Traumatizing! My time at 125 Cambon Dr. has been nothing short of traumatic, and I feel compelled to share my harrowing experience with this apartment complex. From the moment I signed my lease, it was evident that their commitment to resident services ends abruptly. Upon my arrival in July, I was met with an array of issues that made me question my decision. During my initial tour, the place appeared pleasant, and the neighborhood didn't raise any red flags. However, despite numerous emails and requests for a move-in appointment confirmation, I arrived to find no such appointment finalized. The lack of communication wasted my time and resulted in additional costs for my movers due to the unnecessary delay caused by the apartment management. As I entered the building, I was greeted by a disheartening sight - homeless individuals and drug addicts loitering in the lobby waiting for their resident dealer! The overall atmosphere was unsettling, and the residents themselves exuded an air of suspicion and discomfort. The contrast with the safe and pleasant East Cut neighborhood I had moved from was stark, leaving me in shock. Distressed by this turn of events, I visited the leasing office and inquired about relocating. The leasing manager, Jeff, acknowledged the issue but shockingly excused the negligence of his leasing agent by labeling her as "naive." To add to my frustration, Jeff seemed oblivious to the fact that other buildings in their complex had security cameras, which were conspicuously absent in mine. Instead of taking full responsibility, he offered me a unit in a different building with higher rent and declined my request for relocation assistance. Additionally, I received only a partial refund of my security deposit for a place I barely stayed in until my relocation. Despite confirming with the agent that I would retain my mailbox key for an essential letter, they altered the lock without notice, cutting off my access. The communication breakdown became a recurring theme, making it impossible to ascertain critical information about my move. On the morning of my relocation, I faced more chaos. Since I knew there will be no moving instructions, I initiated multiple calls myself one day prior to moving to get information on the money order need prior to moving, but the vague and conflicting responses from the staff regarding payment methods led to a last-minute scramble for the money order. When I finally secured the money order, I received the wrong key from, Antony, a seemingly inept moving agent. This mishap resulted in further delays and added stress to an already agonizing experience, all while my movers were billing by the minute. My ordeal did not end there. The apartment complex made empty promises of a $100 Uber credit and advertised Amazon locker boxes or LuxerOne services that were nowhere to be found. A thorough inspection upon moving in was lacking, with a smoke detector missing batteries. The lack of security within the neighborhood left me fearing for my belongings, with packages vanishing in the blink of an eye. The hallways perpetually emitted unpleasant odors, often tainted by the stench of urine. The presence of thieves and criminals in the vicinity rendered the area unsafe, particularly during nighttime hours. I cannot emphasize enough the importance of staying away from this deceitful and unprofessional apartment complex, despite being promised cash rewards for referrals! My initial quest for tranquility in escaping downtown chaos transformed into a relentless nightmare, complete with a sense of deep regret for giving up my safe and pleasant apartment. I am now in the process of seeking legal recourse to break my lease, as the multiple illegal acts and distress inflicted by Parkmerced have made it untenable for me to stay. ...

RUN! BLACK MOLD INFESTED UNIT! I HAVE OVER $4k in mold damaged shoes that are a total LOST! NOT INCLUDING MY CLOTHES & OTHER PROPERTY! THIS IS A LEGAL NIGHTMARE! I HAVE SEVERE ASTHMA & GET SICK FROM THE AIRBORNE MOLD SPORES. I HAVE TO KEEP MY HOUSE EXTREMELY COLD RUNNING AIR PURIFIERS IN MY BEDROOM & CLOSET! FIND SOMEWHERE ELSE TO LIVE!THIS IS A HORRIBLE PLACE TO LIVE! THEY CAPITALIZED ON PEOPLE IN NEED OF AFFORDABLE Housing ! THEY ARE HOUSING CRIMINALS! WE NEED A CLASS ACTION LAWSUIT TO STOP THESE CORPERATE CRIMINALS. THEY GIVE no notification of NEXT DOOR construction work OF THEM cutting my water off all day WITHOUT a 24 HOUR NOTICE in ADVANCE, holding me hostage in my own home! I moved in back on December of 2022. Since moving in it has been non-stop repairs & a pure nightmare. They do not care tenants' rights @ALL! Harassment is amplified at by 10! These old places were built in the 1940s & they have not renovated or updated these places all! They fix these places up w/ a Mickey mouse rigged up. These places look nothing like the ONLINE pictures! All lies, it is all a gimmick! No one tells you that you're going to pay $150 for parking in a carport, that is 1.5 -2 blocks away from your front door. No one tells you that you're going to have to walk1.5-2 blocks to empty your garbage or take your trash out everyday. Or their Wash house is disgusting & broken! THIS PLACE IS A JOKE! The ceiling in my bedroom looks like it cracked open FROM WATER ROOFING DAMAGE, it looks like that in the living room as well. The paint is peeling, falling off in the bathroom shower CHEAP! If you are in a townhouse, it will always be cold downstairs & hot upstairs. Your PG&E bill is high!When you turn the heater it sounds like a train engine starting up, the system is so old it makes all of these loud cranking knocking noises that keep you up throughout the night, a real nightmare! It is mentally draining & TRAUMATIZING! Once you move in everything falls apart. I had my refrigerator replace & my stove & I was not even here 2 months! They do not even change the toilet seats, or the bathroom faucet plug in the sink filthy. I had to put a new toilet seat, shower head in because it needs a filter because when you turn on the water in the tub it comes out red rust, black particles like sand and rocks shoot out. So, the piping system is old no good!They don't tell you about the utilities of the water or the sewer, when you receive your first bill you wonder why you're paying almost $200 but you're conserving water or may not even be in the unit that much. It doesn't matter how much water you use, if you're there or not, they will divide the water up with the people in your community, which is unfair & wrong. But they do not disclose this to you when you first ask them or before moving in. They have a culture that is built on deception & lies. They do not usually make appointments for your maintenance or repairs so you will be disturbed early in the morning and they come by whenever they want to, banging. If you're lucy, you can try to get an appointment, they don't even show up. The door knobs are painted black, eventually from the heat of you turning them will melt off. There are no screens on any of the windows so opening your window to get air in is non-existent, unless you want spiders, bugs swarming into your home, there is a lot of bushes & trees around here. They do not let you know when they are doing construction next door to your unit it will wake you up early in the morning with hammering, drilling & sawing all day. THE CULTURE AROUND HERE IS AWKWARD.THEY MISTREAT THEIR TENANTS! TREAT US LIKE THIS IS A PLANTATION & WE ARE SLAVES. THEY ARE UNETHICAL & UNPROFESSIONAL WHEN IT COMES TO YOUR TENANT RIGHTS. Since, SF has no decent low-income housing they capitalize on low-income tenants, the disabled, & senior citizens because they have nowhere to go. Sometimes the staff can be air headed. I have had leasing issues in the past however they were incredible when it came to handling it in a timely manner. Its always clean and the building is quiet. I was in a 2 bedroom 2 bath. was really close to campus and the bus stopped right in front of the apartment complex. transportation was near by. Had laundry in the basement and a gym you could go to in the building or resident center. Loved how spacious it was. My roommates and I decided to live at an apartment at Parkmerced because it seems that it will be cheaper that dorming at SFSU but as soon as we moved in we noticed that there were some fees that were not addressed by the leasing office. Our experience became a bad experience because when SFSU went online and the campus was closed due to COVID-19 my roommates and I had to move beck home and Parkmereced would not let us end our lease early due to the circumstances so we had to pay rent for 2 month for an apartment that none of us lived in. ...

I lived in Parkmerced with 2 other people for my second year at SF State. The rent was easy to pay when you split with AT LEAST 2 other people if you have a steady job (at least 20 hours with minimum wage). The noise wasnโ€™t a problem since I was used to it at Village at SF State, and what do you expect when most of the people who live there are college students who are most likely living alone for the first time with all their new friends and all this freedom of this city. I donโ€™t mean it was loud though, it wasnโ€™t loud but there are some noises sometimes in the halls because there are a bunch of people at all hours of the day and night. If you get lucky and live higher than the 4th floor you get a nice view and im a huge sucker for any type of view. I love looking out windows and anything to see anything, so if you like a view you will more than likely get one at Parkmerced from your living room, kitchen, bathroom, and bedroom. You still have the buses stop right outside the building so you can explore San Francisco for free with your ID, they also have the regular buses where you pay a couple bucks to go to other places that muni doesnโ€™t go (but muni goes EVERYWHERE in the city). These Apartments are right next to campus so you walk a couple blocks (maybe 3 or 4) and youโ€™re on campus. Itโ€™s super convenient in location as all the dorms are for SF State, but if you want more freedom from RAโ€™s and school rules, go with Parkmerced. Make sure you have a few people to room with though! ...

Staff was not helpful, they stated that everything was our fault. Had leaks in the roof and when asked to fix it, it would not get repaired and it would take months to get them to actually come in to check it out. Mold grew because of the leaks.

Park Merced is a great place for convenience wise a a college student. It is expensive though! Many students cramps into the housing there so have that in mind. I know that a one bed room apartment can fit 7-10 people even though only three can be on the lease. But at least the rent is cheaper. ...
