Back in late 2015, while preparing to sign my daughter's lease for the next school year, I did pull up several websites to check out the online reviews. While there were several negative reviews posted - a few that I felt bad for the person's experience - they didn't change our rental decision. Having attended JMU myself (many years ago), my main decision priority was location proximity to campus for my daughter. Also, the number of negative reviews was a very small percentage related to the overall number of units/tenants in the development and the number of years that they have been in business. It is now 2019. My oldest daughter graduated in May 2019, and my daughter who is going to be a senior at JMU has been renting the same townhouse since last school year. I am posting this review, because there is always two sides to a story, and our experience has been very positive over the past 3 years. Does the management office always quickly respond to a request (the next day)? No, not always. Do you have to send a follow up message regarding your request? Yes, sometimes. Do requests get resolved in a day or two? Depends if a minor/major issue, and time of year. For example, this past fall, water appeared on floor in the laundry room, but the washer had not been used. The management office immediately responded to our urgent service request, and immediately sent one of their in-house maintenance employees to do a quick diagnosis. Shortly after, the management office called and confirmed that a plumber was scheduled for 8AM next morning, and asked if that time worked for us. Then, in December put in a service request for a cabinet door repair, minor faucet leak and front door weather stripping repair. Took a few days to get a reply, and they asked if ok to complete the work over holiday break which was acceptable and least disruptive. When we started renting there 3 years ago my impression was that they were understaffed, and the owner (Mohammad) was involved in way too many trivial tasks. They have hired several people in their management office support staff over the past 1.5 years which has and should continue to improve the overall experience of the tenants (and, their parents). I have found Mohammad very open to making himself available to discuss appropriate issues that warrant his attention, and he has always worked to find an acceptable resolution for reasonable requests. My recommendation to current or prospective tenants is no different than I suggest to my children regarding school when I tell them to NOT just show up to class – get to know your teacher and them to know you. So, I suggest that you swing by the management office and introduce yourself. Ask the support staff what is best for them in the process if you (the tenant) need their help with an issue! People inherently like to help people if they at least have met you. I rented from summer 2015 through summer 2019. ...

None of you will see your security deposit back - no matter how clean you leave the place! The owners are criminals. They will bill you without an invoice. Stay away! I rented from fall 2017 through summer 2018.

The slum lord owner, Mohammad Aslam, and his son, Imran, prey on vulnerable and desperate JMU college students, year in and year out. Most of his rental properties are in total disrepair, many being mold and pest infested, and should be condemned by the city and local county health and property inspectors. He owns over a hundred local residential units, generates a ton of rental income, is very well off, yet he is too greedy, cheap, and lazy to do the right thing for his tenants, who are subjected daily to very shoddy and unhygienic living conditions. Despite his tenants recurring repair requests, NOTHING EVER GETS DONE. Word to the wise: stay away from this criminal landlord and his rental units, no matter what. His lower rent prices are just NOT worth it. Glad I got the hell out of his disgusting, ---- hole! I rented from winter 2016 through spring 2016. ...
