I would leave zero stars if I could. These apartments are disgusting and run down and management is horrible to work with. DO NOT LIVE HERE! The furniture was broken and management was not helpful getting things fixed. I couldn’t move in because the apartment was in such bad shape. ...

It’s just the people are nice but the apartments are far from decent. They are dirty, run down, smelly and expensive. It’s damn near $500-600 for just a private room. Go somewhere else! I would never recommend this to anyone.

Absolutely terrible place to live!!! DO NOT live here! It’s disgusting and old, there are bugs and broken furniture, holes in the doors and walls. Rent is $400 plus $100 in a bunch of stupid fees and utilities. They will boot or tow your car in the parking lot even if you have a parking pass that you pay for each month. Bathrooms are nasty. Kitchen is nasty. Rooms get sticky and hot. DO NOT LIVE HERE!!! ...

The price of rent is increasing to about $600 yet there still is a huge problems with getting things fixed by maintenance, having to put multiple work orders in and never getting an answer or someone to come fix it, inconsistent management organization with fees and charges, the overall parking issues, the apartments in general are very rundown and gross and the price increase is baffling honestly especially with how rundown and how severe the unmanaged maintenance is. If you move here just because you pay for parking doesn’t mean you get a spot, if you get home after 9/10 pm you can almost always forget about finding a parking spot , which you will have to park in a neighborhood blocks away most likely and walk. In winter the steps will ALWAYS be covered with 2 or more inches of ice as well as walkways . it’s been consistent the entire time I’ve lived here and yes it was brought to management attentions multiple times. I feel like there’s one thing that is consistent with new management and old -being on top of charges , fees and getting money from tenants but issues are never resolved and keep increasing. The two previous managers conveniently β€œforgot” to charge many tenants for deposit and parking even when it was addressed and then when most recent management came a text to tenants some who didn’t have a car that they owed a hefty amount of money , while my issue with that was resolved because I was very frustrated and explained I had no car , I know others didn’t have a as resolved situation as mine . Past management (JAY CRAWFORD) (one of the most misogynistic people I’ve ever met and completely disrespectful to any female tenant) has also been a huge issue with the way things were handled along with double charging rent and any fees, he messed multiple things up which had only repercussions for you guessed it the tenants, he reduced the rent of several tenants by putting their base rent to $299 for moving to a different apt ? Which this was only offered to the boys no girls but would not let a girl one floor below us wanted to renew but wanted to move in with us , he kept telling her she wasn’t allowed because she was with a different complex? This went on for two weeks of him saying she wasn’t allowed and hanging up on her and yelling at her and her father but when she contacted the property itself was told she could, as well as sending a copy of her specific contract with her name on it in a group email to EVERYONE in the complex. Then he magically said she was allowed ? Another incident , a girl also on the second floor , she had been a tenant for almost two years at this point and had a esa cat which she was allowed to have , jay had put two new tenants in that apartment who he was aware had allergies to animals and still put them to that apt , then after they moved in told the girl with an esa that she β€œhad to move” because of the other roomates allergies. And she had one day to do so ?? I believe she ended up moving out completely, she who had already been living in that apt for almost two years was forced to move out because of jays mistake. He kept forgetting to order parking passes for new year which resulted in multiple people being booted and some towed because he was never in office and kept putting off buying passes and when it happened he would β€œgo on business trip” every other week and be completely unavailable to clean up his messes. And issues were brought to management as well as the people above management and was never addressed or resolved. While I do think new management (Kimberly) is trying hard to manage this property and fix things and be very understanding and helpful. I feel like a lot of issues have still fell into cracks. With the severity of issues I believe that should have been resolved with someone higher up rather than dumped onto the next manager. Just a huge lack of responsibility on omni/shogun/redstone/brookview in general for how they conduct business. I just feel as a whole this complex is a very unlivable place especially for the price that’s being charged. ...

Management went into my apartment and threw away over $1000+ worth of belongings over two weeks before my lease was even up. They've dodged all communication from me to clear up the misunderstanding and mistake, and refused to return my security deposit.

Management started tacking on a "credit reporting charge" that was optional in the contract. We tried multiple times to have this charge removed. When we were finally able to talk to the manager in person, he was very rude and impatient, and very condescending. I would not live here. ...

It started out great but has been going downhill. If you read all the recent posts, they say the same thing. Management just keeps hiking up prices, has hidden fees, and no improvements. There were 3 girls attacked in the last 18 months. Although they have apparently hired security to come around at night, I have literally never seen them. The parking used to be free (and it was no problem because there was plenty of parking!), but now they are going to charge monthly fees. The internet sucks, the communications fees are always changing. The management is full of excuses. They are hard to get in touch with. I like where it is because I can quickly get wherever I need to, but it isn't worth it. The rooms are nice and the apartments are nice, but the hassle of management and the price are not worth it. Also the hot tub they advertise is on again off again. They fix it for 2 weeks, then it breaks for 2 months, rinse and repeat. Honestly, super disappointing because I really didn't want to move, but I'm tired of it all. I rented from fall 2015 through summer 2018. ...

When I first moved to Utah, I pretty much fell in love with the apartments. It was a clean $300 per month for a private room (not including utilities). Being right on the side of a busy road kind of sucked (I learned to not count on turning left), but the price was certainly right. I was pretty close to my new job in the area, and maybe three minutes away from any convenience I'd ever realistically need. I had no major grievances with the apartments, and for what I was paying? I was a happy camper. Well, as the price gradually hiked, problems became more frequent. Funny how that works. Rent began to rise from $300 to $335, $335 to $375 (all in the name of "staying competitive," the management said. I couldn't even begin to guess how they figure that); it was around that second price hike that my apartment started to flood massively. In the middle of winter. So, maintenance had apparently been messing around with the pipes, and it all backed up into my apartment. I want to say certain rooms in our apartment were hit worse than others, but there was standing water until pretty much the livingroom - mind you, around early December. I missed a good chunk of work frantically racing home to try and mitigate damage. Luckily, I'd left nothing too terribly important on the floor - my roommates, however, lost a good amount of irreplaceable possessions. Management's reply was something akin to "you should have had renter's insurance." We had called renter's insurance agencies; they don't cover this sort of thing. This was pretty par for the course. Our apartment flooded (due to the same tampering with pipes) another three times that winter. You'd think that, with the frequency at which it happened, management would be easier to get ahold of. You'd be pretty mistaken, though: we struggled each and every time to get any kind of responders to help drain out the water. When we finally did, they clumsily lumbered equipment into the apartment and broke a $500 guitar of mine. They foot the bill for a minor repair ($25), and my guitar still hasn't played the same since. And don't even get me started on the smell - it smelled of mold and mildew for months, due to what I can only equate to sheer laziness in helping out with the crises they had repeatedly instigated. You're also going to notice the rate is now $390. Then you've got utilities, which can fluctuate, sure. There's a nebulous "communication fee" somewhere in the ballpark of $20, then $30 for parking fees - that's for outside parking, which I've had my car broken into. Homeless people loiter by the dumpsters pretty consistently, and parking outside always sets me on edge. Garage parking will (unsurprisingly) cost you even more. The parking garage consistently leaks hard water on your car, and it's a nest to all sorts of freakishly large spiders, but I suppose it's better than fretting your car getting broken into, in some cosmic way. Altogether, you're looking at likely $450/month, maybe more if you opt for the "better" parking. Looking at this apartment from an overarching perspective of four years living here, it has gotten progressively less impressive. For the host of problems they've hucked my way, I find myself regretting not packing up and leaving sooner. Do yourself a favor and keep looking; this place is a trainwreck somehow still trucking forward into yet more trains. I rented from spring 2013 through spring 2017. ...

This place seemed to have it all in the beginning, but a sudden price hike with no promise of improvement has left it an absolute bust. $10/month for parking here is absurd, especially considering you have no feasible alternative to use. Basically you overpay them or you pay the ticket. Management and maintenance were a joke. Impossible to get in touch with and always doing the bare minimum to take care of the apartments. It's really a shame, because I love the location and the LDS ward, but the owners have made sure to drive you away I rented from summer 2016 through summer 2017. ...

I loved my time at the Omni at first, but there were quite a few negatives that kept coming. The hot tub was never working which was frustrating. The parking was free which was awesome, but now they're going to start charging $30 to park in an underground parking lot that leaks and ruined the paint job on the top of my car. There is definitely not enough parking outside to charge that much for the covered parking. Management was hard to get ahold of, even when they said they'd still be answering through text or email. Maintenance came quickly to "fix" problems, but often the issue wasn't actually fixed. It is a ways from campus, but there is a free shuttle to BYU which was nice. Overall, I'm extremely disappointed in the prices increasing without anything being added to the apartment to increase its value. Definitely NOT worth paying over $400 for. Been here 2 years and the hot tub has never consistently worked. It will work maybe a handful of days in the year. Water leaks down into the parking garage and gets hard to get off calcium deposits on cars! They also suck at plowing and taking care of the grounds. There have also been lots of flooding in the ground floor apartments because of sprinklers. The management has been upping prices and have been doing nothing with their extra cash to help us out! They also didn't use to charge you for parking and now they are going to this year... The apartments are nice, but not worth the hassle of not having good management. It is a nice apartment. Private room, washer and dryer, if you have a maintenance issue they are quick to help, BUT there are quite a few negatives too. The hot tub never works. It is closed almost always. In my 2.5 years here the hot tub has been opened MAYBE for a total of 2 weeks. There was an issue with cars being broken into, but they put up cameras and since then there hasn't really been any issue. Rent keeps going up and up. It is on a cracking foundation. Can hear neighbors a lot. They also come up with crazy policies out of nowhere. I had someone interested in buying my contract, but since that person currently lived there I couldn't sell to him. A lot of people had this same issue, but they wouldn't budge. I rented from fall 2013 through winter 2015. ...

This place has only gone down hill. It is nice for the private rooms, sharing a bathroom with only one other person, washer and dryer, and covered parking. The management has been horrible. In the last year, we have had 3 different managers, and each passing along less and less information than the previous. If you have any problems you are on your own to fix them (i.e. our dishwasher leaking and still no fix for the last 2 months, or the replaced door knob is keyed differently than the dead bolt). There is no more hot tub, even though the old one remains in a constant state of repair, since November 08 til the time of this writing, spring '10. The other people in the apartments are average, just a mix of people. The ward meets over at UVU, instead of some of the church buildings in the immediate area, or even BYU campus. As far as the apartments, the walls are paper thin, meaning i can hear conversations from the room next to me, above and below me. Management takes out $25 from the deposit every 3 months for carpet cleaning, but talking to people who have lived here longer than I have (their time being over 2 years), the carpets have only been cleaned once, which was a quickly done job. If you try to contact them, they do not live here, or anywhere near by, and calling is most likely to result in getting their answering machine. good luck getting a returning call from them. If you plan to live here, expect to fight for covered parking, fighting other people who live here, their friends, and the people across the street, since omni doesn't have permit parking. I would also suggest getting your own internet service if you want anything reliable, and even that failing a few times a day. Although build in something like 2004, it is not going to last with the poor quality of building materials. I rented from fall '07 through winter '09. ...

The landlady was evil, her husband was so helpful. Always try to talk to him first. Took me ages to get my deposit back and when I did they had taken $50 out for no reason. I called about it and she just avoided me. Other than that it was great. Loved the apartment . . .LOVED that we had our own washer & dryer, private rooms, and it was really fun. So cute. But we also put a lot into decorating. It's really pretty and the people are fun. Decent price. I had a good time and would rent again if I weren't now married! This is the best apartment complex I've stayed in at BYU. The apartments are in awesome condition and new, and pretty cheap for a private room. I love having a washer and dryer in the apartment. No complaints. I rented from spring '08 through fall '08.
