Yard maintenance and trash pick up included in rent. Tenant responsible for all other utilities. There is one electric and one water meter for the property- both are split up on a per head basis (currently there are 4 people living in the main house), the owner pays the first $50 of the water bill.

Tenant(s) is/are required to procure and maintain renter’s insurance, providing Landlord with a copy of the declaration page of the renter’s insurance policy for the entire term of the rental of this unit. If feasible, tenants shall include landlord and owner(s) as additional insureds for liability coverage, tenants paying for same. If tenant(s) does/do not procure or maintain renter’s insurance, then tenant(s) agree(s) that Landlord may purchase renter’s insurance at tenant’s cost and expense.
The rental rate is $1,850 per month, with a mandated adjusted rate of $1,790 as long as the Governor's emergency order is in effect (currently thru June 08, 2021 with Proclamation of April 2021). All Pali Kai Rentals are 6 months or longer.
