This place was a straight up house of horrors. They have a list of cleaning and repairs that need to be met when someone moves in or out. I said the place was a dump, they said they'd send in a crew to fix it up and take it out of the previous tenant's deposit. I moved in and it was still a broken dump, I asked why, they said they didn't want to do anything because they wanted to renovate it down the road. So I took days off work to clean and repair it. I called the previous renter, and he said they still took his whole deposit. I called another neighbor who said they spent days cleaning before moving out and also never got their deposit back. Next. No heat or air the whole time. Complained of no heat, and they gave me a very tiny spaceheater. Did nothing. Moved in the day I got married. Made pancakes the next morning before heading out on the honeymoon. I smelled gas, so I turned off the gas shutoff valve just in case. A week later, return to a gas filled apartment. Emergency services said the whole complex should be evacuated. (Management said no) 4 leaks. one in the stove. One in the broken shutoff valve. 2 in the wall. When I was moving out, they made me follow their crazy cleaning list. I took days off work. But before I had turned in any paperwork or keys, they bulldozed the inside of the apartment. Tore out the floor and anything attached to the walls. Next thing I learned when I tried to move elsewhere and landlords wanted my previous renting info, Heritage Apartments destroyed my records. So no rent history. The management here is crazy corrupt. Oh one more thing. Major smelly leak in closet. Buckets of water coming out randomly. Destroyed most everything we kept there. They never fixed it. ...

Terrible terrible terrible. Everything is old, poorly-maintained, and they don’t care at all. If something breaks, their maintenance team is just a couple dudes that work on everything. So no professional fixes. If you’re lucky enough that they actually respond to your request, it’ll be broken again in a week. Every semester half of the complex moves out and new gullible students move in to be taken advantage of. They price gouge you every chance they get. Trust the negative reviews. ...

Trust the bad reviews. If you have doubts about this complex, just ask a current tenant about their experience and they will all tell you about their terrible experiences. Winters without heat, summers without a/c, weeks without water, mold that they blame you for, terrible laundry facilities, cockroaches, littered with dog feces, they ignore maintenance requests, unfinished dog park in the back that they never installed a LATCH, water leaks that they attempted to charge the entire complex $400+ for, difficulty returning deposit, etc. etc. etc. Our ex neighbor was charged from their deposit to replace their entire carpet but the apartment didn’t even replace it until the new tenant complained about the old one. So their new tenant was forced to relocate while they replaced the carpet after the fact. Seemed like they wanted to just pocket the carpet money and get away without replacing it if possible. They are replacing all the carpet floors with wood floors slowly. This sounds nice, but if your neighbors have wood floors you will be able to hear them cough 24/7. Go to the Provo 36th student ward and just ask the members which make up most of the tenants of the complex. Our ward literally had a running joke about how bad the complex is. Move in to Monocco right next door. Joseph Thomas real estate which manages Heritage Court will raise rent over $100+ and force you to renew your contract right after moving in. Very predatory. They have a terrible reputation. Save yourself the headache. Pay $100-200/month extra at another apartment to really get your money’s worth. I know it’s hard to believe in negative reviews since it usually appears that tenants have personal gripes with management, but I guarantee you that if you knock on the door of any Heritage Court tenant and ask them about their experience, they will echo everything I have written here. ...

Internet is slow and laggy and often cuts out, management pretends that they're fixing it but don't. Heating and cooling don't work, management pretends that they're fixing it but don't. Those are honestly my only problems with the place, but they're big ones. Move here if those things don't bother you and you want one of the cheapest places in Provo. They lie about the cost of utilities and nickel and dime you to death. They'll also swindle you out of your deposit. The rooms are extremely poor and the maintenance was just one guy. The AC broke for the whole building and it took three months to fix and...surprise!...the utilities skyrocketed right after they had to pay the bills to fix it. Liars, cheaters. Wanted to live somewhere nice just after we got married, found a dishonest hole. Live anywhere but here. I rented from fall '08 through fall 10. ...

Management is terrible. Among other issues, we had a gas leak for 2 months. We complained 7 times about it, even had Provo city come in and look. Finally their "handyman" came, but he made the leak worse and acted offensively to my wife. Our neighbors had mold problems and had to sleep in the living room for 3 months. She got really sick. Parking is $25 extra, but they don't paint spots; the manager's daughters come and spray stuff on your carpet to clean it - that costs you $144/year. Those are just some tidbits, but the management, including the owners and the manager themselves are greedy and apathetic about your issues. I've seen it at some apartments, but never this bad. It's really all about finding the cheapest solution possible, and the management's attitude really is: "Fine. Who cares if you leave? More will come." Although rent is $545, you should expect around $90/month in utilities and fees. I rented from summer '08 through winter '09. ...

This is the worst place we could have possible chosen to live. The management is HORRIBLE. They never return phone calls. They do not respond to letters. Their office hours are for 2 hours, 3 days a week. The apartment was remodeled by a 5 year old. Everything is falling apart. There isn't any storage space whatsoever. The coat closet isn't even big enough to fit the width of a hanger. There isn't a dining room space. The kitchen is too small to function. If you're a girl, have fun getting ready in the bathroom; the sink-top barely holds our toothbrush charger. The bedroom isn't a bad size, but the closet is VERY small. The utility bills are anywhere from $70/month to over $100/month. That is absolutely ridiculous for a tiny one bedroom apartment. There is always a smell in the apartment no matter how much we clean or use sprays to cover it up. This isn't the safest part of town to live either. Our good friends who moved in the same time we did are the only thing keeping us here until our contract ends. DON'T MOVE HERE!!! I rented from summer '07 through summer '08. ...
