Owned by husband and wife Gretchen and Dave Sleaman. Gretchen is a drunk, that you can see form the other comments and upon your first interaction with her , her husband is a repeat sex offender, also a drunk who thinks it’s cute to berate woman and act like a 15 year old. These people have no business conducting anytime of business. To be honest I don’t know how Gretchen gets from point a to point b. Dave - google him. He’s disgusting. Save yourself and give your money to people who work hard and have your best interest at heart. No sexual offending landlords who smell like Newport’s and vodka. ...

Gretchen just showed up at our apartment announced to “check the lock” she could barely walk, slurring her words and smelled like a legit bar. I feel so bad for this woman. But that still doesn’t excuse their unprofessionalism and unsafe environments they provide. We have had her show up her over a dozen times in the last three weeks. The management group stores extra furniture, kitchen appliances and paint in indented rooms and storage areas so they make that their excuses to why they need to have access all the time. ...

Unsafe, intrusive, verbally abusive…. Con artists to say the least. The leasing manager Gretchen would scream on the phone to us. We think she drinks a lot and that would explain all the weird calls and texts and her inability to schedule anything correctly. She will tell us the lawn guy is coming Tuesday and than Monday morning the lawn guy was standing outside my friends window watching her get dressed. Extremely unsafe living environment. This “company” hides behind holland management but in reality if you do a quick google search you can find it’s owned by Gretchen and her equally incompetent husband. Theiving. Gretchen will lie through her teeth just to make a buck. They have no problem running a shady business, they know about all the negative reviews but try and push them down with fake ones. She will harass you, come into your rental whenever she wants and will send over strangers / contractors unannounced. Not a safe living environment for woman or children. ...

Gretchen is a drunk. She’s harassed me since day one living here. They rented me a house knowing that I had mold in it. They refused to fix it but yet expect me to take time out of my day to be home and coordinate with contractors so they can add egress windows Then they kicked me out of my lease early so that they can rent it just in time for the fall season the biggest pieces of shit that I’ve ever worked with in my entire life. I live in a clean, cute apartment with hardwood floors. It is in the historic West side so the house is old but my actual apartment is in great condition. They are a local landlord and everyone has been so friendly. I had such a different experience than some of these other reviewers. My previous landlord was shady so I did a lot of research. Ann arbor has new laws about the fees you can charge. Holland does not charge them. The selection is on the paperwork so that can be misleading, but they do not mark it and they do not charge you. Thankful to be dealing with landlords that are actually pleasant and honest. Such a great property on the West side. ...

I have lived at a couple different apartments managed by Holland. They have been very helpful when my housing needs changed and found me a different apartment even though I was not at the end of my lease. I would definitely rent from them again.

I love the neighborhood I'm in, but Holland Management is extremely unprofessional, disorganized, and in many ways incompetent. They have bitten off way more than they can chew with all of the properties they try to manage. Maintenance is slow, if nonexistent. They wait to fix issues until they can absolutely no longer be ignored. They come by with little-to-no warning and expect tenants to drop whatever they're doing to open doors, move cars, take pets out, etc. They store maintenance items in the garages and basements of their occupied properties, which is extremely inconsiderate and unprofessional. They also charge much more than other comparable homes in the area for no apparent reason. I am very much looking forward to living elsewhere soon. ...

One of the most unprofessional companies I've rented from. Broken washer since I moved in, extremely slow to respond, doesn't seem like they are going to fix it anytime soon. Also the apartments are tiny and creaky. The windows are shitty, you could literally pull them out yourself. Only good thing is the location. I would not recommend this management company, Ann Arbor generally doesn't have a lot of choice but I would steer away from Holland Management. ...

Our apartment was advertised as 700 sq ft, but it is actually no more than 500 (if we're being generous). Not to mention the lack of a real freezer and full sized oven. Gretchen was cooperative and maintenance was okay (though there are a few major issues that were never addressed). Pricing is outrageous considering how small this apartment is. It's essentially a studio apartment tbh. I would not recommend renting from this company, but I'm also not sure that any other leasing company in Ann arbor is much better. An extremely unprofessional company. I'm not an online review writer typically but folks should be warned. Low quality properties and poor management. I rented an apartment that needed renovations that kept taking longer and longer before I could move in. With an unclear end to the wait, i opted to find another place and get back the deposit i was repeatedly promised could be refunded under these circumstances (no stipulations). Though I was able to get most of my money back, it was not without a series of rude–borderline abusive–text messages from one of the owners . She literally ran me out of the apartment and Gretchen(the manager) found another place for me to live, although she had no obligation to and transferred my lease.
