I lived at University Gateway from August 2022 to August 2023. I stayed because of its convenient distance to my school building on UVU campus, and for no other reason. Company advertised clean rooms and pool access to tenants, neither of which claims were ever enforced or delivered. The excuse for the pool was that they needed an inspector to come and okay it for complex/tenant use, but I have seen "friends of the management" in the pool with their children while general tenants are not allowed to use it, despite it being advertised as being available to new, incoming tenants. Clean apartments and rooms are not prioritized either, as there have been several reports of bugs, rodents, dirt, unkempt rooms, and other such claims. While the company provides walk-throughs and tours for new tenants and allows them the ability to say yes or no to living in the spaces or rooms offered, what is shown in online advertising is "done-up" and blatantly false advertising for the living conditions actually being offered to tenants. Floors in supply closets can have active water problems and erosion, as well as ceilings in bathrooms having common black mold issues. In addition, the entire complex has been caused to suffer the consequences of a few pertaining to "chopped-down" laundry room hours, despite cameras being present in this location and potential culprits being actively filmed. False, staff-posted reviews on Google have been reported as well, to say nothing of whether or not this is supposed to be student housing only; full families with young children, criminals, and people who are clearly not students are housed here. The grounds are regularly covered in dog waste, the parking lot is in regular disrepair, booting of cars is common (guests are not encouraged), and it is overall a poor idea to keep a business like this going in its current state with its current management. ...

University Gateway. Make sure that you take a look at it in another avenue than just through UVU Housing; here, you see what people really think and how it's really portrayed, unlike the facade they portray there. Before I "go off," the reason I didn't leave is because it was close, conveniently so, to campus, and especially to the Keller Building, where I did most of my MBA work. It gets credit for its closeness to campus, but that's about it. Despite holding regular clean checks every [other] month or so, they allow for the general living conditions to degrade. Be prepared to submit SEVERAL work orders to get things fixed, and maybe SEVERAL MORE for the same issues. In my case, a water issue from the floor above us caused a hole to open up in the bathroom ceiling, and it took no less than FIVE work orders for the maintenance people to fix it properly. Did you assume this was student housing? Oh, no. No, the management at this place allows for older individuals and their own staff to stay on-site, which isn't a problem itself. No, the problem arises when the people above you (friends of the manager or maintenance) have like half a dozen kids who stomp around, cry, scream, or otherwise cause a ton of noise. "Quiet hours" are 10 PM - 7 AM, so as long as they're not making noise within those hours, management won't do jack to help address the problem. That's also to say nothing of the dog these people had locked in their home when they both worked, which would cry and whine all day long. This latter problem got worked out, but it took a while. Management is also generally apathetic. Yes, I'm aware that it's difficult to run an apartment complex and that the job comes with its fair share of issues, but if you look at the whole "manager vs. leader" concept, these people are unexceptional and do not care. They are bosses, not leaders. New management, even a new property management company (current: Nelson Partners) would benefit this place; new eyes and perspectives are needed BADLY. Also, don't plan on having a pool at your disposal. Yes, the complex has one, and no, it hasn't been usable for nigh unto a year. Saw some friends of management in there the other day though...(see images below) They also punished the whole complex for laundry room hours due to the "sins of a few." (see image below) In conclusion, if you want your living situation to not be a problem, don't live here. If you just want to worry about schoolwork and relationships only, don't live here. Living here gives you a whole slew of new problems to deal with. Again, I only stayed because of all my stuff and the convenience factor. I wouldn't recommend this place to anyone. Do your research on places around here before you pay for anything. Look into the Green, into Wolverine Crossing, into other places around here. A good deal would be about $400-500 a month, give or take. Management, if you read this, shape yourselves and this place up. If you see this and don't like it, tough. If I see it get deleted, I'll put it back as many times as it takes. If you take action against me, I'll take action against you. Let the games begin. :) ...

they changed the name and management so i thought it would be an improvement. biggest mistake of my life. the apartments are still ghetto, and if you ask the management for help with anything, they're too busy trying to cheat the tenants out of money. the internet doesn't work, the laundromat doesn't work, the air conditioning doesn't work. they randomly boot cars even with parking passes, they have all kinds of fines and hidden fees. i could type a full essay on how bad this place sucks and it still wouldn't quite cut it. don't make the same mistake as me by moving here I rented from summer 10 through summer 11. ...

Worst place to live EVER!! I moved in and none of the appliances worked in our apartment. It took a month to get them fixed. Management doesn't listen to complaints or even try to help. Our water heater broke flooding our entire apartment 2 weeks after moving in, and they tried to fine us for it breaking!! Again they did nothing and we lived in a filthy, smelly apartment until a few months later they finally replaced the carpet. They do whatever they can to cheat more money out of you whether it be your deposit, cleaning inspections or blaming you for their old useless appliances breaking. The area always smells like sewage and the apartments do not look much better! I would not suggest College Terrace to any one! Dont be fooled my the cheap price. I would never suggest living at College Terrace. The first day I moved in, there were dishes flooding out of the sink, dripping some gross goo, and there were a bag of potatoes that had been in a cupboard for at least 6 months, stinking up the entire apartment. In the month that I lived there, management never listened to our complaints, the internet did not work, and our entire apartment flooded with sewer water. To fix this, they put a giant fan in the apartment and told us to keep it going day and night. They did nothing for a week after this and I had to go remind them that my carpet was still soaking after a week. The only way they took care of it was for me to go to a lawyer. After I spoke to them about my meeting with a lawyer and giving them her name, they listened and let me and all my roommates out of our contracts, promising to refund the 2 weeks we spent staying with others to get out of our drenched-sewer stenched apartment. They didnt refund, saying they never said they would. Until I showed them proof with an email, they refused to refund any of my money. DO NOT RENT HERE!!! Trust me. I’ve lived here for two years now and have seen management change hands twice. Don’t rent here. They’ll rip you off!! Three months ago all of our previous management got fired and replaced with an all new team of management. The management from before wasn’t great, but at least they left us alone. The new management is completely clueless! In their first month they did cleaning checks, everybody failed no matter what and was threatened with a 200 dollar fine if they failed the re-inspection. Management never came by for a re-inspection. My roommates and I all busted our butts to get that apartment cleaned and we really don’t appreciate being lied to. Also, although the rent is supposed to be 230 a month for a shared room, many of the residents keep getting charged extra and hidden fees on top of that to anywhere from 50 to 120 dollars! Furthermore, I paid all of my rent in advance and I still got hit with a late fee! How did I get a late fee if I paid all of my rent six months in advance!? Do NOT rent here!! College Terrace wants one thing and one thing only, your money. And they will get it by -any- means necessary! I rented from fall '07 through fall '09. ...

When I moved in, management gave me my key and I went to my room. All the furniture was knocked over; there was trash on the floor, it looked like it had never been vacuumed. They obviously forgot to even look at it after the previous tenant. Pretty scary overall. And my roommates were nazis. You get fined if you drink or have guests over past midnight. College Terrace is such a fun place to live! The management here used to be terrible, but they are great now. The price is great, the location is amazing, the people are so much fun. The ward is fantastic! Of course there are ups and downs. The rooms are small. There is not a lot of cupboard space. There are some weirdos...but where can you live that does NOT have weirdos or down sides? I love it here. Our apartment bought a few extra shelves to store food and such. There isn't a lot of room in the kitchen. It's squishy, but oh well. It's fun. I'm planning on staying for a while more.
