Very bad management staff and owner. Increased rent 40-50% for everyone once they took over. Did not care about existing tenants. No response to maintenance requests. Either you get no communication or rude communication if you try to call. Better pay more somewhere else than get stuck here and deal with them. They are not even letting me leave early and I have to pay rent in two places as a result if I move to a place available now. ...

Making this anonymous so Orosz can't retaliate. Orosz has very poor management, building maintenance, and overpriced property. They seem to care much more about making vain aesthetic improvements so they can upcharge rent while serious maintenance issues go unaddressed. For example, at Royal Arms (which used to be "Karen Arms" before Orosz changed the name to make it sound fancier) several buildings have malfunctioning heat that left units frigid in the winter. Pretty much every building has very old pipes that cause bathtub clogging. Tenant maintenance requests take weeks -- sometimes over a month -- to be completed. Rather than address these serious issues, Orosz focuses on spraypainting hallway floor heaters white (which, by the way, left noxious fumes that wafted into people's units after they shut the doors to prevent proper ventilation) and spending $150,000 on red rocks they put all over the property. Orosz Properties cares more about maximizing their income than they do about providing quality housing. They are a predatory company. Do not rent with them. ...

I have been living here for a long time (combined about 10 years) and basically Orosz taking over the apartment complex solidified my decision to leave. The rents have spiked by 20-40% for all the residents, with no significant improvement in the apartment area. No central AC, no in unit washer/dryer (our laundry fees have also been doubled), many people's thermal controls are still broken, many people's maintenance requests have gone unanswered or marked as complete even if they weren't done. Les Orosz has not shown much interest in working with the tenants to reach a middle ground solution even. For how much they're charging for basically absence of any modern amenities (2 bedroom: 1500-1600, 3bedroom: 1600-1700), there is no reason anyone who has a common sense should stay here. You can find other places that are pretty close to Royal Arms that are either about the same rent or cheaper with more amenities and better management. Don't make the mistake of coming here ...

It was quite nice experience, but their monthly rent is way to expensive. You can hear noise mostly all day, lots of freshmans are living altogether in this apartment. One of party apartment, but much better than Hub or James. They are taking off lots of money from your deposit when you move out, so be prepare before you move out. Maybe taking pictures and so on. ...

the apartment has the worst landlord in the country. Most of the people working in the office are very rude and stupid. They pretended to be very nice and friendly only when yout are signing or renew your contract. After you sign the contract, you are stuck with a bunch of rude idiots in the office and mean landlord. They sometimes come in to the apartment without notifying us 24hr ahead. The worst of all, they will charge you for like carpet cleaning and painting when you move out. They charged us more than $130 for cleaning the carpet, but we ysteam vacuum the place brfore moving out. They will basically take away all your security deposit no matter how hard you try to clean your apartment. So avoid this place if you don't like to deal with a bunch of rude idiots I rented from fall '07 through summer '08. ...
