For each Bedroom in this rental unit, we will accept up to 2 people per bedroom, plus one for the overall rental. A 1-Bedroom Unit, maximum of 3 people, a 2-Bedroom, maximum of 5 people. For Studios, it depends on the physical size of the dwelling, as to whether we limit to 2 or 3 people.

We are looking for Prospects willing and ready to Move-In. Upon an approved application, we will only hold a unit for a pending rental, for 10 Days prior to Commencement, if a full Holding Deposit equivalent to the Security Deposit is tendered. Occasionally based on the State of Preparation, the safety of allowing the public to view, while work is happening, with our Clients Permission, we may extend that, but our Company Policy is a 10 day hold.

Special Arrangement in this Covid Crisis would have to be made, if you are unable to apply using our Online Application Process.

Covid Policy- As the State has placed restrictions on open houses and meetings, start with contacting us first and provide you email to get potential updates on showings, and leave your phone number in that email for potential coordination of dates/times. We will require a Mask to enter for a showing. The Rental Assistant/Agent will remain outside while you self tour and then answer questions, or take questions. We do ask all to Social Distance. Additionally, so we do not have to shut down the showings, we ask that you not touch, open or turn-on any fixtures. Please do not use the bathroom within the Vacant unit.

Property Type- 2-Story Super Clean 18-unit Apartment Complex, in a residential neighborhood. Nicely Landscaped. This apartment is central to both Los Angeles and Orange Counties, freeway close, in the famed Buena Park area being just northeast of Knotts Berry Farm. It is an area with many restaurants and theme entertainment like Medieval Times.

Preparation Policy- We usually remodel any newly vacated unit by Freshly Painting and the Units are Freshly Cleaned. The pictures posted are of the actual unit near completion! This current unit needs to be photographed and is prepared nicer than the photos shown.

PETS/Other Categories of Animals- This Property does not accept Pet Cats, does not accept Pet Dogs. We will consider other types of small Pets legally sold within the State kept in Cages, Tanks/Aquariums, if less than 5 gallons in size, no Deposit is charged, If the Cage, Tank, Aquarium is larger, then we will need to know more specifics to determine if we will accept, and a $250 pet deposit minimum is required, if accepted. We will require a photograph of the Pet. Companion and Service Animals are not considered to be Pets, we will need a valid Doctor’s Note or Certificate on such.

We do require payment of Mandatory Renter's Insurance (added $12.50 monthly for just liability coverage for the Unit only) or you can provide Proof of a Policy, but it has to cover $100,000 liability and name the Property and Management Company as interested parties, or you are charged the $12.50.

The Property is Professionally Managed by American Capital Realty Group, Inc. (AMCAP) in Santa Ana, California .
