If you like ANY of following: (1) huge roaches (2) paper-like thin wall (3) unreasonable landlord and her family (all the staff are her relatives) who constantly disturb you & falsely accuse you of things you did not do without any evidence (4) cannot open windows (5) lengthy meeting with landlord to listen to her family issues that were none of your business, congratulations!! Mi Casa (Garrett Properties) have ALL OF THEM. (1) HUGE ROACHES: Although they claim to have pest control, the building is very old, and the door cannot be completed closed. What's worse, the landlord and staff would NOT ALLOW you to attach anything to door or wall, so you will keep having huge roaches coming inside your house. Even if you complain to Garrett Properties, they will say it is normal when the weather gets cold and do NOTHING. It is not normal at all!! I had experiences living in other places in Athens and never had this problem. (2) PAPER-LIKE THIN WALL: The wall is as thin as a paper, so you can hear the noises from THE WHOLE BUILDING. My neighbors did not party, so I didn't blame them. The problem was caused by the thin wall that makes you hear neighbors' TV sounds, chatting, and even the sounds they made when taking showers. (3) UNREASONABLE LANDLORD WHO CONSTANTLY DISTURBS YOU: Please! Please! Please! Please search for β€œlandlord” in other reviews!!! I did not, and I was paying for that. I once thought it doesn't matter since I am a quiet person who does not party and always obey rules. However, what I did not expect was that the landlord would falsely accuse you of things you did not do without any evidence and literally YELL AT YOU. After viewing others' reviews, I realized that I was not the only victim. Maybe they just tried to take advantage of UGA students, especially international students, who will not complain. (4) CANNOT OPEN WINDOWS: Mi Casa (Garrett Properties) does not allow you to open your windows. If the landlord or the staff found you open your window (even when you are cooking, not allowed), you will immediately get an email from the office accusing you of violating the policies of Garrett Properties, which is ridiculous. (5) LENGTHY MEETING WITH LANDLORD: Even if you are a quiet and clean person who behaves, you will still have a high chance of being falsely accused of random things from opening the windows to events that you did not even participate in. What's worse, the landlord would call your personal phone and request to meet as if you were a criminal. The meeting will take at least 0.5 to 1 hour and will not get to the point at all. Since the landlord always makes false accusations and never has evidence, the only thing she can do is yell at you. If you have lots of time and the time doesn't matter to you, living here will give you plenty of chances to meet with the landlord and listen to her family issues that are totally none of your business. If you only want a short summary of my comment, I would say DO NOT live here unless you have no place to stay. Look elsewhere, you will have happier housing experience in Athens. A sewage pipe burst this winter and it took weeks to fix. The area by the unit by East Cloverhurst Avenue was a smelly, muddy mess - so was the sidewalk students use to walk to UGA. Not good - especially for such a nice historical neighborhood. And who is the creepy blonde lady who works there and walks around the parking lot peeking into windows?! While the location is great, there are probably cleaner and safer places to rent in Athens near the university. I rented from fall 2018 through summer 2019. ...

I've lived in many places in Athens and this is absolutely the worst housing situation to put yourself into. I was there for one year and had a terrible experience with a nosy, inconvenient, and disrespectful landlord who makes your life difficult in all ways possible. There's many other affordable places to live in Athens that are close to campus. Do not live at Mi Casa. You will regret it. I rented from fall 2014 through spring 2015. ...

The location is great. Sadly, the landlord treated me as if I were here serf. One day, as the paradigm shifts, the "landlord" and her actions will all of a sudden seem very silly. Search for "apartment ratings mi casa" and you can read some of the comments at apartment ratings. The "landlord" views herself as a monarch and, just because someone is renting, it does not mean they have to dip their head, call the landlord "Queen" and do whatever is demanded from them. ...

Mi Casa is really mi casa. ha. no but really, you can't beat the location. Close to 5 points, school, and I can walk from downtown. Plus on the way here Cali N Titos always smells delicious. Great tailgating. Super safe. I think if someone walked into our parking lot who wasn't supposed to be here, Patti would know. The staff here always greet me by name and are very friendly. The other day I had a sink leak and they replaced the sink the day of. The apartments are spacious and clean. The walls have great insulation - can't hear the outside noise (like traffic or even rain). All of my neighbors are nice people. I love when the roses along the buildings bloom. Definitely recommend. (rented Fall 2011 til current) I rented from fall 10 through fall 11. ...

I didn't have any problem with my place or with pattie I just followed the rules that she set out in the lease that where detailed and did not have a problem. She is strict on parking because it is so close to campus if she is not with a big parking lot that they have it would be over run with students. And I just called when I had friends over to let them know whose car was whose and did not have a problem. I had to leave school for medical reasons and Pattie let me out no problem and even gave me back my security deposit. Also when it comes to game day parking rick has a number of spots he can sell and that is based on how many spots are left after the tenats are counted. And during game days you can tailgate in your apt parking lot and be less then a mile from the staduim who could ask for more. These apartments are a hidden gem, close to school close to Downtown and five points and close to the frat life. Great place to live sorry I could not stay there longer I rented from spring '08 through summer '08. ...

I would not rent from this crazy lady! I regret ever doing so. She is so nosey and controlling. Parking is a problem for friends who come over because she threatens to tow them. It's worse on home football game weekends because she will have her son out selling your parking space! Go out for a bite on a home football weekend, surprise, you can't park at Mi Casa because "rick" sold your space! She will not fix plumbing problems or the central air or the dishwasher. Instead, she blames you for breaking it! Crazy! I rented from summer '07 through summer '08. ...
