The buildings themselves are old, but there seem to be ongoing renovations each summer. They just completely re-did the bathrooms with granite countertops and tile so those are really nice. The kitchens are still in good shape. Very social ward. I liked the location because there weren't very many super young people. Mostly sophomores to seniors. The new manager was nice and friendly. ...

Sparks II is a good place to live, but it just wasn't what I needed. I felt like the price was fair and the overall set up was awesome. It was super nice having two floors because I didn't have to worry about bothering my roommates when I had people over and vice versa. Personally I love to walk, so I didn't mind the distance from campus. I also had a car, and it was a great location for that because there's a good sized parking lot and a gas station down the street. The manager is fabulous! Erin really tried her best at making improvements and cooperating with the tenants. She is so sweet that she throws parties on the day rent is due. I loved having her around! What makes me not want to go back is that I don't think my apartment was safe to live in. I was cleaning for a cleaning check and I realized that our dishwasher had mold in it that had probably been building up for years. There was also a strange stench in the complex overall that made me nervous after my mold discovery. I rented from fall 11 through fall 11. ...

I adore Sparks. The layout of the apartment complex is absolutely wonderful for social life. It's so open, and easy to run into people. I love having a spacious downstairs and then a secluded upstairs. It's nice to know that I can be social when I want to by going downstairs and inviting people over, but I can also have my privacy when I want it by going upstairs. The apartment I live in is sort of old, but it's also charming and super easy decorate for holidays or parties or just all the time. The atmosphere is great, and cute. I enjoy it a lot. One of the best parts about Sparks is the management. Erin is one of the sweetest people I've ever met. She seriously cares about all of her tenants and has great resolutions if you ever have problems. She's extremely patient and friendly, and her little kids are probably the cutest thing ever. The one thing I think should be a serious consideration is the location. It's not the closest thing to campus, but as long as you're willing to walk (or you have a car to drive, bus pas, etc.) it'll be okay. It's just something to consider - especially if you have a lot of night classes or work on campus at night and have to walk home in the dark. You don't want to constantly be calling your roommates to pick you up or your home teachers to walk you home. But other than location, I would definitely, definitely recommend Sparks. It's a wonderful place to live. I rented from spring 11 through fall 11. ...

Sparks II is a great place for the price. The apartments are a little old, but they are kept in good condition at a reasonable price. The ward is very social, and somewhat on the younger side. Many girls come here right after freshman year, and many guys come here right after their missions. I lived here a long time and would certainly recommend it to anyone. The highlight of the place is the management. I've had two different managers, and both were amazing. They actually care about the residents. If you've had management troubles elsewhere, this is the place to come to know that there are still good landlords out there. I rented from fall '08 through summer 11. ...

It was a bit far from campus but the bus runs during fall/winter so it is okay. There is a good amount of parking. The social life is amazing. Usually you can just walk around and people will be out and about. They were a bit slow with maintenance which was really really annoying. Otherwise it was great. The town house feel is nice because people can be loud and socializing downstairs and you can be sleeping/studying upstairs. I wish the rented single rooms for the fall. ...

The apartments are a a little older and its not the closest thing to campus but it does have a nice open downstairs which is fun for having people over. Never had any problems with management or paying. Ward is good and its pretty social but like any other place you have to do your part. Mostly Sophomores living here but there are some older people too. If your looking for a good, cheap place to live, I'd recommend Sparks. I rented from spring 11 through fall 11. ...

I absolutely love the look of these apartments. They are adorable townhome style. I loved having the bedrooms upstairs so the downstairs was very open for guests. The pool and spa were such a great treat! My only concern was the landlord. At first she was new and didn't know what she was doing, then she got pregnant and was really moody all of the time with us and would fail our cleaning checks for things we couldn't fix. Maintenance is really slow. We've had a broken chair sitting in our apartment since winter semester and it still hasn't been fixed. If the landlord ever changes I would recommend this place in a heartbeat! Until then, stay far far away. You don't want your deposit slipping away to failed cleaning checks just because she is pregnant. Trust me. I rented from fall 10 through summer 11. ...

There are the ocassionally problems but overall its okay. I LOVED the townhouse feeling that it had. Having the bedrooms upstairs helped to really open it up and feel like you had more privacy when roommates brought friends over, etc... LOVED it. I rented from fall '05 through winter '07. ...

Apartment quality isn't the best, but it's alright for the price. The ward is pretty close and a lot of fun. Pool and hot tub are fantastic! I rented from fall '04 through winter '07.
