I am looking for a graduate student or a professional to rent the top floor of my split level house in St. Davids, which includes a large bedroom, full bathroom and an office. Tenant would have full access to main house with a shared kitchen, washer/dryer, screened in back porch with hot-tub, wifi and all utilities paid.

The house is a 5 minute walk to St. David's train station (2 stops from Villanova), and an 8 minute walk to Wayne train station. Great location to incredible restaurants, shops and music venues.

Any yard work, suchas mowing the lawn in late spring, summer and early fall, weed when needed, leaf raking, snow shoveling could bring rent down $25 an hour for each hour of work completed, up to $300 potential deduction in rent per month.

I am easy going, open-minded, respectful and am looking for a tenant with the same characteristics. The month-to-month rental is currently open.
