OWNERS: The lady is very friendly when you first meet her, but once you sign the lease, she COMPLETELY changes. She lies and interrupts customers when someone more important walks through the door. Her own employees are scared of her. I was in the office one day, and when L pulled up, one of the girls hollered "She's HERE." L's husband isn't much better. When we were touring the house, he insulted the landscape guys because of their race. HOUSE: The house seemed nice at first. We were told that the carpets were professionally cleaned before tenants were allowed to move in. They gave us a different unit than the one we toured, and we were not allowed to see it until AFTER the deposit was made. Our carpets were disgusting and covered in hair. I couldn't even vacuum the entire upstairs before the vacuum dirt compartment needed to be dumped. DEPOSIT: In the beginning, we were told that if we had the carpets professionally cleaned, we would receive most of our deposit back. We did this, and still received less than half of the deposit back. Some of our charges included the following: Powerwash Garage/Driveway: $45--Who does that? Light Bulbs: $16 Cleaning: $290.25--This was AFTER we gave them the receipt proving we had the carpets professionally cleaned. Doorstop: $5--This was broken before we moved in. Their fix--superglue. Smoke Detector Battery-$5 Save yourself money and stress--rent from somewhere else. I would also like to add that my lease ended more than a month before I received any of the deposit back. ...

I wouldn't recommend living here if rent was free. The management will start showing your unit to prospective tenenants before your lease is even half way finished. And they will give you a block of 3 or 4 days where they COULD show your unit, and expect you to have your apartment perfectly clean and orderly. That's being kind. They may call that very day and say they will be there in 3 hours. We have even found a pair of sunglasses that did not belong to anyone living there, and Lori is the only other person that would have a key to our apartment, so you know that she or her staff are in there whenever they darn well please. These people are crazy and are not worth dealing with for the relatively cheap rent. PLEASE do not rent from these psychopaths. I rented from spring 10 through winter 11. ...

Lori is completely insane! She claimed she didn't care about anything I was saying and kept flaunting that her husband was a cop. She was coming into the apartment as she pleased while I was at work. So I called the police station and they told me she is known to act in this manner. I would NEVER rent from these people again! If anyone is wanting to sub lease from Derby Ridge area, BEWARE! I would not rent from these people again if it meant I had to live in my car. The owner is the most rude person I have met in my life (only after you sign the lease). I've come to the conclusion she hates herself, and belittling others is how she makes herself feel better. Forget trying to deal nicely with them on anything, including maintence request. The office staff are EXTREMELY rude and unprofessional. When we initially signed the lease, they "lost" our application fees and we had to show them bank records to prove we paid the fee. The landlords will try to nickel and dime you for everything. Don't expect to get ANY security deposit back; they charged us for small nail holes in the wall when at move-in they specifically said nails in the walls were allowed. Bottomline: The price is great, only $200/person, but the rudeness, belittling, and overall headaches from the landlord is NOT worth it! I rented from fall '09 through spring 11. ...

The people that run the company are very sketchy and rude. Our lease is up in a few months so they are showing our place to prospective tenants. This would be fine except for the fact that they have showed up twice without letting us know that they are going to be bringing people through our place. If they do give prior notice, they give you little notice (less than an hour) even though the lease claims that they need to give 24 hour notice. Calling to politely discuss the issues will only result in them taking a negative tone with you and blaming things on you that are not your fault. ...

The ONLY good thing I can say about GPA is they haven't raised our rent. The office staff (especially Lori) is very unprofessional and rude. they lose things constantly and there is NO communication between office members. It seems Lori wants me out so she can raise the rent on a new tenant. Lori lied to me on several occassions and has no people skills whatsoever. I guess it comes from her being picked on all her life due to her weight (she recently had surgery to ce=orrect the weight problem) so she feels this is her chance to get back at everyone by being rude to them. I knew Lori was a ditz the very 1st time I called her to tell her shingles were flying off the roof during a windstorm to which she replied "Is it windy outside?" DUH!!! (must be a true blonde). She lied when she told me they were going to spray the yard for weeds (that were over 2 feet tall a city code violation) and when our neighbor checked with the company that Lori said sprayed the yard (our neighbor's nephew worked for that very company)- SURPRISE, there was NO record of GPA or Lori conatcting the company. We ended up paying for and doing all the work ourselves to get rid of the weeds. When I and the neighbors complained about the yard service (mostly the frequency of mowing) Lori got extremely defensive (which tells me a relative of Lori's works or owns the mowing service). Example: If the mowing service is to show up on Tuesdays and it rains on Tuesday you're s.o.l... Your grass will be well over a foot tall because the mowing service won't show up until the next week (unless it rains again on that Tuesday) then it'll be 2 feet tall. I stopped counting how many times we had family/friends over for a cookout or special event like a graduation or birthday and someone made the comment "what's up with your yard, did your mower break down or something?..." and I'd have to explain to them we supposedly had a mowing crew provided by the landlord. When my girlfriend and I broke up and I tried to have her removed and another roomate added to the lease Lori called me numerous times and tried to tell me what to do with my personal relationships to which was NONE of it was her damn business. As long as the rent was being paid shut the f*** up and stop wasting my cell minutes. The things I have mentioned are just a few examples of NUMEROUS problems I've had with GPA (mostly Lori)... when the lease is up this next time around bye-bye GPA! ...

TERRIBLE landlords. They do not fix anything timely. The 2 women that run the place are very rude. You have to have professionals clean the carpeting before you leave. The woman in the office owns the cleaning service, so you have to pay them to clean the carpet which is overpriced. You will never get the deposit back. Paid much more than our neighbors. DO NOT rent from these people! They try to get ALL the money they can out of you! Anytime you need maintenance work you have to call about 3 times before anything is ever fixed! The staff is VERY rude...It's always an inconvenience to them when something is needed! I recommend avoiding this company! The entire year my roommate and I rented from GPA Properties was a nightmare. We were ready to move out three months into the lease. There was always ridiculous fees for maintenance that I didn't even request. The dishwasher did not work for quite a while and I did ask for it to be repaired but I never heard from GPA. I had a friend look at it and fixed it in June, but in August I received a letter from GPA that I was being charged $75 dollars for the repair. The property owner also had the nerve to lecture me on how to use a dishwasher properly. When we completed the walk through after moving out we were told that everything looked good. They kept $400 of the $600 deposit in order to deep clean the carpets. The property owner said there was inappropriate pet stains, but WE DID NOT HAVE A PET. The property manager is rude, unprofessional, and a complete nightmare to have to deal with. When anyone asks me about rentals in Columbia all I tell them is Don't go to GPA. We have rented from GPA for three years. The property was new and the rent has never been raised. In fact GPA gives incentives each year for renewal. The guy below M. Rieck used to be our neighbor. He was kicked out of his duplex by his roommates and had to go to court for harassing his roomate. GPA got tired of the copys being at his place all the time.
