We have lived here for a year now. When we first moved in i was sceptical about living at the front of the building because all there was to look at is a parking lot (i feel like i live at a car dealership). But for the first half year we lived here there were beautiful trees outside the window to block the view of the parking lot. Then all of a sudden thay came through here and cut all the trees down so now my scenic view is asphault, carport and cars. The first coupple of months it was quiet and peaceful (all you could hear was peoples water running between the walls)... then things began to change. Neighbors moved into the apartment across the hall from us. Must have been 20 of them living in a 2 br apartment. The kids would sit at the top of the stairs outside my front door and use the landing as a bench so they could yell their coversations over their cell phones. It got annoying really fast. I mean could you imagine having a house and your neighbors uninvited use your front porch to have their coversations on' That would be rude right' Even after my neighbors show no curtosy and respect i still have respect for them - i guess my parents just raised me right. Finally the cell phone conversations stopped outside my door and then came the obnoxious neighbors on the other side of my kitchen wall. Every day when the girl gets home she proceedes to slam her cabinet doors over and over and over agin against my wall in a rythmic pattern. I never did anything to her, always try to be friendly and nice - maybe i am taking it too personally but i feel that she is doing it on purpose. Now she stands infront of our apartment door and yells at the top of her lungs whenever she has anythign to say. She is so quiet comming down the hall but then she stops and stands infront of my door and yells stupid crap like, "that's so funny" "that's so creative". She yells at her dog as she lets it run around all over the place. It is obnoxious and rude and very inconsiderate towards the people who share this building. The lady that lives below me has a little boy about 3 years old and she lets him use the hallway as a playground. Just last week he was running up and down the stairs poundint against my wall until finally one mo my pictures fell off the wall, fell on my table and shatter my vase into a thousand pieces. There was glass everywhere and i am frekaing out because my two year old daughter thinks it would be fun to go running around everywhere while there are shards of glass laying all over the floor. How messed up is that' As if i dont live on the other side of the wall'!'! There are 8 units in each building and only one washer and dryer in the laundry room. Not exactly good mathamatical planning there. You can get a washer and dryer combo for your unit and it costs 30 bucks a month but all you can fit in it are about 4 pairs of jeans. Not worth 30 extra bucks a month in rent. Over the year that i have lived here we must have killed about 30 - 40 silverfish in the apartment. There is an infestation of them and there is no wonder why. This building has already sustained water damage before we moved in. Since we lived here the pipes froze and busted. Flooded the entire room below the laundry room... came home one night to find a damn waterfall in the building, stood with my neighbor watching it as huge chunks of drywall fell out of the ceeling. Aparently the neighbor had already called emergency maintence and they had come out to shut the water off. Well it surely wasnt off 2 hours later when it was still flooding the building. My husband (never worked maintence in his life) walks into the room where the water valves are for the building and after one try found the lever to shut the water off to the building. Thank lord he did because the damn light fixture on the ceeling was filled with water and screaming "FIRE!" Absolutely redicilous and unprofessional. Maintence that doesnt know how to work maintence! Really reassuring. The floor plan is nice and space is nice but there is no privacy, no peace, no quiet and daily i sit and watch the building across the way from me. A kid over there is constantly selling drugs to people, i watch him do it and he isnt very bashful about doing it. It really isnt my buisness but i dont feel like raising my daughter here. I am not comfortable here and it is beginning to really stress me out. Don't get me wrong - i know that apartment life means hearing other people around you and it isnt like owning a home. But there are better apartments out there than this one and that is why we are moving. I woudn't necessarily advise against moving here, over all it is a pretty nice place but apartment living is like gambeling, you never know what card you are going to get delt. Its all good except the leasing office. They receive you good before you sign the lease and after that things change drastically.I felt they are very rude and they change the terms as they wish.

I have lived here for two years now and i love it. It's off campus a bit but it nice and quite. I can go to my friends house and come back to a nice apartment. Some of my friends live here and in the summers we use the bbq. In the winters we go swimming in the indoor pool. Theirs usually no one their except for us so its really nice. Other than that theirs really nothing else to say except that the maintance comes fairly quick.. i usually have to wait a few hours for them to come but i think thats pretty good. I rented from fall '05 through winter '07. ...

Since November 2007 till Dec 11, 2007, there have been about five power outages in Pheasant run apartments, Ann Arbor. You have to wait a minimum of 4 hours before the power is restored. Sometime it has been close to 9 hours in the night. Everything in the apartment is electric. So you can’t make food or live. Even the heater doesn’t work, since the thermostat will not work without power supply. This power outage affects major part of the pheasant run apartments. This does not affect the apartments near the rental office. The pheasant run management has put up fliers in the apartments that are affected, stating that this is a problem with DTE energy and contact DTE energy. Looks like they do not want any complaints directed to the management. There is no back up at the apartment. I know that they are not required to provide back up. DTE energy when called gives you a time estimate of when this would be fixed. But there is no one time fix. I know that there cannot be a permanent fix, but there should be something better. You just cannot survive power outage so many times in winter in the same month. DTE energy is not responsible for bad weather power outage/ pheasant run management is not responsible for this, how can this problem be solved by hundreds of residents who suffer in the freezing cold without food and heat? This is a cheaper apartment, but not a safe place to live. Live here if you are willing to starve and freeze to death. I rented from fall '07 through spring '08. ...

I am a recent graduate student from The University of Michigan. My program was only 16 months, so my husband and I spent the whole time at Pheasant Run and it was AWFUL. We had so many bad experiences while we were there, mostly in dealing with the management and maintenance. Here's a list of what we experienced: 1. The apartment had previously been rented by smokers and smelled of stale smoke. Our clothing smelled horrible. When we called and asked that the air filter be replaced, it took over two weeks for them to come out. It was only after I ran into a maintenance person on the grounds that they showed up. 2. Our bathroom fan began leaking, so much we had to catch the water with a bucket. I called maintenance and it took me calling for three days straight before they came. They then left me a note saying it was shower condensation. I called back telling them that shower condensation would NOT leave that much water and they came back. When they came back a week later and pulled down the fan, it spilled water on them. It then took ONE MONTH for them to fix the fan. I kept calling, and the management kept telling me they'd be there the next day. All this time, every time I sat on the toilet, I got dripped on. 3. One of our windows broke one weekend and we couldn't close it. We had maintenance come and fix it. He put the window back in, but the spring was still broken. When my husband pointed this out, he said it was "fine." My husband has built windows in the past, he knew it wasn't fine, but it wasn't worth the fight. Also, the windows are so old and leaky - we have never seen such high energy bills. 4. Our building had a security door in which you have to buzz people in. The buzzer got stuck in another apartment. The door buzzed constantly for at least two weeks. We could hear the buzzer in our living room, and it meant that anyone could get in the building at anytime - it's a shady complex, no one wants that. We kept calling to get it fixed, and we were told one weekend that our security wasn't considered an emergency maintenance issue. When it was finally "fixed" they just disconnected it. It took over another week for it to be repaired. 5. The apartment is not in charge of the washer and dryer in the building, but they did disconnect them to fix a leak in the wall, which we appreciated. Yet, we would have liked to have had some notice that the washer and dryer would not be available for one week. 6. Maintenance then reconnected the washer and dryer, but messed up. They mixed up the hot and cold water. We didn't realize they had mixed them up, and ended up washing my good sweaters in hot water instead of the cold water we had selected. The complex refused to pay for the damage. The worse part about this place is the management. Every time I called with a maintenance concern, I knew I would have to call time and time again in order to get them to come out. I would give them 2-3 days and call again. It was ridiculous. Each time I called, I was told they'd be out the next day - they weren't. I didn't appreciate that they would lie to me. I got tired of talking to the management, and I could tell they were tired of talking to me. In addition, they kept telling me that maintenance should be better now because they had just added new maintenance men so they should be able to get to everything in a timely manner. I heard this mantra over and over, and it was never true. Don't believe it. Choose to live anywhere but Pheasant Run. I rented from summer '05 through winter '07. ...
