Parking: Parking is limited, and parking on the street is not bad. The real problem is that in addition to paying extra for a parking spot, I was told that I would definitely be able to get another permit. After moving in they tell me that there is a waitlist, which in six months has gone nowhere. And although the amount of parking on the street is not terrible (certainly not ample though), it is very unsafe. My cars have been hit and graffitied. Noise: I have never had a problem with hearing my neighbors, but that is only because they are quiet. The actual construction transmits all sounds readily through the walls. Grounds: The grounds are decently well maintained. Though they said the complex was going to be pressured washed and painted around the time I moved in, and it is only happening now (6 months later). Safety: The immediate area is not bad, but it is surrounded by bad places. Again, if you park on the street though, you car will probably not make it through a year long lease without some damage. What really bugs me though is that the gates are constantly broken. I moved into a gated community in the hopes that the gates would keep everyone who does not live here out, but how can they if they are broken' Construction: The place looks fairly nice, but the phone jacks don't always work (by law they are only required to have one working in the apartment, so that's what you get). The plumbing is bad. Every now and then you will see some industrial sized fans blowing a foul stench out of someone's apartment. This is due to the plumbing backing up and flooding the place with sewage. There are also no elevators, which is inconvenient. Maintenance: Within a few weeks after moving in our dishwasher started leaking into the apartment downstairs. Not wanting to ruin their apartment we agreed not to use it until it was fixed, which took about 2 weeks. Overall the maintenance is decent, but very slow. They expect you to wait in your apartment (unless you are ok with people going in it by themselves), for someone who may not show up in the 2-5 hour range they give you. Staff: This is the worst part of this place. They will say anything to get you to move in, and they will show you a very nice, clean apartment. Most of the apartments have burn marks on the counters, stains on the floor, various chips and scuff in the paint etc. With us they wouldn't let us see the actual apartment until after spending money on the credit check and being ready to sign the lease (since we had to find someplace to live all we had to go on was the model apartment). As I said before, they flat out lied about the parking permit, promising me that I could get an extra one. Overall: The biggest downside to this place is the management. I still live here (at least until my lease is up, then there is no way I would ever stay), so I don't want to write anything that is specific to me, so I can't write about the biggest problem I've had. Suffice it to say the management has stepped far over the line, and I would encourage everyone to avoid this and all other Avalon communities. I rented from summer '07 through winter '08. ...
