Their checkout is horribly unfair. When you checkout make sure you get a young employee type person and not one of the older people especially a horrible old smoker lady named T. Walls. She made me pay the $100 walkout fee despite the fact my roommate checked out for free and after I had spent a whole day cleaning exactly as he did. The only difference was that he checked out with one of the younger employees who did not check everything as meticulously where I got screwed by this Walls lady. What you see is not what you get. The website and leasing agents are full of lies. This complex has too many problems to list. From unsafe parking lot to broken washers that take forever to fix (if ever) the management no longer cares once you have signed the lease. When you push them to fix problems they become angry and mean. At the end of your leader hidden fees pop up. Terrible place! I rented from fall 10 through spring 11. ...

Words cannot explain how much of an A-hole the management is. You could get shot in the apartment and they would tell you that you owe them for gettin shot. They are very unreasonable especially their so called accountant AMY. there are things they wont tell you and charges that pop out of no where. please if you are to read this.please dont move to the reserve you would be very dissapointed even though seem to have low prices.. Living at The Reserve on Frankford has been not only disturbing but thoroughly frustrating. I originally signed the lease because I had heard they were under new management and their prices were affordable. When I moved in, I noticed that several things were not up to par or broken. I brushed it off, because after all, you get what you pay for. Management and the staff were very rude and not at all understanding nor sympathetic when I began to have serious issues with my pot lucked roommates. The environment in my apartment was borderline unlivable and the staff was unwilling to help in my situation despite health concerns. The pool was rarely open and when it was, it was very dirty. The supposed computer lab had computers that never worked well and a printer that didn’t work at all. Their internet service is off and on and the electric overages were so often that it seemed as though something else was going on behind the scenes. I tried my hardest to be a good tenant and only asked for maintenance when I had failed to fix the problem myself, even then they rarely fixed the problem. Insects were a big problem as well. Security was terrible and had many problems, in specific when I had an intruder on my property even when I lived next to a sheriff. Upon moving out, I had cleaned up the apartment so well that anyone could have moved in after me without a problem. Unfortunately the apartment was not cleaned to “their satisfaction” and charged myself and my roommates a ridiculous amount of money for a “cleaning fee/walk-away fee” despite the amount of work and pristine condition of the apartment. Even if you were to get your apartment professionally cleaned as they suggest (but then say it is required), their idea of clean is completely subjective and they will even try to find ways to say something is on their lease when it clearly isn’t. Management is very suspicious with charges and will do anything to get into your wallet despite how unfair it may seem. I wouldn’t suggest that anyone live here despite the alluring cost of rent. very poor management and maintenence; management is rude and for the most part refuses to fix any problems you have with the apt. Also has a $100 cleaning fee upon moving out regardless of the state of the apt. I rented from fall '06 through spring '07.
