Potential Tenants BEWARE: These observations are a result of living at Hourglass and observing the high turnover rate of tenants. 1. They charge you a small deposit ($300), but be prepared not to see ANY of it back no matter how much you clean. 2. They only offer 6 month leases which could leave you at their mercy should they choose to raise the rent every 6 months. 3. They DO NOT change the carpets in between tenants no matter how dirty or burned (yes, burned) and abused they are. 4. HOT WATER is UNRELIABLE because pipes leak and burst on a regular basis (twice in December). The staff DOES NOT notify you when the hot water is going to be turned off for repairs so expect some very cold showers when you need to go to work. 5. BLACK MOLD is a huge problem (moisture collects on windows and in the bathrooms) and they make you sign a contract along with your lease which makes the mold YOUR PROBLEM. YOU are responsible for cleaning it and it WILL require weekly cleaning. 6. NOISE is another issue. The windows are extremely old and leaky, not only to water, but to the noise of your neighbors, their radios, their dogs, etc. And you can hear everything that goes on their apartments, and they probab ly know your business too. 7. There is NO INSULATION. It is extremely COLD in the winter and HOT in the summer. Using a heater/air conditioner is futile since it all escapes through the windows and door jambs which have large gaps. 8. KITCHEN: Although the cabinet doors have been changed for aesthetic purposes the actual cabinetry is as old as the building and made of cheap particle board that chips. Kitchen drawers have no stoppers and fall out if pulled all the way. And the stove and fridge are OUTDATED and MALFUNCTIONING models. 9. VERMIN: TERMITES nests are common on patios and balconies and MUD DAUBER nests are visible in the overhangs of balconies and on the outsides of the buildings. COCKROACHES are everywhere inside the apartments and are especially active during the hottest months (May through September). DO NOT BE FOOLED: If visiting the apartment complex during the coldest winter months cockroaches will be hibernating and will not appear to be a problem. 10. INTERNET although included free to tenants is UNRELIABLE and NOT SECURED although the staff has notified tenants that it would be secured starting September 5, 2009. 11. PARKING: One assigned space is provided, but complex staff FAILS to ensure that other people do not park in your spot. Be prepared to have the number of a tow truck company handy for such occasions. STREET PARKING is UNSAFE and hard to come by. SMASH-AND-GRABS are common so DO NOT leave anything in your car. And to avoid replacing windows constantly the only "solution" is to leave doors unlocked. OVERALL: If you can afford better, then RENT ELSEWHERE! For those of you, who are trying to stretch your dollars, be prepared to live in unpleasant conditions, and maybe after experiencing Hourglass Park Apartments you will budget the money to live somewhere better.
