This apartment has been a great place to stay, we have a lot of great activities, and everyone knows each other. The new management took this over and has made a several upgrades like new paint, carpet, and big screen TVs. I have really enjoyed my stay so far, we have had a few mishaps with things breaking (like my microwave, and a shower) but maintenance has for the most part been really good about responding and resolving the problems quickly. The other great thing about staying at the Towers is the underground parking, and not having to worry about scraping off my car in the mornings before class. I would definitely recommend to anyone that they stay here if going to UVU. I rented from fall 10 through summer 11. ...

Since i have lived here there has been six changes in management the first two were great but since the start of the current school year when students took over the day to day ops of the apartments it has gone down hill fast. never in the office, when you try to get ahold of anyone they never are there, the elevators are always breaking and take forever to get fixed. Now called UVU Towers. My son went on an LDS mission in June 2012. Even though we have been promised three times (it is now Oct 2012) we have NEVER received his deposit back. Everytime we talked they agreed that he was owed one. Be VERY, very careful dealing with these folks. Luckily this should be easy to prove in court but what a hassle. worst landlords ever. if you have people over past 12 they will spy on u and come get them out, and give u extra charges all the time. u have cleaning checks every month that they charge u if you have dust on your table. the mexican across the street it the worst, she thinks the owns the place and all she really does is clean. never move here worst place in orem. It's in a great location very close to UVU! There is a bus stop right outside the apartments which is nice if you don't have a car or are trying to save gas. Also, it is right off the freeway and is easy and fast to access. Before I moved in, they could not stop bragging about how huge the rooms are and especially how high the ceilings are in ALL of the apartments. The rooms are not huge, nor are they tiny. They are alright sized, but I felt like I wasn't quite getting my moneys worth. The apartment in general is decent sized, and the ceilings are normal height. (The only apartments with high ceilings are the ones on the top floors, however, management will use the ceiling as a selling point. It worked on me, unfortunately) Big living rooms (but if you are on the elevator side of the building, it cuts off approx 55sq ft of the living room). The apartment was a total wreck when my roommates and I first moved in. Every few months we have a cleaning inspection. The cleaning inspections are a total joke! We are required to make the apartment virtually brand new looking. We work our butts off cleaning and scrubbing and vacuuming, then when they come to inspect, they fail us on stupid crap. For example I cleaned the living room and the hallway (which is where ppl are always walking) and they failed me during inspection because the carpet wasn't perfect looking. My roommate cleaned the entire kitchen and even the bathroom area and they failed him because there was a tiny little bit of food on the counter. Failing usually results in a ridiculous fine. My roommate was failed because HIS tv set had dust on it and another was failed because HIS garbage can wasn't spotless. When management feels like we can't make something perfect, they send in their cleaning lady to do it. Our sink had a tiny little bit of discoloring due to water stains. My roommate couldn't get it out, so he was fined, and then management sent in the cleaning lady to do it. The sink didn't look any different after the cleaning lady came. My roommate asked the manager to remove the fine because not even the cleaning lady could remove the sink stain, and Leanne (the manager) told him that there was nothing she could do about removing the fine, and that the cleaning lady took before and after photos of the sink as proof. (I was present when the cleaning lady was in the apartment and she didn't take any pictures whatsoever). When asked to see these photos, Leanne told him that the cleaning lady conveniently forgot to upload the photos. Also, during their cleaning inspection they are not legally supposed to go into your room without your consent or 24 hour notice. During inspections, they almost always go inside our rooms. My roommate almost got fined because HIS private room was messy. Our plumbing in our bathroom and our kitchen sink was always messed up. We asked Leanne (the manager) to send someone to fix it, but Leanne sent us away, telling us to file a maintenance report online. We did. We sent in 5 maintenance requests for the plumbing problems and nobody ever came. We eventually had to go search for Felix (the maintenance guy) ourselves because management failed to inform Felix of any problems or maintenance requests. Felix is cool and always gets the job done as soon as he can. Winter Haven would probably be run better if Felix the maintenance man were running it (yeah that's right!). Parking was nice at first. They give you a parking pass free of charge and they allow visitors to park without being towed. But recently they decided to bill each tenant an extra $10 a month for an assigned parking spot. Of course all the good parking spots are already reserved so I'm REQUIRED to park in a crappy spot. Their website says that they have FREE underground parking, which is now a lie. Building 2 has a game room and a study room. I used to use the study room all the time as a quiet place to do homework and study at night. Recently someone was caught smoking in the study room. In response to this, management decided to punish EVERYONE by locking up both the study room and the game room at 10pm (sometimes even earlier). The problem would be solved if management would simply install surveillance in the study room and game room, instead of restricting access to everyone else. We suggested this to management to fix the problem they told us that surveillance is too expensive. I have seen many other apartment complexes here in Utah Valley who don't have any problem whatsoever with their security cameras and their tenants are paying less for rent. The complex DOES have surveillance cameras. Problem is, they don't work. Half of them are pointed towards a wall or a corner which totally defeats the purpose of them. My roommates cars were broken into and the security cameras just HAPPENED to not be working that night. I have heard of several others who have had their cars broken into and the cameras always seem to be conveniently malfunctioning whenever thefts happen. There is a hot tub which is almost always closed due to chemicals, etc. Their website claims to have a "projection screen to watch movies" but I have yet to even find this so called amenity. The fitness room is alright. They have a couple treadmills but their weight machine sucks and is the most inconvenient machine to use. Overall the apartment is decent, but Leanne sucks as a manager. She will tell you how she is an active church member, a return missionary, a wife and a loving mother, etc to gain your sympathy and respect. She also says that she never lies or cheats people out of their money (which is something she seems to do very well). I rented from fall '09 through spring 10. ...

We are military parents of an out-of-state student who was living at Winterhaven for several months. She lived with several of her friends however in the middle of her contract a new young lady moved in. This young lady failed on numreous occasions to follow the rules to include having her boyfriend spend the night and durg use regularly. This incident was reported several times and only once did anyone come to investigate the situation until the girls demanded that someone come in when they found stolen property and drug paraphenalia. We insisted that our daughter move out but she decided to wait until her contract was sold which happened in July. Our daughter came home to Florida mid-July under the auspice that her contract was already sold and that she would be moving out the very day she returned from her visit. I heard her direct conversations on three different occasions with the apartment management over her contract of which she was told was already sold. All three conversations were rectified as being a "mistake" on their part and that the contract was indeed sold and there was nothing further to worry about. our daughter returned to Utah, moved out that evening and left the state for a job in California. Recently, our daughter was informed that unless she paid rent for the months of September and October, she would be sent to collections and that she was getting a "deal" out of the situation because her contract had not sold and she was responsible for the payments. She did not receive any of her deposit (assuming that was covering the rent for August) and was given a few days to pay off the debt or collections would be after her and her name would go into the University. She was scared and so we called to speak with the manager concerning the sitauation thinking that we could get this matter settled since WE pay the rent. I contacted Winterhaven on 11/12/09 at 6pm EST and asked for Leanne. I was put through immediately and explained the sitauation briefly. Leanne's comment to me was as follows: "I do not have time to speak with you concerning this matter because I have people in my office. Have your daughter (name withheld) contact me and I will work it out with her." I explained that she had already tried to work it out and was not satisfied with the results and that was why I was calling. She told me over and over to email her (without giving me the email address until I asked several times over) and refused to give me the name of her supervisor. She actually stated, "I am the supervisor and I am the one who you deal with," but then stated that she was not allowed to give out her supervisor's name. She also stated that the people in the front office thought my call was important enough for her to take but that she did not have time to deal with me and obviously left her office for the hallway to continue being rude and extremely uncourteous concerning the situation. She continued the conversation by telling me that she was hanging up and that her supervisor would not be informed of this matter because it did not concern him. I find this attitude and the whole deal appauling! I have never had someone in the customer relations business speak to me in that manner OR tell me that my call was important enough to take but not really that important and certainly not something that she was worried about with her supervisor. I will continue to work on this matter until I am satisfied that this young lady's supervisor is contacted about this issue and the manner in which it was handled and I warn other students to not get taken in by the management's lack of professionalism, lack of courtesy and certainly lack of ability to decide whether or not a contract has been sold! I personally think this warrants a proper complaint with a number of people so that others can be aware of the "behind the scene" situations that are happening at this "wonderfully Christian" and "wonderfully professional" establishment. I have just started living here this year at Winter Haven Apartments. After reading some of the ratings and comments, I feel compelled to share my thoughts. I was very excited to stay here. It is an awesome location near campus. The shuttle bus near by makes it really easy to get to school. I Love how big the apartment is. My room is a just a regular private and it is a lot bigger than one I stayed in last year for the same price. The hot tub was down for all last month by the health department. Probably because of the chemical problems, but it has been working perfectly now. They never kick you out at night, so I my friends and I stayed up late one night just hanging out in it. The underground parking is great!! It hasn't snowed here yet, so i will have to wait and see what its like getting out. I heard there was new managment since August and a new Maintenance guy. They seem really nice and helpful. My light bulb went out, and when I told them, they informed me that they don't replace light bulbs, but if they have a problem reaching it they would help me out. My biggest complaint is that the fitness center treadmills are dying. I only use the elipticals. The social life here seems great now. They have two girls from the University that throw activities for them. We just did a turkey bowl last weekend and it was a blast. I rate this apartment really high. No place is perfect, but I feel they at least try their hardest. I would recommend living here now. Maybe they had problems before, but things are good for me here. I hope to stay here a long time. I lived at Winterhaven for 1 year, and like any apartment there were some good things and bad things.. First with the good.... The underground parking is really REALLY nice during the winter. You don't have to worry about scraping your windows. You don't have to pay for a parking pass and there was always enough parking. I would have friends come over and they could stay through the night and their cars wouldn't get booted or towed like many apartments in Provo/Orem do. The location is very close to UVU, the bus stop is right out front, and the onramp to the freeway is not even 1/2 mile. People who live here are very friendly and management is friendly as well. Management was very understanding and tried do make living here as nice as possible. Now with the bad.... Under ground parking is really convenient but it is a pain to get out of after a snow storm. The ramp that comes out of the underground parking was never salted enough, so if you are coming out you need to have lots of speed. Reason being, ice would compacted on the ramp so you'd get stuck ALOT and your car would just slip back down. Also with the ramp, Orem city installed a convenient speed bump right at the top. WARNING: if you have a smaller car your vehicle will almost always grind on it. It is way too big for a speed bump... when you see it you'll know what I mean. It makes it dangerous to pull in and pull out. We talked to management to have it filed down and they said they would, but of course they never did. They had a really nice fish tank installed in the first building, but then it exploded and it has smelled so bad ever since. Eventually they replaced the tank about 6 months later. In the meantime the entrance to the building looked like someone started to remodel but never finished the job. They have 'security cameras' placed in the apartment building to help prevent vandalism and the also have them placed in the parking garage... But guess what! They don't even work. A buddy of mine had $1,000 worth of personal stuff stolen from his vehicle and when we went to have the cameras checked by management they said they weren't working... I don't think they ever did. The jacuzzi was always broken, ALWAYS. The one time it worked I went and tried it out, but it was a really bad idea. I was in there for not even 20 minutes before I began to feel an irritation all over my body. I got out and went to shower off. The next day I was red all over and my skin as dry and peeling. They put way to much chemical into the jacuzzi. Use at your own risk, that is if it works. The elevator was broken at least twice a month. When it did break it would be broken for usually 3 days before it was fixed. One of my buddies got stuck in the elevator and tried to use the emergency phone and pressed the button but neither worked. He called management for help and they told him he would have to wait for over an hour for the repair guy from Salt Lake to come help. Long story short, no one should have to wait for a repair guy so I called the fire department and they came and got him out. Eventually , after he was already out, the repairman got there. This apartment complex is not recommended. Like another rating stated, they always smell bad. Whether it's from the fishtank exploding, or the sewer. The spa and elevators were broken all them time, which made it extremely inconvenient to carry groceries up all the flights of stairs. They are horrible to give you your deposit back, so plan on them taking your money and running. The rooms are a little small for what you pay for them. It's not that social. I mean, I think that it's up to you to go out of your way to talk to people, but it really wasn't. The location is nice because it's close to a bus stop and to UVSC. Overall I don't recommend it. good thing: Room is large and clean. Not so far with UVSC, you can take shuttle. Bad thing: 1.My neibour and upstairs really noisy, they play music and movie very loud. I wouldn't recomend it to anyone. But if your a home body who dosn't assosiate with anyone its great. The apartment is big and relativy nice, but the single rooms are tiney. if you want a singe room you should just rent out a 2 person room and then push the beds together...you get a huge bed and a bigger room for not that much more then a single room! also the spa NEVER worked when I lived there. and you get "free" internet...but realy they just add it into the price..and it didn't even work half the time. Also when I was there thier huge fish tank exploded andwas broken the whole semester i was there and it smet sooooo bad...it smelt up the whole complex. and also during the winter the undergroud parking was great but just don't park under the crack that would drip because it wil ruin your car because it has this calsium deposite that you can ony clean with vingar. and lasty the elevaors hardly ever worked and when they did they smelt like cigs. watch out there are a few smokers that live there. i hope this will help someone.
