Wow. Can I just say that they know how to steal your money... You'd be surprised at how many little things they can find to screw you over. I lived in the Riviera Apartment Complex before they were sold from 2003-2005 (before my mission) and it was a lot better. The ward is the only saving grace, but it's not that great. I would recommend anywhere else but here... unless you are rich and don't have to worry about money. Forget ever having anythign fixed and paying for parking, which is rediculous during SP/SU since there are more than enough spaces for everyone. Run before they suck you in... I don't reccomend living here if you need to wake up in the mornings. The bedroom windows are right off the porch, so you will here kids screaming and shouting all night long. No parking after 10pm. Wards are YOUNG. Average age for girls is probably 19. I never had conflicts with management, but I heard about them happening to others constantly. Hot tub was under construction for about 8 months. The Riv has tried to keep up the apartments, but often let large problems go unfixed. One apartment had a gaping hole (3ft x3ft) in the ceiling that took the management 2 months to fix because they had to wait to patch the roof that had been leaking. 4 separate stairwells had collapsed stairs or railings while I lived here! Be sure to add up all the minor expenses before signing ($50/month for parking, Internet, laundry). Wards are fairly young though because it's close to Helaman Halls. They really know how to suck the money right out of you. If you want a parking pass you have to pay $10 a month, and they run out of them fast. Washing is $1.00-$1.25. You get 12 minutes of drying for every quarter. If you want to check out a vacuum cleaner, you get it for 30 minutes. It it's late it's $10. You have to pay a $50 initiation fee plus the deposit. There are more girls than guys in the ward. The bishop's awesome, the ward's ok. It hasn't been to social until recently. The rooms are huge though and we never run out of hot water. Price includes utilities, parking pass, and communications fee for a four man apartment. I really enjoyed my time at the Riv. I used to think it was ghetto, until I started looking for a new place to live and saw other options. Now I still think it is pretty ghetto, but it is a whole heck of a lot nicer than other options, especially for the cost. Yes, it is expensive for what you get, but what isn't in BYU approved housing? The bedrooms are large(in the four person apartments), and I love the open feel of the apartment because it makes me feel like I'm not being cramped. The social life rocks if you live in the right buildings, beware of apartments 72-89 because they are isolated and are called outer darkness because of it. The volleyball court is pretty good, and the pool is very nice. Location is a plus, especially if you like to go to the football and basketball games, or the dollar movie. Despite all the good, there is some bad you'll have to put up with. I had problems getting the A/C fixed during the summer- it took them a week and when they finally "fixed" it, it still didn't work, so I just fiddled with it until I got it to work. For that week it was 99 degrees in my apartment. We were never able to get our couch replaced by the management despite several boards sticking into you and a big gapping hole between two cushions that liked to eat you and all your stuff. The quality isn't super, but it is definitely livable in, and not super disgusting. Oh yeah, cleaning checks are a breeze, which can be a good or bad thing depending on if you are moving in (bad because stuff isn't very clean), or if you are living there (great because you rarely get failed). Overall I would encourage people to live here because it was really fun (a good fun), and aren't we supposed to have some fun while in college? I rented from fall '06 through winter '08. ...

I liked living here. If you dont mind a few things falling apart and bad cupboards then your good. I like the porch situation, lots of room. I love that you can paint the walls. Its not a very quiet place if your looking to study a lot, but there is plenty of social life. Parking was not a problem cause i got a pass early in the year before i moved in. but beware of university parking.. they will tow after 11pm. Overall i thought it was a good place to live. It's an older place so I found it difficult to keep clean. However, the wards are mostly cool and social, the rooms are BIG (though shared), and you can't beat the price or proximity to BYU campus. I rented from fall '05 through winter '07.

Beware the lovely place they show, for it is the begining of endless woe! Seriously, the Show appartment looks like a dream come true for such a small rent. However, it is the ultimate deception, because what you get is NOTHING like what you see. Observations below. The apartments are an >old< remodled hotel, dating to the early 70's, and the newer paint can't disguise this fact. Many of the apartments smell of mildew, and some even of dead animals. There are obviouse electrical problems, shown by the black burn marks around some of the outlets that the management hasn't even bothered to paint over. There are also leaks that are ignored for weeks at a time in some of the basement apartments. If all your utilities and appliances work, then you are in the one glorious room in your building. Just beware, you oven will stink when you turn it on There are phone jacks everywhere, WONDERFUL for girls! Except one thing: NONE OF THEM WORK!! The Riv now uses VOIP tech, so high class, but the only working jack in the ENTIRE apartment is the one attatched to your wireless internet, which is nowhere near any decent or safe place to put a phone. Better go buy a desk or something. And if you don't know, of course the front office can't tell you this, they just give you a number to call that is for the tech support, who give you a 4 hour waiting time, show up, plug your phone into your router and are appologetic for the Riv's stupidity and treatment. The bathroom setup is nice, or would be if the drawers would slide in and out properly, but it seems maintainance has too much on thier plate with keeping the grounds from flooding from the broken sprinklers. The management is oh so friendly that it's sick. Until you sign the contract, of course. After that point, to HECK with the fact that you're a person, they don't care. You have no recourse for thier lousy attendance to your living state, nor to the fact that thier contract and move-in info are all about 20 years outdated, and they play such paltry tricks as "Well, I brought in proffesional cleaners just for you" and "You're the only one who complains." Oh, and don't forget the fire code! The screens are all screwed in, so you can break them to get out, but heaven help you if you're suffering from carbon dioxide poisoning because your fire alarm can't wake you from the bathroom or even worse, you have none at all! The bushes are so over grown that they're probably too much on fire to let you out anyways. And there's shelving everywhere, pleanty of it! as long as your books and food are no more that 20 lb's per shelf. The rusty nails holding up the shelving just won't take the weight! And then you'll be charged for the repairs. And of course, no matter how much you report this, the ever so sweet management will put you of or deny that there is a problem. The only recourse is to go to BYU, the school that they depend on, and lodge a formal complaint. In addition, don't be phased by whatever action they say they're taking, go ALL THE WAY THROUGH THE SYSTEM AND GET OUT OF THE CONTRACT!!! All in all, it sounds like something from my dreams. . .the bad ones that I wake up screaming in terror from. I rented from fall '07 through winter '08. ...

Parking is pretty bad fall/winter but the location is great--walking distance to campus (near the dorms--not a long walk). The wards are very social and fun. If you get back after 11:00 p.m. forget about having a place to park. You're better off trying to fix stuff in your apartment on your own than reporting it (IF they respond to your maintenence request it's usually done wrong) - there were some girls I knew there whose front door didn't close properly for about a month, it wasn't fixed until they threatened to report the management to BYU housing. The Internet sucks if it works at all. The cable is unwatchable above channel 35 (anyone ever heard of a repeater?). Four of the eight dryers were broken for about 3 months (as well as two of the eight washing machines). You can find way better for the same cost or less. The only thing they've got going for them is location. I stayed as long as I did because I had great roommates. I rented from fall '04 through spring '06. ...
