Deerfield Estates is bad enough that a police task force was assigned to it, on the topic of drug deals and gang activity. Additionally, the “make ready team,” unless you’re placed at an apartment in the Delaware side of the property, a.k.a. the FRONT of the property, where the leasing office is located, doesn’t give a flip about how greasy your counter tops and generally dilapidated and dirty all-around the apartment is that they will rent you. Do not be fooled. Make definite sure that they do not pull a bait and switch on you, as they have most of the residents that live in the back of the property. Absolutely make sure that you are delivered the exact apartment that you put your hold money down and sign on the line for. Do not except any apartment that you do not physically walk through before you take those keys. A lot of the roofs have collapsed at some point, especially in the back properties, and there is a lot of mold. They will not just instantly clean out your vents, unless you demand it. They’re supposed to clean up after every resident, but neglect to do so. There are unneutered dogs that come around, and owners which will not pick up after them. There is a high homeless population that walks through the complex. There’s a lot of “dumping” That goes on around here, which leaves a little room for resident trash, at the dumpsters. Also, we have trash picker’s that come around and fight with the homeless population over the garbage in those dumpsters. A lot of the balconies are extremely shaky, and will move an inch or two whenever you walk on them. The playground equipment is broken in a lot of places, so make sure that you check everything, if you plan to let your children play on it. Water is turned off on a regular basis, and getting a work order completed, even when your apartment floods is almost impossible. If you were the neighboring apartment flood, you might as well forget about them doing any repairs for the flooding damage. Also, they will press you very firmly to make you sign on renters insurance, which is a great kickback for them, and their excuse for not taking care of your building/apartment/emergency situation. FYI, some maintenance people actually live on property. We have seen one of the maintenance staff during their cigarette butts directly into the ground, while working on an apartment. ...
