Furnished Rm for rent in a 2nd story Victorian four bedroom flat.  This is a sublet for a room rental for single occupancy with use of kitchen for $1,150/mo which includes all utilities.  Rental is month to month for a period of 4 months to 2 years depending on your need.  The deposit is $1000 which will be returned the day you leave barring any damage to room or additional rent owed. 

Location is perfect for a USF student, only blocks away from the University, and a block from a caf, grocery store, laundromat, Golden Gate Park and several bus lines.  Neighborhood is safe and friendly.  Rental is clean and quiet.

The room size is 13' x 11' with 10' high ceilings, and a medium sized closet. The room and closet has been painted in the last month.  The queen size bed is comfortable with mattress that is only 1 year old and brand new topper.  Bedding is available in closet if needed or bring your own.  The room is also furnished with a bureau, lamps, room heater, nightstand, TV with premium channels, desk and chair.

The other rooms are occupied by a USF female nursing student, a male working a Chef internship at a fine dining establishment, Spruce Restaurant, and me.  Please be advised there is a 9 year old brown tabby cat.  Unfortunately, no other pets are allowed, but worth mentioning if you have allergies to cats. 

The commode and shower rooms are separated.  With our differing schedules, it doesn't seem to present any issues.  They are kept clean.

I have had many USF students in the past, and almost all had stayed until their graduation because of their satisfaction with their room and the cost.
