Ok we have lived here for a long while. At first when we moved in, they did not have our apartment nor the keys ready when we had a moving van ready to unload our things. This was 4 years ago. Despite everything we have gone through living here. We continue to stay due to location, floor plan layout, and they maintain the property well. Recently, Equity has invested a good chunk of change to improve the quality of the grounds. They have upgraded some of the workout equipment(finally), finally fixed the hot tub after 3 years of it being broken. And they have begun to try to improve the horrible gate situation that has plagued this place since the beginning. This gate has worked a total of about 2 weeks the entire last 4 years. Sadly, some of the people that live here have no respect for anyone but themselves. They will go full speed into the exit side gate and almost cause a head on collision with people leaving the property in their cars. The 2ndary gate call box has not worked in over 8 months. Sometimes leaving residents stuck outside the property. The parking situation is out of control but so are any community in south florida so this isn't equity's fault. The office staff is nice, some times they are on top of things. But more often than not you really have to nag them for days and weeks and complain and then nothing is done. The maintenance was excellent when we first moved in. Now, it takes them 5 days to respond to a clogged disposal that takes them 3 minutes to fix. This in turn makes the sink , the dishwasher and any cleaning out of commission for days. This also brings in flies and stinks the entire place up. Very dissatisfied with this. And yes, the disposals are old and need replacing. The dog crap here is out of hand. And nothing is done about it. We have a townhouse and wake up to smeared dog crap across our driveways as well as smeared all over the pavement. It takes the office staff weeks to respond to this and then they send a letter that really deters no one from letting their dogs crap all over the walkways. Walk the grounds of this property and look at all the dog crap. Its everywhere, its smeared, no one cleans up after their dogs. It is absolutely disgusting. Make your maintenance staff clean it up if your not going to do anything about it Equity! The ac unit in this apartment is so old it struggles to push 76 degrees in the winter. It makes noises, the thermostat doesn't work at times. When we moved in, the thermostat wouldn't turn off. The ac ran for 3 days after we specifically asked the office to deal with this immediately because we didn't want to pay 300$ for the electric bill. Well first electric bill was 300$ for a 1 bedroom apartment. This alone will make this apartment complex cost more money. Not to mention, this loop hole they have going with the water bills. Be very careful, they do not treat every apartment or tenant the same. To live comfortably and we are talking 78 degrees during the summer and no ac or heater during the winter, it roughly runs 150$ on average a month for the ac in a one bedroom unit. If you move here, make sure your ac unit is new. If not you will be paying more than 100$ extra a month for utility bills that are not necessary. The ac units they have should be 10 seer units by code. These things are probably operating at 50-60% status give or take a few newer units if you get those by luck. They won't change these units either its not cost effective. Old apartments, old ac's. They replace one persons ac, everyone will request it. So be very wary of this. I personally have talked with a neighbor who has said they paid 250$ a month for sewer and water with a 3br-3 room mate apartment. When they sent us a letter a year ago stating that the pipes are so old that they can't use meters. They have some magic number they come up with by dividing the water bill by the number of tenants per apartment or something of this nature. If two people live there it is 40$ give or take but never anything like 250$. This is absolutely ridiculous. I rented from summer '04 through summer '08. ...
