I lived here for fall semester of 2019. It's perfectly clean and there's plenty of space! It's also in a great location, especially if you don't have a car like me. It's like a 2 minute walk to UVX and probably 30 seconds to the 831 bus. Melia is very kind and good to work with. Really my only problem with the place is I think it's a little overpriced, considering it was built in the early 2000's. But if you're willing to pay $500ish per month, then this could be a good option! I also felt like the ward was maybe a little clique-y (I lived in building B), but overall I think it's a good place to live. I rented from fall 2019 through fall 2019. ...

I lived here for two years. It had decent pool/hot tub, but once the pool closes for the winter it takes a loooong time for it to open up again. Parking is great and there's underground parking available. But, beware, they have people checking the parking lot for anyone without a ticket constantly. They are extremely picky about parking. The apartments themselves are very nice. Great quality. Everything other than the dishwasher/disposal is in good shape. The dishwasher is just super super cheap so it flooded every now and then. You have your own washer and dryer, which is awesome. Furniture is ok in quality. Worn, but good. Huge closet and private rooms. Now for the negatives...the cleaning checks are ridiculously hard. They will check every single little thing. Try to be there in person if you can when they check so you can argue if something is "bad". The management has favorites within the complex and treat them much better during cleaning checks so try not to be on their bad side. The apartment is very greedy and will try to get any cent from you that they can, so just be aware of that. It is also getting more expensive now. It being right next to UVU and a Walmart is awesome, but the price is getting a bit steep and management/cleaning checks are a struggle. Other than that, it is good quality, good location, safe/secure, and just nice in general. Not a whole lot going socially, though, so if you're looking for a party don't come here. Terrible place to live. Management is the worst I have ever seen. Nickel and dime you for dust on doors and dirty foil. Maintenance guy leaves the door to your apartment open or unlocked so anyone could walk in. My rent kept raising up and no updates were made to make it worth it. Car was broken into and they did nothing but when a guy's bike is stolen they call the police and look at the security tapes. I rented from spring 2016 through fall 2017. ...

The owners and managers of Ventana are deeply dishonest and unbelievably greedy. I urge anyone looking for an apartment to keep looking. These people fine tenants (college students no less) for the smallest issues, real or not. I was charged $300.00 for the carpet in my bedroom. It was old, disgusting, and stained although I was only there a few months. Unless I had washed filthy pets on this carpet, I could not have gotten it as dirty as it was when I left. The owners and management are unscrupulous. Please think before you rent from these greedy rental barons. I rented from spring 2016 through fall 2016. ...

Ventana is close too UVU and every apartment has a washer/dryer, dish washer, cable hook ups, wifi (if your bring your own router), a pool, etc. HOWEVER, the apartment was filthy when I moved in. I was required to clean it or I would get fined. My dishwasher didn't even work when I moved in. I lived on the third floor, but our entire apartment was infested with ants. My dryer broke after a month of living there and it took them about a month to get the part to fix it in and even now the dial isn't lined up correctly. A month or so later, one of the bathroom ceilings had so much water damage that it practically caved in and water was pouring out. The wifi can be spotty. Most of the windows are not installed properly so they never close all the way. You can hear everything and it gets really cold in the fall and winter. Maintenance can come and go as they please in your apartment, whether you are notified or not. The office staff is very unhelpful, rude, not available often, and only want your money. They try to fine you for anything and everything they can. Make sure you take pictures so they can't try to blame you. I'm very disappointed with my experience at Ventana. If I ever return to Orem, I will not be living here. I rented from fall 2015 through summer 2016. ...

Great apartment,very clean, but perhaps because the cleaning checks are very demanding and they find even the most minute detail to charge against your deposit. Parking lot is often icy in the winter. The pool and exercise center are nice bonuses, and the clubhouse is nicely furnished. If you rent here, get a new tenant walk-in inspection form signed by the manager, and a check-out inspection as well--otherwise, you will be charged for missing/damaged items and other cleaning charges are taken out of your deposit--this has happened to more than just a few. Often propery management companies will write down charges against a tenant, hoping that the tenant will not dispute it or be happy with a half-the-amount reduction, even if the charges were unwarranted. Ventana Student Housing seems to be playing this game, so if you like a nice apartment, are on scholarship for it, and work hard as a UVU student, be prepared to have Brad Hixsom, owner and the property managers of Ventana Student Housing find ways to keep young college students' deposit at the end of the year. Terrible place to live. Tried to prepay my rent then I was threatened with eviction. You will never see your cleaning deposit because get this, it depreciates. They will boot and tow residents by accident occasionally, and they have virtually no visitor parking. The staff are terrible and have little idea what they are doing. Maintenance is terrible. The housing itself is extremely over priced. They do their best to have the pool and hot tub facilities opened for as little time as possible during the year. They do not provide a shuttle from the complex to UVU. If you plan to make that trip you better buy yourself a bus pass or get some new walking shoes. I rented from fall 10 through summer 11. ...

The apartments were really nice (though it did help that my roommates were very clean) and easy to keep up. I was on scholarship so my rent was lower than other people who lived there. My only real complaint is that upon moving out, it took management quite a long time to send me my deposit check, and it was drastically less than I expected. I went back to the office to find out why, and there were two fines that they issued me. I understood the reason for the fines, but they were quite excessive- at least double or triple the price they would have been elsewhere. I found out similar things had happened to others at the complex- massive fines for small things and no negotiation. There is usually enough parking at Ventana for residents, but there was basically no parking for visitors, and UPE towed cars several times throughout the day. In general, though, I would recommend this complex if you want a nice place to live that is close to UVU campus. I rented from fall '08 through spring 10. ...

Reading these previous comments makes me think that they must have taken drastic measures to correct these problems since then, because I never saw any of these things happening. I loved living there! The bedrooms are really big, and so is the rest of the place. There are 4 rooms per apartment. All private. There are 2 bathrooms per apartment, and 2 large vanity spaces per bathroom (everyone has their own sink). It's way close to UVU. I walked when the weather was good. Parking was great. There were ALWAYS spaces underground; so my car stayed nice and cool when it was scorching outside, and it was protected from the snow when that came. Everything was so quite all the time, it was like nobody else even lived there...unless you were out by the pool or something. We passed cleaning checks easily, and there were only 2 during the 6 months I spent there. When I got there everything was clean and new looking. The kitchens are really nice, and big too. Lots of storage. I loved Ventana. I rented from summer 11 through fall 11. ...

this place is absolutely horrible.... never move here! they are a bunch of penny pinchers. they rob you in anyway they possibly can. you fail almost every cleaning check resulting in 15 dollar fine and on top of that have to pay 25 dollars an hour for a professional service to come clean. If you do anything slightly wrong you are evicted!! and must pay your years worth of rent up front right then and there. there description of the place is totally in accurate. there gym consists of an a maybe two pieces of equipment that are broke! Cars get broke into all the time and they don't do anything about it. you get treated like an alien by everyone including staff if you are not mormon. ...

A few years back they were having trouble filling the place to capacity, so they rented a few rooms out to married couples. My wife and I arrived in the apartment to find the carpets and floor dirty, the freezer and a few drawers filled with food and garbage, and a toilet that had poop in it and needed to be flushed. Disgusting. The hot and cold water hoses for the washer were reversed, which resulted in us washing "cold water only" clothing in hot water, which shrunk some clothes. After we moved in we had someone just walk into our apartment, saw us, and then quickly left. I think there was someone using our place as a spare apartment or something. Wonderful. The people above us were morons and would have parties until 3am on weekdays. When we complained to management, they were apathetic and did nothing. When we moved, we waited a month and a half to receive our deposit back. When we didn't receive it and called them, they offered to cancel the original check and send a replacement. We said that would be fine. Surprise!! They charged us a $50 fee for it and deducted it from the refund. I rented from summer '06 through summer '07. ...

This place was my absolute favorite student housing, EVER! The ward was amazing! The name tag thing was only for a little while until everyone knew you. The price was fair for everything you got. You have a private room, a huge living room, tons of storage in the kitchen, a storage closet in both hallways, and a washer/dryer! Tons of sunlight! Parking was always available. Underground parking for the winter and you always had a spot! The pool was never too crowded. The cleaning checks were tougher than other places, but worth it because then you know your place is clean! It does kinda suck that you have to pay deposit and first/last months rent up front, and have a co-signer. However, I didn't have a problem with getting my deposit back. They gave back every dime, and with no hassle! If you choose to you can get a discount on your rent by going to any church leader, and agree to live by certain standards. I had my car broken into and I had at least 15 people I knew get broken into. You have to pay 15 to have a friend stay the night- that's a little extreme. I was fined for having garbage left in the hallway, I fought it and they took it off, but this NEVER HAPPENED. They randomly fine you... Apartments are nice enough, but I was on scholarship. If I had to pay full, I would never do it. Parking was terrible- they never de-iced during the winter. Very loud place to live, with a rude fix it man. Any thing that we ever had break was fixed in a timely manner. Follow the contract rules and everything is fine, the cleaning checks are very harsh. But it was a wonderful place to live. I rented from fall '05 through summer '06.
