I rented a room in one of Freund's properties in 2021, in the marcy holmes neighborhood. It was Ok, it did feel like it was only one step up from being on the street though. The building was obviously pushed to the limit in terms of tenents. Three story house with like 5 rentals on each floor, two kitchens, three baths. But there were squatters in the room next to mine (the guy who legitimately rented it had a couple staying in his room in addition to himself, they would constantly argue and it was so disruptive that another tenant called the police) All in all, it would have been a typical low rent college apartment without the squatters, but despite there being cameras all throughout the hallways and common areas, Mark had no knowledge of the disruptive people living rent free in his own property for MONTHS. He only found out about it because he watched the cameras after someone made a mess in the kitchen (guess who it was). That being said, I should have said something, but the squatters had been there since I moved in so I figured they were just sketchy, legitimate tenants. By all appearances, Mark either has too many properties and doesn't have enough time to deal with all of them, or he just doesn't care. also squirrels lived in my walls. ...

I don't live in one of Mark's rental units, but my kid and their friends do. It's horrific and has been horrific from day 1. This guy argues, ignores and threatens litigation with every request to fix all the issues in this unit. Just some of the problems include: a bedroom with a huge hole in the ceiling that has plywood nailed over it (dangerous and gross to say the least). Window screens that have huge holes chewed through from squirrels that Mark refuses to replace (so windows can't be opened). Smoke detectors are not in every room and each room is a bedroom (or the kitchen), so this is code violation. These renters were promised two common rooms to use (kitchen and a living area). At the last minute, Mark rented out the living area to another renter, even though the renters signed their agreements with a promise of 2 common areas. Common area cleaning, which is included in the rent, is completely subpar with only light surface cleaning done (bathrooms, sinks, toilets, appliances still dirty). Window blinds that don't work, are ripped, and smell horrible - Mark refuses to replace, so blankets have to be hung over the windows. Mark ignores maintenance requests via email and text until multiple requests have been put in. There are rodents and mice, but he doesn't send an exterminator to deal with the infestation. If a tenant puts a fan in their room, Mark will charge extra per month and charge a fine if it wasn't reported to him! Seriously? If a tenant gets caught feeding a squirrel outside, they will be charged a $200 fine (no, I am not joking). At the same time, he keeps a wide-open garbage dumpster on-site that attracts the squirrels! This guy needs to be shut down. He is nothing but a slumlord that tries to take every dime from college students that he can. I truly regret not reading my own kid's lease prior to signing. Once I saw all the insane addendums, it was clear what kind of landlord this guy is. The lease never once mentions the tenants rights. DO not rent from this guy or his company and don't believe any of the fake reviews out there on the site. ...

Every few years I think back to how horrible my experience was at the Freund Haus as an undergrad and I read through similar experiences in these reviews, then I get to Mark's fake reviews of this place. For any student who is considering this place, don't. Not only did I consistently feel unsafe with individuals walking in with less than an hour's notice to "tour," I felt constantly watched by Mark (see this passive aggressive email he sent to us all for proof of this). Some of these reviews discuss how "ruthless," big apartment rental companies can be, but honestly? Across 5 different landlords-3 of these being larger rental companies, Mark has ranked as hands down the worst. Do what I didn't do as an undergrad who had never rented before-stay away from Freund. ...

Mark is a monster. I was fined multiple times for things that the landlord should have been responsible for. Please don't ever sign a lease with him. I rented from spring 2020 through summer 2020.

PLEASE, *PLEEEASE* DO NOT RENT WITH FREUND!!! I am not one for armchair diagnosis, but of his total lack of conscience I am CERTAIN. He took legal action against my friend at the drop of a hat, and he will do the same and SO MUCH ELSE to you. Think about why there is such a dichotomy in these reviews. He submits reviews of himself and allows for a few negative comments, but always submits four or five stars so that his ratings stay high, and he distracts from the PREPONDERANCE of one-star reviews that have gone on for Y E A R S. If I had the resources, I would go after him legally. It hurts knowing that he's out there taking advantage of vulnerable young people. I honestly don't even know whether to trust that "stoptheslumlord" email, because I could see him using that just to get people's information. He's truly that remorseless and manipulative. I would check with student legal services to see if it's legit, and just speak with them in general about Freund (like another reviewer said, it's a FREE service to UMN students!). We were really worried about living here this year because we signed so early and then found this site later with such horrifying things about Mark! We even re read the lease to see if we could get out of it but it didn't look easy. We talked to some other girls we know who were still living there and they told us that he was best and the bad stuff was trolls. That made us feel better and we talked to enough people that we decided we'd live there anyway. The first test was in the first month we were there. We had a clogged drain and the lease says that's on us. We texted Mark about it and he came himself and fixed it. He even showed us how to do it. He didn't charge us either! We have no idea who's spamming him but they should get a life and move on. If he kept anything from them they probably deserved it because he's not charged anyone in the whole place for any repairs at all this year! I rented from fall 2019 through winter 2020. ...

Mark is a sociopathic moron. I do no rent here but one of his other properties. The house is poorly maintained and Mark is extremely slow moving to resolve issues that arise. He will drop in with zero notice and often sends strange men to do repairs and maintenance in the house. When pushed to actually do something meaningful, Mark will constantly beat around the bush and easy and important fixes often take months to get done. The rent may be cheap but don't stoop yourself this low and rent with him. The 5 star reviews are fake and written by him.
