SUBMIT APPLICATIONS: GO to www.zpg.com/find-a-home - Click on 'APPLY NOW' to send us your APPLICATION ($50 per applicant - applicants over 18 and co-signers must submit an application). Must attach Proof of Income and a valid photo ID to application. Complete entire application, as missing info will delay the process. Renters Insurance is mandatory, proof required prior to move in.

QUALIFIERS: Applicants are processed using 4 qualifiers: Credit Score 675+; Income qualified at 3x’s the Rent amount; Background Check; Good Rental History. Security Deposit $300 (on approved credit; pending application decision). $600 if Co-signer needed… Any Co-Signer must submit an application within 24 hours and must be fully qualified… Having NO Credit, will not qualify, so plan ahead if need a Co-Signer. Residents must pay rent through your resident online portal (set up after application is approved - link for deposit).

No Winter Lease End Dates – no lease end dates September through February. No month-to-month leases. We require a 2 full months’ notice to renew/vacate due at least 2 full months prior to current lease end date. Apartment Transfers & Roommate Change require prior Management Approval and incur Fees. We do not allow subletting.

City Gables has 1BR and 2BR floor plans - price ranges: (A-1) 1BR $875 - $1050… (B-1) 2BR/1BA $1200 - $1350… (B-4) 2BR/2BA $1250 - $1400... (B-7) 2BR/2BA $1250 - $1500… Prices depend on floor plan, location, view - per availability

- Parking - One FREE underground, heated assigned parking space per apartment (free parking in above ground lot ).
- Pool - Outdoor heated pool with spacious sun deck. CLOSED in Winter
- Clubhouse - Fully remodeled community room with full kitchen, dining area & visiting area.
- Laundry - Laundry on each floor w/Card Readers. Trash Chute and Storage Room with FREE storage locker.
- Pet Policy - Cats only. No dogs. Pet Deposit is fully refundable $150 Pet Deposit; $25 Pet Fee/month.
- Elevator – in front lobby - centrally located.
- Utilities - Residents pay 100% of the XCEL electricity. Residents pay 90% of the RealPage (RP) bill - Water, Trash and Gas (heat). RealPage is calculated on actual bills, in arrears. Gas & Water peak & valley. (Gas & Water calculated by # of days/month, # of occupants and apartment size). Average monthly RP bill ranges $45-$125/month per apt; depending on usage.

Minnesota winters are cold (it's -15 right now) and our apartment will not heat above 60 degrees. The maintenence person has been here twice and told us there is nothing else he can do, and the property manager basically told us to stop whining. The manager will tell you anything to get you to move in, but many of her statements are all talk turn out not to be true. I rented from fall '06 through fall '07. ...
