I just suggest if you live here or are going to live here that you make sure you understand everything in the lease agreement before you sign anything. They will take any extra money they can get. I didn’t hate living at Raintree overall (& I wasn’t going to add to the 1 star reviews) BUT there sure were some very unprofessional things that happened before I lived there, while I lived there, & even after I lived there. These being; Putting me in a completely other apartment rather than with my friend that they promised me I would be living with, Signing me up for β€œRentPlus” & asking me to just pay for it even though I didn’t sign up for it, charging me a cleaning fee just because I didn’t sign a piece of paper, etc. ...

I had a great experience at Raintree. I think these negative comments are hilarious. Are you even kidding me. I never heard of anyone having their couch duck taped! I rented from fall 2017 through spring 2018.

Cleaning crew stole my wedding ring right out from my apartment, and denied it to my face. The management did nothing about it, and we lost $1,200 because of it. Never live here I rented from fall 2016 through winter 2017.

I will never recommend Raintree commons. Management is difficult to work with, unaccommodating, and careless. I had to cancel my contract to get a serious surgery and they were very unfriendly and difficult to work with through the whole process. Basically, their business model takes advantage of college students who do not know any better. Very overpriced for extremely low quality. I rented from winter 2017 through spring 2018. ...

I'm so surprised at all of these nasty reviews. Raintree is the best place I have ever lived! Management is awesome! The social life is great. Our ward and stake are incredible. I've been here for a year and a half now. I don't want to move, but the only reason I would is to move to an older crowd. There are a lot of younger people here 19-21. Overall, I love Raintree. They do so much to take care of their tenants. When I don't have food, I go to the office and eat their cookies and hot chocolate. I rented from fall 2015 through fall 2016. ...

Terrible apartment!!! Their own maintenance man flooded my apartment the first week and it took them 2 months to fix it!!! I had to move my stuff all over the place so they could do the maintenance and when they "fixed" it, they didn't even do a good job. I have to put in a maintenance request at least once a week because everything is in such poor condition. Parking is a joke and don't ever let visitors park in the parking lot because they will come and tow even during visiting hours when you supposedly don't need a permit. Overall, very very unhappy with this place. I will never recommend it to anyone. I rented from fall 2015 through fall 2015. ...

This is a terrible place to live. A lot of the guys are tools and the girls are super clique'y. The apartments have bed bugs as well and management will blame you for bringing them and want to charge you for it.Management will also not try to fix the bed bug problem. I had to go to the BYU housing office before management started treating us right. They are very slow at fixing the important things. For example our door couldn't shut because the doorknob was broken and it took them 3 days to come and fix it. If you are looking for a place to live that is cheaper glenwood and the riv are both better but still not good. ...

Not really impressed. It's great if you want to be social, but the apartment I moved into has been debugged and still has problems and the carpet looks like it hasn't been replaced since the 1980's. Generally, everything is old and in need of refurbishment. The quality does not match the price. It's not the worst ever, but it's pretty far form being the best. Wow, the last person's comment was pretty "cat-clawish", but they had a good point. A variety of BYU students do tend to have the "holier than thou" thing going on here, like my last semester's roommates, but generally EVERYONE is pretty chill. The social life is OK, but mostly you have to make an effort. The hot tub is definitely a popular place, sometimes too popular. The apartment layout is pretty basic, however if you are on the 3rd floor, forget about getting new couches!! All they will do, for a couch that literally is falling apart, is duck tape it... over and over and over again. There are also all these weird rent fees too. Not to mention, I found out the management has told the employees that the tenants are ALWAYS at fault no matter what. I honestly am getting out of this place as soon as I can! Raintree is a great place to live. The only reason I'm commenting is to set some things straight regarding the "slutty UVSC people" mentioned in earlier posts. Whoever these self-righteous BYU students are, you can move back home where you came from because obviously college life is not for you. Just because you're not used to people holding hands and kissing during the dating process doesn't make them "slutty". Just because you're socially retarded and can't get a girlfriend/boyfriend doesn't make everyone who can a slut. Also, get off of your BYU high horses. UVU is a great school, and plenty of students that come from UVU are great members of the church and deserve respect. Your status in the church does not depend on where you get your education. Raintree has a good mix of both UVU and BYU students, and I have friends from both schools here. Thank goodness I live in a place where I don't have to know where someone goes to school in order to decide whether they are "worthy" to be my friends. I rented from fall 10 through fall 11. ...

Raintree is definitely not a bad place. The apartments are fairly spacious. Nice hot tub and pool. Raintree makes up four or five wards. There is always more than enough parking, but if you get home late it is a bit of a walk to the apartment. Rent is cheap, and so it the apartment. But, management is pretty quick about fixing problems and replacing very old pieces of furniture. I read the rating about all the slutty UVU student before I moved in and thought it would be fine, but lo and behold I moved in with 4 ultra slutty freshmen girls at UVU. Parking at night during fall/winter sucks. About a 15 minute walk to campus. VERY socail. Newer managment has cleaned up a lot of the negative atmosphere. New bishopric is amazing! Nice pool/hot tub. Plenty of parking after 1030pm, but you'll have to walk all the way from outer darkness to get back to your apartment afterward. I agree with the person who said there are lots of slutty UVSC people sleeping around--I've lived with several of them, and the rest seem to reside nearby. A lot of money to pay for six people in a fairly tiny place. Our garbage disposal broke, and when someone finally came to repair it a month or so later, they only made it worse. It's still broken. (Since January.) Girls that work in the office are snotty. If you walk in and stand by the counter they won't even acknowledge that you're standing there. Onsight night management seems to be a little better--they at least will return phone calls. Grounds are beautiful--I love all the trees. Pleather couches prone to easy tearing/ripping. Same ugly green generic carpet that seems to exist everywhere. Wards are YOUNG. About 17-19 for girls with a few exceptions, 18-22 for guys with a few exceptions. Beds are super crappy. (A piece of plywood holds them up.) Full length mirrors on fronts of closets are nice to have. Internet sucks. Cable is good. Lots of storage space under bed, above closet, and in extra closets in hallway and off balcony. Bishopric is great. I rented from fall '07 through summer '08. ...
