Noise level is low and everyone kinda minds their own business which is cool. Staff is friendly + maintenance is nice as well; very helpful. I would get yourself a 2nd-3rd level apartment, just my suggestion since I don’t like the bottom floor.

Been living here a while now & haven’t encountered any problems. Staff is helpful, maintenance is on point. Safe area. Not to mention the apartments are well insulated so it’ll save toy money on heat.

Love this place! I love how it’s secluded in it’s own little area and surrounded by woods. The noise level is low and I’ve never encountered any problems. Maintenance usually gets to your work order if made early in the day, which is nice. I’m for sure not moving out any time soon. ...

Quiet neighborhood, no problems. Grounds are very well taken care of. Location is in the middle of town so you are a minute drive away from anything. I would definitely recommend living here. I haven't had any problems.

I have loved living at The Stratum for the past few years. There isn't another apartment that I would want compared to here. The amenities are great, everything is included except electricity. The Stratum at Indiana truly lives up to their motto of the "Ultimate Apartment Experience!!" The staff is wonderful and friendly and made me feel at home. Maintenance was prompt and I never had any apartment issues. What made me really want to live at the Stratum was the tour!! The staff really knows how to sell their property and makes you want to sign right away!!! On top of a great living experience, I saved so much money because almost all my utilities was included in my rent. I felt like when I left the Stratum because I graduated, I left a family. I moved to Colorado recently and found this website to look for apartment ratings. To my surprise when I checked out my old complex in Bloomington, I saw some not so nice and over the top reviews. I lived there for two years of school at IU. I had an issue with a neighboring dog in my apartment building. I had spoken with the staff a few times. It seemed to be an issue that could be difficult to solve; however, maintenance AND management both rushed over to the issue and had it taken care of in less than 24 hours! I lived there for two years and I will say it was slow in the beginning. The Stratum was new and management was busy, but things have changed! The new managers are young and they know EVERYONE's name...even if you have only been in the office once. If I ever travel back through Bloomington for school, The Stratum is the ONLY place I would live at. Great parking, great apartments, and great staff. I rented from fall '09 through summer 11. ...

The staff is awful and inconsiderate. During the tour, they seem very interested in you and your wants/needs, but once you've signed the contract, all you are is money to them. I contacted the staff twice about roommate issues, both times they said they were going to do something, but they never did. They also informed me(after I had already planned on bringing a dog down... which they knew during the tour) to inform me of a "move out fee" for flea removal, deodorizing, and whatnot, on top of the non-refundable deposit and monthly fee. Then 3 months later, after I decided that their fees were too excessive and left my dog with my parents, I was informed that someone had told me wrong and as long as it's housebroke and doesn't tear up anything, there would be no extra fee. Also, with maintanence, upon one week of moving in, they came in and sat a replacement counter for my bathroom, I was never told this was coming in, and in my opinion, it should have been put in before I got there. But to top it all off, they never installed it, they just came in and removed it over a week later. I finally decided to relet after getting fed up with having to deal with them, and not getting action done. They never informed me of a relet fee until they got my apartment relet, which cost the same price as a months rent, and I get nothing for the whole month of august that I paid for and barely lived in. Which wouldn't be such an issue if they had brought it up when I mentioned I want to sublease which I wouldn't have to pay such a fee for, but they suggested re-letting it, because it gets you out of the contract entirely. I would not recommend anyone to rent an apartment from The Stratum at Indiana. I have had the opportunity to live there for two years. Everything seems fine until the time you leave in which the management staff will do any and everything to get over on you to insure that they receive any type of payment for anything. They will go to the extent of lying and making up costs in order for payment. Even if you do a walk through with management, take pictures, leave the apartment in perfect condition, they will do all they can to collect your money. The Management staff (not the student staff) is rude, does not keep their word and does not care if you have been a loyal resident. I think it is assumed that all residents are college students and do not understand much about rental properties so they think they can easily get over. Don't be a victim. I know entirely too many people who have been screwed. I will not be surprised if this apartment and the company who is backing them falls. Poor customer service and treatment connotes poor business relations. In turn, will lead to this company's demise. Be smart folks. Don't do it no matter how nice the place looks. The management has no sense of customer service. Once you make a contract, they just want to get money out of your pocket until the contract is over and final account statment is ready. The apartments themselves are of pretty decent quality. They are built of faux materials (laminate floors/counter tops/etc) that imitate the real thing. However, the Stratum charges a premium price since they think college students are dumb and won't notice the difference. The Office Staff is what makes this place horrible. There is little to no concern for the residents' well being and they will fine you to death upon move out. Combined, my roommate and I incurred over 1200 in fines. We were both neat graduate students. I would not recommend living here because of the exorbitant fees and the lack of compassion/concern displayed by the staff. Look at the Fields, the Woods at Latimer, and The Village at Mueller Park for alternatives. Truly disappointing. I rented from fall '09 through summer 11. ...
