They’re nice apartments. I loved the ward. Great utilities. Private rooms are great. Loved my roommates. However, The landlord is unorganized and dishonest about pricing. He made the process very complicated for me when I moved out and charged me extra, none of which was stated in the contract. Honestly kind of a headache working with him. He doesn’t own up to his mistakes he made in the contract. Really ruined my opinion of the cottages ...

1/27/2023 I've loved living here ever since I moved in. The staff is friendly, the grounds are clean, and the maintenance orders are completed in a timely manner and up to the best of standards. I would recommend living here to anyone!

Management is terrible, the apartments are over-priced, and the walls have no sound proofing whatsoever, so you can hear every conversation and the traffic on the road. I rented from spring 2020 through summer 2020.

I really liked living at The Cottages. The ward is amazing and its very social. My apartment was very nice. Stainless steel appliances with tall ceilings. It felt like the owner wanted to keep the apartments nice. We had a problem with our dryer and they fixed it right away. If you have issues you can call the owner directly. I love living here! I think it is one of the best complexes at BYU! The ward is really social and down to earth! All of the girls in the complex are very friendly and nice! The apartments are really nice and apartments are well kept! The Landlord is the greatest! He is willing to help you with anything and is very easy to contact! I've lived her all 4 years while I attended college. They don't advertise or even have a name on the building. It is always full. Bad - Parking seems expensive but it is your own parking stall. The Cottages is an amazing place to live!! The jacuzzi, fire pit, courtyard and loft areas are so fun to hangout in. It is so close to BYU campus, less than a 2 minute walk! Inside the apartments are so nice too!! They are well kept, furnished and when something goes wrong maintenance will come fix it ASAP. The apartments are very nice, if you want the condo style. The ward is great - 2 guys to every girl :). A lot of the people who live in The Cottages have been here for a couple of years. This says something. The management was easy to deal with. The onsite manager is the best. My home back in Arizona was not this nice - JK dad. If you are super rich and like throwing your money at things that aren't that nice, then this is the place for you! Want to be harassed by a landlord to give him more money than what you thought was agreed on, then this is the place for you! Do you like sleeping on beds made of rocks, then this is definitely the place for you. This is a great apartment for someone who wants to lose all their money, have a terrible experience, and feel completely unvalued. Oh, and don't think you'll get that overpriced deposit back! AWESOME place to live! There are very few places as good as The Cottages to live. It's right across from campus. The social atmosphere is incredibly friendly and outgoing. Management is very laid back and understanding. Terry & Kurt are the best. If you need anything they are on it. Parking spots are expensive - $50 per month. The Bishop and ward are amazing. Normally don't write reviews, but the reviews I read before moving in vs the way it actually is here at The Cottages is very different, so I felt the need to enlighten everyone. I was looking for luxury, and I found it! Management is VERY pleasant to work with. As for the apartment themselves, they are very reasonably priced and the amenities are taken care of. I love living here! It's definitely a hidden gem of BYU housing. I have a private room and my closet is HUGE, we each have dressers and desks, the kitchen has lots of space and is nice, and we have lots of closets for storage and coat space. The ward is great, too. We have our own washer & dryer. Whenever things haven't worked, we have told management and someone usually comes the next day to fix it. We have vanity and a mirror, then our shower & toilet are in a separate room. This works well for getting ready! Management keeps the place looking nice. This biggest pro to living in this complex was the spacious and high quality apartments. There were three huge cons to living here that did not make living here worth it at all. 1. The price. The landlord is not transparent about extra fees. Utilities are extraordinarily high. I am doubtful if all of the money paid for utilities actually goes towards utilities. The landlord kept over half of my 600 dollar deposit when I moved out. Rent goes up every year and you have to pay for every little thing. Expect to pay between 500-600 dollars a month to live here and lose at least 300 of your 600 dollar deposit when you move out. 2. The parking. You can pay for a parking spot for 50 dollars a month but beware when you have friends come over. There is no visitor parking and street parking spots are scarce. I had a friend towed from the parking lot (100+ in fees to recoup her car). They check the parking lot frequently. 3. The ward. They put our girls complex with a guys complex across from helaman halls. It was weird geographically as well as a weird mix of people. Not my favorite singles ward. 4. The security cameras. Terry (the owner) has Vivint security cameras everywhere. Which is nice from a safety standpoint but I have heard of girls getting calls from Terri for being out past curfew. I feel is not his place as a owner to monitor this. In summary, the apartments are huge and high quality, the location is great for BYU students but be prepared to pay an arm and a leg to live here. Pros - Great location. Newer units. Garage parking. Cons - Paper thin walls, Poor AC in the bedrooms, Not enough cabinet space for 4 girls. Fridge too small for 4 girls. Spa broken most of the time. Men in the ward are much older and have been in the ward forever. Awkward living room. No parking for guest. Difficulty selling contract because of the high price compared to other complexes, so very diffciult to sell your lease. Many more complexes with more amenities and just as close to campus. The apartments are pretty big and the kitchen/living area is huge! Lots of storage space. I love the location. I can get to my classes at BYU in 15 minutes.
