Application Process:
We process applications one at a time, in the order they are received. After you apply, someone from our team will reach out within 24 hours to let you know where your application is in line. If you are first in line and meet the income requirements of 3x the advertised rent, we will contact you to set up a showing. You will have 24 hours from the time of your showing to accept or decline the property. We will issue a full refund for your application fee(s) if you decline the property. If you accept the property, we will process the remainder of your application (credit, criminal and landlord references). If your application is approved, you will be required to pay the security deposit within 48 hours of being approved. You can pay this online via your tenant portal and will receive a receipt for your transaction. Once we receive your security deposit payment, we will email your lease and addenda, which can be signed electronically. You will then need to pay your prorated rent and any remaining deposits (e.g., a pet deposit, if applicable) by the day of your move-in. We offer both in-person and contactless move-ins, depending on your preference. If you choose a contactless move-in, we will email you your move-in guide, including the lockbox code, 24 to 48 hours before your move-in date. If your application is not first in line and/or we do not process it for other reasons, a refund will be issued for the application fee(s). Fees for fully processed applications can not be refunded.
