I have lived here with my husband for 2 months now, and he has been here for 3 additional months prior to me moving in. Overall, the Flats 324 offers affordable yet comfortable living spaces and accommodations. There is a historic building and a new building, both offering different styles of apartments for one to live. It is also gated, which makes it feel safer, however it is not fool proof and sometimes homeless people will wander into the gated area. During the first 2 weeks of my husband living here, he had his bike stolen, which had been chained to a post inside our breezeway inside the gated area. If you are a bike owner, I would recommend finding alternative options for storing your bike because of this risk. Unfortunately, there are no balcony spaces, which make it hard to store bikes and other outdoorsy equipment. Because it is downtown, it is centrally located and very convenient to explore the bustling Wichita downtown, if that's your cup of tea. It's a 5 minute walk away from Oldtown and about a 15 minute walk from the Intrust Bank Arena. While these are great attractions to be close to, you do have to drive a little further for a Dillons or Walmart if you're wanting groceries and such. It's not terribly far, I would say the nearest Dillon's is about 10 minutes away and Walmart about 15, so it could be worse. The Flats are also pet friendly. They allow up to 2 pets in your apartment, they have a little gated pet park, and even a little dog shower room attached to the office. Residents are not very rowdy or noisy where I live, but outside of our window, on the outside of the gate, some homeless people do have a tendency to sit on the bench outside and talk/sing/yell at random times throughout the day. Nothing crazy has ever come of this, but the sounds are something to know about before moving in. In addition to noises, the train is also a few hundred feet from the complex, so you will hear the train constantly. I don't mind it the sounds of the train, but some people might not be as happy about it. Lastly, in terms of school, I have been entirely online this semester so attending class at home in my apartment have been a consistent activity for me. The space is adequate that my husband and I both have our own desk areas and I am able to get my work done and stay focused during the day and even the night without any loud neighbors or dysfunctional assets in the apartment. If you do have to drive to campus though, it is a pretty fair drive. Only about 15 minutes away with light traffic. For the price that we pay and the location that we are in, it is a great deal, especially for someone looking to attend Wichita State and get to know the local downtown area. ...
