Important Warning for Prospective Tenants Before signing a lease at this property, please read the following. There are numerous serious, ongoing issues that current and former tenants were not made aware ofโ€”issues that directly affect health, safety, and quality of life. 1. Severe Infestation and Maintenance Neglect The building has persistent and unresolved infestations, including mice, roaches, and mold. I personally documented mold growing from the walls, roaches in kitchen areas, and rodent droppings throughout the unit. These issues persisted for months without meaningful action from management. Additionally, the apartment suffered multiple floods, damaging my rugs and flooring, which were never properly treated or replaced. Internet service in the building is unreliable at best. 2. Safety, Unauthorized Entry, and Theft The superintendent, who does not speak English, has been the subject of multiple sexual harassment complaints made by female tenants. He still retains keys to all apartments despite these allegations. I personally experienced several unauthorized entries into my unit. These incidents were often accompanied by the smell of alcohol, suggesting intoxication. On one occasion, he shouted racial slurs at me while I was exiting the garage, which led me to file a police report. Following these unauthorized entries, I discovered personal items missing from my apartment. 3. Unit 205 and General Conditions If youโ€™re considering Unit 205, please reconsider. When I moved in, I found mouse traps already placed under appliances. I heard animals moving in the ceiling, experienced repeated flooding, and dealt with a strong odor from untreated water damage. The landlord never provided compensation and instead imposed unexplained fines. Multiple packages were stolen during my time there. 4. Landlord Behavior and Building Mismanagement The landlord is confrontational, negligent, and often present on-site but unresponsive to tenant concerns. He has been known to request personal favors unrelated to tenancy (e.g., assistance with his daughterโ€™s resume) and routinely imposes arbitrary fees. The elevator is frequently out of service, noise levels are excessive, and the leasing agentโ€”although seemingly friendlyโ€”is aligned with the landlord and does not advocate for tenants. The building appears to target tenants with limited alternatives, relying on the assumption that residents will tolerate unsafe and substandard living conditions. 5. Code Violations and Health Hazards This property has multiple ongoing code violations that have gone unaddressed. Due to the location in Newark, where housing code enforcement may be delayed, meaningful improvements are unlikely unless or until someone is seriously harmed. ? I was fortunate to move out, but I sincerely wish someone had warned me beforehand. No one should have to pay high rent to live in conditions like these. Please think very carefully before signing a lease at this property. It is not worth the emotional stress, financial loss, or physical risk. ...
