Hi! I have 1 bedroom available for rent in this 3 bedroom University/Audubon area house. The room(s) rents for $700 a month, plus utilities (typically around $65 to $100 per month per person, but can go a little higher some months). The deposit is $300. In the years I have lived in the city, I have not been able to match this price for the location and space this house provides. I work at Tulane and enjoy the fact that I can easily walk to work. It is a 20-30 minute walk and between a 5-10 minute drive to all Tulane or Loyola Uptown Campuses. The drive to downtown or Mid City is usually around 15 minutes, depending on traffic. The house is walking distance to public transit (Magazine Street Bus and Streetcar). I live in the upstairs "apartment," which provides a lot of sunlight during the day (the pictures below were taken when it was raining and there was still plenty of light). There are three bedrooms in the house, and the front bedroom with balcony is currently available for rent and the middle bedroom as well. The front bedroom shares a detached bathroom with the middle bedroom that is located right outside the middle bedroom door. The front bathroom was recently redone. The room is unfurnished. The rest of the house is furnished, but if there is something you want/need to bring with you as furniture in the common space, that is certainly negotiable. There is also a back room (pictured) that is used as a family room/junk room/laundry room. The washer/dryer is located in the back room. The house is great, the landlords are super sweet, and I'm not sure when I'll ever want to leave. It is located in a wonderful neighborhood. Walkable to restaurants, shopping, and Whole Foods. A block away from Magazine Street (I spend many weekend days wondering down Magazine Street) and 3 blocks away from the park. I am a 27 year old professional and I live in the back bedroom/use the back bathroom. My most recent roommates are other young professionals who both decided to purchase their own places since interest rates are low. We both pretty much stick to ourselves, are relatively quiet, clean and respectful, and get along well. Respectful and low-key entertaining is permissible, but this is not a party house. Looking for young professionals or graduate students (men, women, or non-binary folks) who want a house to live in and love during your time here. If you love New Orleans, or want to learn how to love New Orleans, this house is a great option for you. The rooms are both available for move-in March 1st.
