This was by far the WORST rental experience I've ever had. We rented the carriage house from fall 2012-summer 2013. Douglas Wissing is an awful landlord. He takes forever to respond to emails, will not take calls or texts even if its something urgent. When we signed our lease he told us that the pet fee would be waived since we only had a caged bird, then on move in day he demanded more money (I did get this refunded after threatening to move out) He was still painting the apartment when we were to do our walk-through. The painting crew left a mess and we had to wait for paint to dry before we could even unpack. The stove and fridge were filthy, and there were several light bulbs missing at move-in. The closet doors were broken, the bathroom was disgusting and the upstairs fire alarm was hanging by a wire. We left the place in better condition then we found it in, but that asshole still kept most of our deposit. We recieved a measley $130 out of $845. We were always on time with rent, and tried to take care of anything that came up ourselves mostly to avoid dealing with such an unpleasant landlord. DO NOT RENT HERE, you will regret it. The nice location does not make up for the bs you have to deal with, I rented from fall 10 through summer 11. ...

This landlord, Douglas Wissing/Arc Properties/Prospect Hill, LLC, will not give you back your full deposit. He will charge over $40 to replace a battery in the smoke alarm, and charge you to have windows cleaned whether you clean them or not. Our deposit was $950 and we got back $200, and there was NOTHING wrong with the apartment (except the oven needed to be cleaned - and I am glad we left that for him). I rented from fall '05 through summer '09. ...
