerns to all of you when considering where to live. Though this seems to be cheap housing, the current management is out to do nothing but make a profit off of its residents, and has too many problems to be โ€œstress-freeโ€ย as they say on their website. Online they claim, โ€œWe take care of our residents by making the student off-campus housing experience problem freeโ€ย, but my experience (and many of my friends who are current and past residents) was the exact opposite. To begin, when I moved into The Mill at the beginning of my lease in 2016, my sophomore year, I noticed in under 30 minutes of being in the apartment that my carpet was infested with fleas. It took three separate bombings weeks apart to finally get rid of them for good. Other problems have popped up more recently among The Mill when current residents moved in. These include new furniture that had been installed was not completely assembled/ ready for residents (plastic wrap from assembly was not removed, many reports of tables falling apart and could not be used), trash remains outside in the breezeways of the apartments from the new furniture, outlet faces missing from the walls (which is a serious fire hazard), light bulbs being burned out, window blinds broken, filth and mold in kitchen/ bathroom areas, and many more. These are serious problems that need to be solved and fixed before new residents move in. The Mill sets aside two weeks between leases where maintenance checks and fixes are supposed to be completed, and yet all of these issues still existed. Maintenance request take an eternity to be completed due to their lack of staffing, and then when residents complain about the timeliness of these repairs, The Mill uses this as an excuse. Other major problems that many people, including myself, have experienced are plumbing and the washer/ dryer. My dryer would not dry clothes and the timer would not cut off, causing the machine to run for hours while at school, which again is the potential fire hazard. Other people have noted how dryers have literally burned their clothing and bedding. Halfway through my lease, I had plumbing issues where a pipe was frozen over and busted, leaving a large patch of carpet soaked for weeks. This did not occur during winter months, but during the spring when pipes should not have any risk of freezing. This process took months to finally be resolved, but the water damage was obvious on the walls and carpet, neither of which were replaced in my time in the apartment. The management, however, is overall extremely uncooperative, especially on this topic, and quick to blame resident error, more so due to the fact that many of these residents are college students. Another small note regarding all of the trash being left out in the breezeways between apartments, The Mill has enacted new orders stating that if trash of any kind is found in the breezeway, each apartment on the floor of that building will be charged $200 (a total of $800), regardless of who the trash belongs too. This is just one of the small ways that I have found The Mill has been trying to make money off of their tenants. Another is that if they find that the ice machine in the freezer is blocked from anything else in the fridge after receiving a complaint that it is broken, they will charge the apartment around $50. I understand the frustration of receiving false-complaints, but monetary penalties should not be a solution. Even after moving out of The Mill, I received a $25 bill for broken shelves in my fridge, which was also sent to all of my roommates. Though the total is $100 (more than enough to fix shelves), I would understand if we were responsible; however, the shelves were broken when I moved in one year earlier. They should have been fixed because we were new tenants, and they were notified. I also took note of the shelves on paperwork regarding the apartment upon move-in, which The Mill has in their possession. I brought this note to the management and refused to pay, but if I had not of payed close attention, they would have made some quick money off of a college student. Don't worry, though, if you still decide you want to live in The Mill Apartments, I want to offer you a piece of advice- or, more-so, raise awareness of a fact. If you are considering visiting the Mill to see what these apartments look like in person (which I highly suggest because the one online and even the office are much nicer than actual apartments that are rented out), or even to sign your lease/ do paperwork, DO NOT DRIVE TO THE MILL. You absolutely CANNOT park anywhere in The Mill without being in danger of getting towed. There are spots labelled โ€œGUESTโ€ย, but do not be fooled, these are permit required as well, even though they are not sufficiently marked. This is a new rule in the Mill, enacted by the new management, and has caused many people to get towed. I was visiting current residents and they informed me of the rule. I took the pass downstairs after 30 minutes of being in the apartment and my car was gone, towed from a guest spot. For more context, it was also nighttime and dark outside, and there aren't proper signs to enforce this. I had to pay $140 dollars out of pocket, with no sympathy from the management. I brought up issues to Virginia, the landlord of the Mill, and she responded by being extremely rude and insensitive. This has not been a one-time occurrence either, but repeatedly has been a problem. Guests have also been towed from regular spots even with a guest pass. There is no place for anyone to park for free, even to visit the office, or to get the pass for that matter. She said that the resident must bring down the pass to you before parking. The kicker for all of this, however, is the environment that The Mill currently is in, and the fact that they are not making any effort to change. Around one of the buildings in particular, there has been a middle-aged man harassing women, specifically female college students. The police have been called multiple times because of concerns and reports about this man, but nothing has been done regarding law-enforcement. The Mill also has received word of this problem, and yet they chose to do absolutely nothing. The management said to, โ€œWalk with a buddyโ€ย, rather than take any sort of action regarding the safety of their tenants. Many may think this isn't a large problem, but it is actually endangering the physical and emotional well-being of everyone in the complex. This, of course, isn't taking into consideration that my friend does not feel safe leaving her apartment to bring a parking pass to me at night. Some may say that you โ€œpay for what you getโ€ย, but there are much better options for off-campus housing than The Mill, many of which are cheaper. I rented from fall 2016 through summer 2017. ...

good parking, little else. the mill is so far away from everything... the only place is farther is pheasant run. at least they have nice townhomes though. party life here is non-existant, so this is a place to be if you like to study a lot, and appreciate peace and quiet. socially, the mill is lacking. apartments are a tad on the old side, but no worse than commons or hunters ridge. I rented from fall '04 through spring '05. ...
