1-Star Review: Do Not Rent at Velo (Formerly Seasons on the Blvd) I lived at Velo for nine years (2016–March 2025) and strongly advise against renting here due to serious safety, maintenance, and management issues under the current ownership. SAFETY CONCERNS: The Denver Street entrance door is frequently broken and easily forced open. The unreliable call box, which often fails to allow buzzing in guests, adds to access issues. Nighttime security for the property and garages is non existent, further, Blue Eye monitoring was discontinued, leading to frequent garage break-ins. Horrible on-call support for malfunctioning garage doors posed safety issues of being stuck in the garage. . NEGLECTED MAINTENANCE: The property is poorly maintained. Landscaping is nonexistent, with dead grass, weeds, and dog waste in the “pet area.” Trash overflows from the Denver Street dumpster, attracting rats and cockroaches. Hallway carpets and stairwells are stained and odor-filled. Potential tenants can observe these filthy conditions during a tour by checking floors beyond the one they’re guided to. Exterior apartment windows remain uncleaned. HEALTH HAZARDS: The hot tub was shut down by the Salt Lake County Health Department as a health risk. Toxic mold in the movie room forced its closure for a significant amount of time for remediation, with no clarity on how long the mold was present before action was taken. These issues made amenities unsafe and unusable despite high rent. UNFAIR DEPOSIT PRACTICES: I spent significant money on professional cleaning, leaving my unit in tiptop shape—immaculate and ready to rent. Yet, after nine years, I was charged for minor paint and carpet cleaning, which should be standard maintenance after such a long tenancy. Regardless of how good a tenant you are or how clean your unit is, you will not get your full deposit back. Similar complaints exist for this property and the owner’s other properties. MANAGEMENT ISSUES: Frequently changing and inexperienced managers contribute to numerous management related problems. Budget cuts eliminated decent building maintenance,resident activities and perks like lobby coffee, yet rent remains premium. Management is generally unresponsive to tenant concerns or general building maintenance and cleanliness issues. Avoid Velo—better-managed properties exist nearby on 400 South. Be wary of overly positive reviews, as they don’t reflect my experience or others’. Many such reviews are suspected to be bought or bribed, lacking relevant content and posted with unusual frequency.
