I love my apartment at Forest Ridge! Big kitchen, high ceilings, clean and new, and affordable! The management company, Hallmark, has been really great too. My refrigerator stopped working and they had someone there to replace the circuit board the next day. Every person I've talked to at the office is nice and helpful whenever I needed something. Forest Ridge apartments themselves are not that bad, but Hallmark Rentals and Management is a terrible company. I have known three separate groups of friends who have lived in Forest Ridge for the past three years, including myself after I foolishly decided to rent from there in spite of my friends' warnings. The first group of friends were sued for $15,000 in damages to the apartment! The second group of friends were charged an extra $400 for damages after moving out. So, my roommate and I, knowing we had to make the apartment perfect on move-out or suffer massive charges, labored for three days cleaning it. We had it professionally steam-cleaned by a company Hallmark recommended to us. The woman who did our move-out inspection remarked that the apartment looked great! We later received a bill from Hallmark for $530. This ate up our deposit and left us with a $30 bill to pay. The reasons listed were ridiculous. They charged us for cleaning the carpet (which we had already done and included the receipt) and they also charged us for replacing the carpet! They even charged us $200 for painting and $100 for "general repairs." Don't rent from Hallmark unless you have a couple hundred extra dollars that you're willing to allow them to steal from you when you move out. And this is all on top of poor maintenance and abysmal customer service. I rented from summer '09 through summer 10. ...
