I am sad to write this review. Monticello used to be a pretty decent place to live. They were recently acquired by Redstone and things have gone completely downhill since. Things to consider before moving here. -Management will not follow up on fix requests. -Regardless, you must pay out of pocket to fix things like light bulbs or they will charge you up to 75 dollars for a failed cleaning check. -They just recently doubled their pricing and added a tier element to it so that rent because more expensive as more people move in. -The apartments/houses Monticello owns are outdated and falling apart. As said before, they are not doing anything to fix that. You get what you get. -You have the privilege of paying around 4 dollars or more for a single wash of clothes. -Management has absolutely no respect or care for their tenants. Several times during my contract management sent out mass emails to everyone verbally attacking and/or doxing an apartment or tenant for small things. Luckily, this never happened to me. Extremely distasteful. (If anyone higher up sees this, please consider hiring a new manager of these apartments. She has destroyed your brand.) -There is no good parking options. There are two small parking lots but a pass is extremely expensive and the lot is full 99% of the time. You are right next to campus so street parking is not much of an option either. Prepare to park 2-3 blocks away from your apartment. The bright side is that many of the rooms will be vacant this summer. Everyone is moving out because of the issues. If you'd like to help Redstone hit their bottom line, Monticello is the place to go. ...

Great location and price. Great ward, though it changes quite often. The review about older people in the ward is no longer valid. I moved in as a 23 year old senior, excited for people that were my age and older, and instead found myself in a ward with a bunch of freshman. Don't base your decision of the current age of the ward! There is turnover here just like anywhere else at BYU. But the Bishopbric is amazing!!! Management. Well, compared to some of the other stories I've heard about off campus housing, they're pretty tame. On the other hand, Rebecca's monthly newsletters were pretty passive aggressive. Additionally, in interactions with both myself as well as some of my friends, they were pretty passive aggressive with us. I had to request multiple times to have my lock keypad battery changed and got a snarky response when they finally fixed it. A valid complaint from a lot of tenants is that Monticello only provides 2 vacuums for 30ish apartments, and then they get mad at everyone when those vacuums end up breaking. Keep in mind that BYU off-housing standards require management to provide a vacuum to every SINGLE apartment. Not a bad place to live, it's just annoying to work with management. This place was terrible! At first, before I had to really interact with management, I thought the place was fine considering cheap price and location, but then problems ensued. First of all, I had an issue with their payment app.--it's crap. I tried to explain to Rebekah that it wasn't applying my payments to the charges I wrote the checks out to, she insisted that the app was correct and the charges I had were from me not paying, which was wrong. For example, if I had a charge on my account and then rent was due, I would try and pay rent first, since rent can accumulate late charges. But, the app would apply my payment to the charges I had before rent, and would charge me late fees for rent even though rent is what I wrote the check out for. Then one day after paying rent with a check, I received a call from the office informing me that the app had a glitch and even though I wrote the check out for my rent, the app would not apply it to my rent, and I would therefore still receive a late fee. I ended up having to pay around 60 dollars of bogus fees because of this because they went in manually and changed what the checks I wrote got applied to. Unfortunately, this is not the only problem I had while living here. My first semester living at 4plex, we had a small animal/rodent die in our vents. I put in a maintenance report, but nobody came to even check for about a week and a half, after which they stated that the overwhelming smell that impeded us using the AC in the hot weather was caused from rotted milk that had probably fallen in. We told them there was no way it was that, and after they tried to clean it up, they realized we were right. But, instead of hiring a professional to clean the vent/get the critter out, they decided to close up the vent and build another new one, causing them to be in and out of our apartment during school hours for about two weeks. Management is just terrible and take forever to respond to requests. Then, when my roommate tried to request something in person, they got mad and said you have to request it on the app. This same roommate is also one that took them to BYU housing mediation because in her time living at Monticello (about a year and a half) they had only cleaned the carpets once even though they charged tenants for supposed carpet cleanings every semester. Also, one of my friends who lives in redbrick 374 had her toilet overflow and even had toilet water in the kitchen. She never saw management come clean it up. I don't recommend this place to anyone. Even though the location is great and the price is cheap, it is not worth it. Management even sucks at taking care of the pool. This past summer, the pumps were broken, so they didn't open up the pool until about mid July. Then, in the Fall and Winter they didn't bother draining it or even covering it up. So tenants can expect to not have a pool again this summer. I rented from fall 2015 through winter 2017. ...

Worst place I ever lived at while in Provo. To start off the management is terrible and dishonest. Every time I went for something nobody could help me. If there was something wrong with the apartment they got mad. The manager Rebecca is helpless. Its amazing she was able to get a job, she has no customer service skills, and she even yelled at me multiple times even though I was being nice. When I moved out I was not able to get my security deposit back in months, even though I called them multiple times, I was finally able to get it. They told me "they had already given it back". When I moved in the place hadn't even been vacuumed in what looks like a century, the place was disgusting there were spider webs and it stunk. The microwave would not always work, the ceiling was falling down, windows and carpet needed to be replaced. Please stay away from Monticello. I regretted living there every single day I was there. I rented '14-'15 The location/price combo is by far the best at BYU. $265 for rent and half of that during the spring/summer and utilities are less than $10 a person. The ward is also the best I've had here and we even meet in an actual church building. You get what you pay for though, the housing isn't exactly top quality but if you're on a budget you have everything you need. Management is absolutely awful. Complaints on every side. Every time you talk to the managers it's like you're an inconvenience. But then again, they have a waiting list 100+ deep every year so it's not like they have to try that hard to sell the place. Terrible management though isn't enough to outweigh the dirt cheap pricing and location. For the simple fact that you only have to deal with the management once or twice a month, I give this place a solid 4.5/5 stars for students on a tight budget. If your parents pay for all your housing then I'd give it a 2/5 stars (one for location and one for the ward). ...

This place is close to campus and has a great ward. I lived there from fall of 14 to spring of 15. The people are great but this complex is in serious need of repairs. My parents lived here 25 years ago and they swear it is the exact same carpet! The complex needs a major overhaul. The light fixtures are all mismatched and old. The outlet by the sinks was not a gfi and had to ask them to fix (which they did) there is a mold in the bathroom that we could not kill and the toilet was constantly backing up. It seems that all the plumbing is in bad shape. The water in the shower leaves everything a rust color. The windows are very old and many do not latch properly. The units have window air conditioners/swamp coolers but they barely work. There is a smell that won't go away and there are large cracks in the cinder block walls. The pool has been closed for repairs and has not been reopened and the coin laundry is very expensive at 3.00 a load of laundry. The people in the ward are super wonderful but this complex us in shambles. Renter beware! I rented from summer 10 through winter 11. ...

I only lived there for spring summer, but it was one of the worst places I lived in Provo. First, they put me in an apartment by myself, so I didn't have any roommates at all, which sounds nice at first, but ended up extremely lonely. The ward is super old, tons of seniors and people that have already graduated and haven't moved on with their lives. I didn't feel accepted at all because the majority of people that live there have lived there for anywhere from 2-4 years already and already have their cliques. I am not super outgoing, so not having any roommates and an unwelcoming ward was really hard for me. I ended up driving 30 minutes to my parents ward every Sunday to go to church with them and didn't feel included in ward activities or get a calling at all. Also, I went on vacation over the fourth of July and while I was gone they did a cleaning check, turned the light on and left it on. I sent them a formal complaint letter asking them to pay my bill that month and they never even responded or acknowledged the problem. I was very disappointed with my experience. ...

Great location; rent price is decent. Management likes to charge fees without giving a reason. Bottom floor apartments in white brick don't have AC (was not aware of this beforehand), the fridge broke probably about once a month, had to change almost every light bulb once every three weeks or more. The heater was somehow only concentrated in one room, so in order to heat any of the other rooms, the one bedroom was constantly at about 90 degrees, so a window had to be open to bring in some cool air. This was frustrating when it was -8 degrees outside, the screen was on the wrong side of the window so either I was sweating to death or freezing cold and wet. I could hear people two floors above me flip a light switch on. I'm not even exaggerating. I could hear people whispering, too, so imagine what it's like weeknights with people practicing instruments together or having parties... The place is kind of a dump, but that's pretty much every other BYU housing option under $400. There was always a weird smell, which is enhanced if you have messy roommates who rarely shower and never do the dishes, but instead put full plates of strong-smelling foods to ruminate in the sink. The ward was pretty decent. People get upset if you don't involve yourself in every activity no matter your reason for not attending is though. I initially liked the bishop and some of the other leaders in the ward, but after seeking help advice on an issue, I felt judged and looked down on for the last 4 months living there. This place is such a good deal that it makes everywhere else I lived a massive ripoff. Somehow I pay only $235/month (that is the total price, we don't pay utilities), which is the cheapest rent that I have been able to find at BYU, while still getting a decent apartment that is only a few minutes away from my first class. And the ward is good too. The only downside is that the only place in Monticello with the $235/month deal is in a shared room in one of their houses (called Fort Apache) and it only has two spots, so getting a contract is extremely difficult. ...

AWESOME place to live! There are very few places as good as Monticello to live. It's right across from campus. The social atmosphere is incredibly friendly and outgoing. Management is very laid back and understanding. Parking spots can be a little tough to get. The Bishop and ward are amazing. The apartments are a little old, but there is definitely enough room for 6 guys in an apartment. Unbelievably great price as well. Be warned though--to get a spot you need to wait in line overnight the day before sign-ups, because there is always a line 30-40 people long for apartments. The apartments aren't new, but they are pretty big (I'm in the 4-plex and the kitchen/living area is huge!) Lots of storage space. price is very decent. I love the location. I can get to my classes in the tanner building in about 15-20 minutes. The social life fluctuates, but it's usually pretty good. Seems like the ward gets younger and younger. there are quite a few 19 yr old girls right now and fresh RMs. Management is pretty great. You buy a parking sticker and you have to be on top of that because there aren't enough spots for everyone. Overall it's a great place. I've been here over a year (spring '11 to summer '12) and I have loved living here. great roommates, ward, bishopric. love the pool and bbq's in the summer. Some of the apartments are older, and some are pretty new inside. Not top-of the line, but the prices are reasonable, and I love the ward. You can't beat the location either-it is literally right across the street from campus. Every Christmas, the owner buys every apartment a big box of Sees Candy, which is neat. Repairs seem to happen pretty fast. The apartments also got all new management last summer, and I don't have any complaints about the ones we have now. They are good about getting back to you if you have questions and have been pretty nice in general. I wasn't here before that, but I've heard that it has made a big difference.
