FYI, before a roommate of mine could move in, the management lost the key and delayed his move-in for a week and refused to recompense. Maintenance orders will be carried out with less diligence still and it feels like it's done on purpose so they can put a cleaning fee on you later. So expect to be treated with antagonism (except for the RA's, they dislike the management themselves and so they're more likely to be sympathetic). That being said, for its location and its price, the living style is alright. For a college student, it's acceptable. It's just the cranky people that seem to hate anyone below the age of 25. A basketball court was under construction for much of the summer. This came with a slew of problems: loud noise, dust and debris everywhere, unsightly grounds, reduced parking due to garbage problems, etc. The basketball court is nice now that it is done. The management and RA's notified us of a cleaning check less than a day and a half before the cleaning check was to be performed. They then charged a fee when we were unable to comply due to such short notice and conflicts with previous commitments. Somehow they managed to overwhelm us with flyers without actually providing useful information. Overall, bad communication. The RA's are good people, but bad management. Management wouldn't respond to repeated requests to spray for bed bugs until I called BYU, who then threatened them. Maintenance was slow and usually sloppy. Management found little excuses to slice my $200 deposit down to $91 when they returned it after I moved out, and then the check for $91 they wrote was invalid and wouldn't cash! I took them to BYU mediation over it, but they wouldn't give me my money back unless I signed a non-disclosure agreement, so I refused. The complex has what is widely regarded as the worst parking lot in Provo. Some people live there and say it's fine, minus the parking, but whoever has had any issue with management knows that Continental Properties is a greedy, uncaring entity best avoided altogether. Oh, and they say they have a swimming pool, but I lived there for two full summers and it was closed over 90% of the time. It would close for weeks, be open for two days, and then close again for weeks. (I'm not exaggerating.) On top of that, they rent to married couples in the summer who complain about noise, so the pool closes at 10pm. (They'll make other noise complaints, too.) Yes, the ward was pretty good, the location is great -- I've had multiple ankle surgeries so I had to live close to campus, otherwise I would've moved out after the bed bug incident -- and the price isn't terrible, but the management is astoundingly immature, unprofessional, and rude, from the front desk all the way to the owners. I wish I could give a zero-star rating because Canyon Terrace was dreadful. I rented from fall 2013 through summer 2015. ...

I lived here for only a couple months. I paid for a parking permit at the beginning of the semester, but because there isn't enough parking, anyway, and I found free parking elsewhere, I asked if I could have it refunded (before I even picked it up). I was told it would be refunded, but despite several attempts to get it, I never received the refund. When I moved out, I talked to management and now I was told I would not receive the refund. The customer service is slow and doesn't seem to listen unless you are very persistent. In my case, they kept unearned money. In addition the utilities payment is a fixed monthly rate that is much higher than many other apartments that are nicer and have more services. Also, the wifi was pretty off and on and we were without hot water for about 2 weeks. I wouldn't recommend staying here. They ward is good, though! I rented from fall 2015 through fall 2015. ...

So I lived at CT from Summer of 2013 till Spring of 2014, and I'll tell you we have the most amazing ward, though now its had a bit of a mix up in the last year or so, we have movie nights and activities constantly and everyone is friendly for the most part. Apartments are run down and in need of repairs but okay for a first apartment. Management has gone to the dog recently though, the new RA's are sticklers for keeping the "Married residents comfortable" during the summer by noise restraints and aren't very helpful. To be fair they are newly married and brand new to the complex. Don't live here if you have a nice car though parking is AWFUL. But its close to campus and if you are a DIY type of person its not a bad place to live. We also partner with La Jolla for the singles ward, never lived there but I've seen their apartments in much better conditions then ours, though we are much closer to campus, we're literally across the street from Freshmen housing. ...

The people are great, the location is great, and the apartments themselves aren't TOO bad. however, things rarely get fixed in a timely matter and that sucks for you if your apartment is falling apart. Parking is terrible- and they just took out the additional parking lot so if you can't find a place to park, that's too bad- there is nowhere else for you to go. One of the worst things I think is the lack of coolers in the apartment- some of them work, but some of them are terrible and you'll find yourself waking up in the middle of the night when it is 102 outside and there is not much you can do about that either. - The pool was open a month later than they said it would be. - The RA's are truly evil people (one of the couples who has been there for quite a long time)- it doesn't seem to matter to them that it is their JOB to help resident's out, and if you come to them for emergency reasons outside of their office hours, it is so very obvious that they are annoyed. They are unfriendly and unprofessional. When they make a mistake, it is you who has to pay for it. They are quick to point fingers and to be frank, are kind of dishonest. So maybe if that couple has moved out- then you will have a pleasant and heavenly living experience. I wish you the best! ...

This place is a dump. The management is composed of what I affectionately call "slum lords". The complex is pretty much an old motel converted into apartments, and they are very old and poorly insulated, which raises your utility payments. The billing is awful; it is not uncommon for a bill to arrive with extra, unexplainable markups. The internet/cable billing is pretty over the top (no one even uses cable T.V. anymore, so it is astounding that we pay for it at all!) Having lived in a 3rd world country, the conditions didn't astound me all that much. Paying top dime for them, however, left me a little chagrined. The proximity to campus is the only plus, and the people are pretty social. These aspects might lure you in, but you'll want out as soon as you can. I will start by saying there are many people at this apartment complex that swear it is the best place ever. I, however, do not share that sentiment. The management here is not great. They are not very on the ball which results in confusion. Cleaning checks aren't as bad as many people have suggested. The social life here is awful. Not only are there no ward activities, but the tenants do not do anything. The people here tend to be a bit closed, which would be the reason why the social atmosphere is so poor. The walls are 0% soundproof, so if you have room mates or neighbors who think it acceptable to play loud music/movies at one in the morning, you're gonna have a bad time. Last of all is the parking. Leaving this parking lot is like trying to put a camel through a needles eye. I have counted at least 8 cars in this lot with damage related to this parking lot. All in all, I would not recommend Canyon Terrace to anyone. ...

I used to love living here, but the new management is terrible and completely ridiculous. They're constantly coming up with new ways to make things harder for us like taking away our vacuums and trying to make us clean outside windows on the second floor, making us write two check for rent and utilities and then getting us our bills late. New management is AWFUL. The cleaning checks are impossible to pass if you don't buy their specific brands of cleaning supplies and spend hours scrubbing the ceilings and behind the refrigerator and even then the tiniest speck of dust is cause for a fail. At the same time, they took our vacuums away and locked a couple in the office that we have to check out during office hours, which are only for a couple hours each weekday while most people are in class. They won't remove or insulate our swamp coolers, which cause drafts so severe we can no longer sit in our living room and more than doubled our utility bill. I moved here after living at another place that had identical apartments, only they were 4 blocks from campus and charged $10 more a month. The maintenance is amazing, they have a full time maintenance guy, so even if some of the stuff is run down, if it breaks, they'll fix it within a day or 2. I absolutely loved living here until Christmas break, when they changed the internet. It had been super amazingly fast, but they had Hot Site Networks come in and make it almost unusable. Seriously, if you game online, especially on a console, don't move here(or anywhere that has internet provided by Hot Site). You'll regret it. I rented from summer 10 through winter 11. ...

Canyon Terrace is an excellent place to live. I've been living here for a year and the management has taken care of any issues that I've had. They're in the process of painting all of the apartments and put in new double paned windows which save a ton on utilities. Yeah, the parking isn't the best, but they do have plenty of parking reserved down the street in a satellite lot.
