This building should be condemned. Let's start with the physical soundness of this dwelling. in the fall of the 2018, the entire southern wall of the whole four floor building was flooded due to the faulty plumbing. The residents were evacuated to the available, empty units due to the danger of the electric circuit malfunction (the water was an inch and higher in every affected unit). That happened in the middle of the night/early morning. The fire alarms are triggered chaotically during the day or the middle of the night, the residents to are forced to evacuate immediately. The elevator is broken at least twice a month. In fact, I was the the fourth among the first residents of the 1200 Washington. Before the moving in, I was promised that the elevator would running to assist with the mover. On the morning of the moving in, I realized that the elevator was just an empty shaft with the bare ground at the bottom and the cement walls. That stayd that way for two months. I had to pay extra $700 to my movers for using the narrow back staircase. Because of that, my mattress (king size) and my Italian leather sofa were left outside of the building (12th street) for over a week . The "magament" promised to refund me the extra money's I paid to the movers. It never happened. There are constant issues with automatic garage door. Next, the "ambiance" ?.... The second and third, and then, later on, the third floor hallways are saturated with the smell of marijuana smoke. And, yet, I was constantly reminded by the so-called management team (three management companies in just two years!!) not to smoke in my unit (I'm a non-smoker of anything). Blood splatters on carpets and the walls in the hallways is just a constant I. that building. The community bathroom downstairs was used to consume hard drugs (I found little plastic ziplogs on the floor and they were not for the exotic culinary herbs). Thirdly, management services. 24/7 security promise written in the lease is a total fraud. All those college kids looking for a desk and chair job are clueless what they are doing. At some point in 2018, the residents spent weeks without any concierge. Three times my deliveries we left outside and were stolen by the local...hmm...people. The record keeping portal for paying monthly rent is a joke. At one point I was called by the "visiting manager" and was threatened with eviction and lawsuit for non-paymett of the rent for four months (!!!). After presenting my bank statemets with payments to the debit banking records, the young and fast talking "guy" was visibly embarrassed. I had my dog pet and paid $35 pet fee every month. Once my pet dog died, I had still been charged pet fees for a year (the refund for overpayment is still outstanding to me). Advice. Unless you absolutely have no place to live in CC Philly, do not rent from 1200 Washington. It is a fleabag that pretends to be a "fun place for woke, hipster and promising young professionals in Philadelphia". The note to HUD was sent twice. The building is already on the chopping block. ...
