I've been a long time tenant of the complex starting with the original owners and property management company. Several years ago, the apartment changes ownership, and then a few years later, changed property management companies. Since the latter has occurred, property management and maintenance on the property has declined. The roof needed repair/replacement over a year ago and the work was never done, so there is leakage into the 4th floor apartments and, this year, into the 3rd floor apartments. The current property management company fired the on-sight managers who handled leases, showing apartments to prospective tenants, managed maintenance requests and appliance replacements, cleaning of common areas, and turning over units when vacated (cleaning, repainting, etc.) Now, apartments are left vacant for months with some that have required extensive work due to damage having that work go uncompleted and the unit sitting vacant for over a year with the work not being completed. Property maintenance has declined substantially since, and even getting a failed appliance replaced can take months (if at all). Normal routine maintenance, like cleaning the gutters and the stormwater drains, is no longer happen. Water meters were not functioning for several years resulting in tenants no being charged for water use as the batteries these use were never replaced. Unit electric water heaters are pushing end-of-life as 21 years old. Maintenance has definitely been deferred. A move to seek to get a cell tower installed on top of the building stalled with work was needed to reinforce interior walls to increase load bearing capacity with sections of hallway walls being cut open to do do and taking months to that work to be complete (it still isn't on the 4th floor after a year). Due to the roof not being repaired/replaced in a timely manner, tenants on the 4th floor have moved out and the units sit vacant. Now, water damage is showing up in 3rd floor units. The apartment was a great place to live as it's a really good location and was well maintained... but the latter is no longer the case. The property is up for sale for $8.8 million, so likely if it gets bought, the rents will rise substantially as both the original owners and the current owner valued long term tenancy with people who regularly paid their rent on time over maximizing profits. This will likely change. ...

I'm posting this review to say the on-site manager is very good and takes care of any problems with the apartment if you go through her. However, the management company (Prospector Property Management) is quite incompetent, in that maintenance requests submitted through them seem to take weeks to get done, once the system warned me I hadn't paid my rent even though I had confirmation I had done so, and more recently it randomly charged me twice my monthly rent because of an accounting error and penalized me for not paying said double rent. Also the church to the north is noisy on Sunday mornings. ...
