The location is great. The units are fine. The common areas are satisfactory but the Accounting Department is HORRIBLE!!!. My daughter graduated and moved out in May 2020. She went to the office, turned in her keys and asked to pay for any utility overages or any additional charges. She was told her account was paid in full. In October she receives a bill for $1.83 for utility overages along with a very nasty note demanding payment. U Trails spent over $2.00 in postage to bill for $1.83! This wasn't the first time she has had issues with their accounting/billing. BEWARE this place will nickel and dime you to death and their record keeping is non-existent. TAKE A PASS AND FIND SOMEWHERE ELSE TO RENT. I rented from fall 2018 through spring 2020. ...

University Trails is the last place I would recommend to someone, in fact I would warn everyone against living here. From the day I moved in the washer was broken, I have submitted several requests for them to fix it and it has not been done, it's been over six months now. I have gone into the office several times with problems and not once was the office staff even remotely nice, the only time there were nice to me in the office is when I brought my parents in. On top of my washer not working, my oven/stove light does not turn off, both mine and my roommates toilet seats are broken, our thermostat does not work, and our electronic key breaks almost every week. Personally I believe University Trails has three options to make living there even remotely tolerable, none of which are cheap to them. They could cut the cost of rent in half or, completely remodel the apartments and train or fire all staff or, they could shut down all together. I am going to warn every person I know against living at these awful apartments. I rented from fall 10 through summer 11. ...

Good experience year after year. I have lived in this apartment complex for several years. In particular, I have lived in their 1 bedroom, 3 bedroom, and 4 bedroom apartments and witnessed three changes in management over the years. Thus, I have a unique perspective on these apartments. On the positive side, the location and price is hard to beat considering all things included (all utilities, cable, internet, washer/dryer, furniture, location). Every time I have moved into a new apartment, it was clean with the exception of dirty old carpets. The newest management is much better than previous management and every employee I have dealt with has been very friendly and helpful. Some negative aspects are the quality of the apartments. The furniture and kitchen appliances could be upgraded. Also, the complex is advertised as a gated community. However, the gates are almost always left open or broken. For the last two years, the main gates into the apartments have been broken. It usually isn't a problem, but during the summer a lot of people use the community pool even though they do not live there. Also, the roommate matching system is not reliable at all. Specifically, I requested very clean and quiet roommates who do not smoke. However, I was paired with a roommate several years younger than me who has never taken out the trash, cleaned a single dish, constantly has friends over, and smokes in the apartment daily. This has been the absolute worst experience of my life. on move in day, I found that the apartment had not been cleaned [or emptied out!] from the previous tenant. There was a refrigerator of rotten food, a deep fryer on the counter filled with grease and bugs, dirty dishes in the sink, all over the counter, and in the dishwasher, trash piled everywhere, etc etc. I could barely walk into the apartment because of crap filling the living room from corner to corner! After about a week living there, I realized the bed they had provided me with had bed bugs and the apartment was INFESTED with fleas!! I have scars all up and down my legs because the main office totally ignored the work orders, pictures, and more until I had to get A LAWYER to tell the complex that it was against health code and that they would be shut down in the problems were not fixed immediately. The day after the letter was mailed from the lawyer, the problems were "magically fixed." The complex totally disregarded the roommate personality survey [I went potluck, also a huge mistake!!] I have heard of ant infestations in almost every building. It has been absolutely ridiculous on every level! Do NOT move here!! Go to courtyards, fountains, anything [except Pointe or Raiders Pass; they are owned and operated by the same people] I will never recommend this apartment complex to anyone. I rented from fall 10 through summer 11. ...
