i have way too many complaints to count.. the branbury is the biggest PIECE i have EVER lived in!! the reason they wont show you "your" apartment prior to move in is because they are afraid you wont want to live there anymore because the actual apartments are dives! sure the model is adorable and all fixed up nice.. umm ya right. my apt had nasty multicolored couches so who knows what was on them, leaky sinks, no A/C in the summer, no heat in the winter!, shower rarely turned off without hitting it with a hammer, toilet overflowed multiple times, parking was horrendous .. plenty of dings in my car now thanks to this stupid complex, and last but DEFINETLY not least.. RAPERS!!!!!!!!!! seriously in the apt directly below mine 2 guys tried to break in at 3 in the morning!! they climbed up on the balconies and started banging on the girls door! and guess what happened... um NOTHING because management didnt do anything about it! and another incident.. my friends roommate was trying to get into her apt (in the apts that arent seen to anyone back by the huge bushes where you could easily be taken, raped and killed) and a man wearing ONLY a hoodie (no pants or underwear) just stood 3 ft away from her staring at her. she moved out the next day and told management to cancel her contract and they told her "we cant do that but we'll put you at the top of the selling list" ..her aunt is now sueing branbury for that whole ordeal. the girl also called the cops and apparently there's a report on this creeper and nothing has been done about it. seriously DO NOT LIVE HERE.. i was in fear for my life the whole time i lived there! i had to have pepper spray on my key chain just to walk up to my apt. not safe AT ALL!! and management doesnt repsond to any emergencies so dont count on anything! dont live here it'll be the worst time of your life!!!!!!!!!!!!!!!!!!!!!!!!! besides i will get MAYBE $75 back from my $300 deposit. i hope this place burns down for everyones sake!!!!! Just your average college apt. My ward was not very social, but I hear it differs from ward to ward and semester to semester. My only thing against them is the management. They take forever to respond to anything! Also they screwed over 6 of the 6 people I talked to, on getting their full deposit back. Don't expect much from the landlord. This is the worst apartment complex ever, and this is not an exaggeration. Honestly, it is awful. The management is absolutely pathetic. If you don't believe me, just go on to craigslist and see how many apartments are up for sale at the branbury because it is such a terrible place to live. Honestly, my dad an I are considering filing a lawsuit against them because clearly there are some illegal things going on. My roommate has green mold growing under her bed. It is a pathetic rip off. I pay almost 400 per month for a tiny room in a crappy apartment. I am about to move into highland park wehre I get my own room and bathroom in such a nice condo for the same price. OH my goodness! I AGREE With every single comment on here. If you have not summed it up for yourself...I will do it for you! I lived here for 3 years. NOT out of choice though. 1.High rent that changes month to month. Some months you can expect "random" charges to be added to your bill. They are "non-negotiable". 2. Extremely social. Do not expect to sleep most night unless you have a loud fan, ear plugs, or music going all night. Especially in the summer. If you are a student, you will find it hard to get homework done here. Alot of distractions. 3.Office staff is HORRIBLE!! They are rude rude rude. If you have an issue, it will not get taken care of for MONTHS, if even. Alot of older people live here. Most over 25. 4. ROOMMATES;The staff will not take care of any roomate issues, so if you are stuck w/ a bad roommate, you better expect to end up being the bad guy. I turned a roommate in for having sex all the time, and my other one would come home drunk alot, I finally had ENOUGH when my drunk roommate started hitting me and messing w/ my things, and went to the office. They did NOTHING! They left a warning on the door (that I could have typed up myself) that basically said "we are watching you". Months passed, and more and more people began to complain about my roommates. They were loud, and crazy. Music pounding alll night! STILL nothing done.It took about 5 months, several calls to the honor code office, several written complaints, before they kicked them out. They told me that the girls would have 1 day to move out. But the office lied. They gave them 3 weeks. (it was 3 weeks of hell for me...they tortured me) 5. Moving out. If you need to move out...get married, whatever, dont expect any help from the office. A friend of mine had her contract up for sale, and she had a buyer all set up. She told her buyer to go into the office to sign the contract saying she would purchase my friends contract. When the girl showed up to the office, BRANBURY offered the buyer a better deal so that she would buy through THEM and not my friend. They have 0 tenant loyalty, 0 respect. 6. Maintenance- This happened 2 times for us,and several times to our neighbors; maintenance walks into your apt, w/o knocking, and finds you half naked or in the shower. YUP! Girls beware! They are sick! 7. Check outs. If they like you. You pass. They dont like you, expect a white glove test and a fee. goodlooking boys and girls apartments seem to pass them when they shouldnt. Dont know what was up w/ that. Parking is horrible. The office girls are complete jerks. OH and if you DO complain about something, THEY WILL TELL the person you complained about that it was YOU who made the complaint. The girls are backstabbers. They will pull you into the office and ask what your complaint is, act like they care, then roll their eyes at you and make false promises to get you to leave. I LOVED my ward. It was the only thing that kept me going. I tried to move out on several occasions, but they made it very difficult for me. Expect random fee's, high utilities, broken appliances, pounding music all night (the walls are thinner then paper thin) and expect to have a horrible experience with the office crew. The people on here who say that they had a good experiance, most likely had a good ward, and moved in with 4 girls that they knew, and weren't tight on money. If you are like me, and CARE if a random 40 buck increase shows up on your rent...this is NOT the place for you. They cannot tell you WHY the charges show up, you will get mumbling and excuses. I would never live here again. Not sure how it is for married ppl. But for single students, most of us moved out as soon as we could!! (Oh and if they put a sign on your door saying " resign for Winter, spots are filling" YOU BETTER DO IT soon if you really wanna live there again, or they will kick you out of your apartment, and put you in a random building. (Even if your contract is a full year...you have to resign for your apt or they will give it away to someone else. And if they do, you can expect to move with NO mercy. And you willlll get thrown into the apartment that NO ONE wanted. Ugh. If you are looking for a nice LDS atmosphere, try king henry or raintree. If you are looking for something nicer then that...get some friends and rent a condo outside of provo. It is cheaper and nicer. ...

it kinda just depends on what you make of it. if you need something done, go to maintenance, NOT the office. if you REALLY need something done, do it yourself. i didn't think it was a fun or social place at all but i guess that all depends on if you move in with the right people and have the right people in your ward. they do have some kinda random people though. our apartment was nice once they finally gave us new carpet and couches. i didn't think it was that expensive for what you get, just kinda far from campus. Where to hegin?... My room was the size of a toothpick when I first moved in (I later moved to a larger room) my bed was basically worn down to just sleeping on wood. In the first week my room flooded and it took maintenance a week to do anything about it. Parking is pretty much non-existant, if you try and park anywhere after 7 pm, don't bother... The parking spots vary so much in size that in my area of the parking lot you can barely fit a sub-compact while in other areas there is practically enough room for a semi. My car has been hit so many times here I can't count them. Management couldn't care less about you. Maintenance just sucks, I tried to get them to fix holes in the wall, leaky water in the sink, flooded room, ruined counter tops, and SOME of it got fixed by the time I moved out (I complained since I moved in). They could care less what the apartment looks like when you move in or out. One of my first room mates was a painter, he painted counter tops, drawers, anything he could get his brush on. Branbury didn't care. OH, and they're raising their rent come next semester to over $300 a room, $310 for the slightly larger rooms. It's an absolute joke. The only way you'll get a nice apartment is if you and your room mates remodel for the branbury. Don't bother. I rented from summer '07 through winter '08. ...

They are not friendly at all. They let boys and girls sleep in the same apartment and when you go to turn them in they egnore it. I moved in before the new people bought it. The old owners were horrible but the new people have done some cool things. Utilities are high, I pay $40 for my electrcity,gas,water,phone but they have free tanning and a spa with manicures and pedicures. That's pretty cool. The management is really slow. The utilities are really expensive. They told me $30-40 a month and it hasn't been below $80 a month. They say free printing and all of these great services but it is really hard to get them to do anything. They show you a really nice apartment when you take tour and then put you in a dump. Branbury management has spent a lot of money making their clubhouse nice and their show apartment beautiful, but they should have invested that money into the apartments. They said every apartment was remodeled, but it looks like they threw a coat of paint on the walls and called it remodeling. Don't plan on using the internet because it only works 50% of the time and when it does work is VERY SLOW. Management is not very helpful and treat the tenants with disrespect.
