This apartment complex is a joke. I'm embarassed FOR the cheap landlord who rents this out, the units are shamefully small and dingy. Smells of smoke and putrid smells from the kitchen have permeated the walls and paint, so you can't try to escape the smell. Owen doesn't give a shit about you or your comfortability. This place is a tear-down. DONT live here. Find something else- find a two bedroom and split it with a friend or aquaintance. I'm serious, don't live here. Management here is a joke. Owen Wagenhals the property manager really doesn't give a shit about the tenants. He says he is available during business hours but nearly never responds to texts/calls concerning building/apartment issues. The units are some of the smallest/cheapest constructed/ thin walled in Seattle and they are beginning to charge borderline what a decent apartment would cost. (That's why they're having a hard time filling the rooms). There were two instances of bedbugs infesting the building when I lived there and very sketchy pest control guys came and sprayed poison in each unit which was likely very harmful to tenants. Owen is having a hard time filling the units with the crazy new pricing, so make sure to negotiate your monthly rent. The location is decent and street parking is ok. This place was pretty much what I needed. I was at UW for about 18 months, and didn't need anything big or fancy. I could walk to school from here, and catch the bus downtown. There is no parking. But the U-District in general has no parking, so I just left my car with my parents, and pretty much just walked and took the bus everywhere. I only needed to contact the manager 2 times. Once for a broken toilet seat, and the other time when I was having trouble logging in to my online tenant portal. Both issues were resolved within a day. I recommend this place if you just need a basic crash pad in the U-District for a short period of time. I rented from summer 2016 through fall 2017. ...

Super close to campus, cheap and exactly right for me. Never had any problems and Owen seemed to do a pretty good job of keeping everything in order. I rented from winter 2014 through fall 2015.

This place was pretty good and filled all of my needs. I only needed a crash pad while I was living in Seattle on a 9 month temporary internship. Owen was really great, I only had one problem while I was living here, the bathroom faucet, and he fixed it the same day I told him about it. The U district is a fun neighborhood, but parking is not the best. Never bothered me as I didn't have a car. There is a maid service that keeps the place clean. I appreciated it! ...

First of all, RITA FYE is the WORST WORST ABOSLUTELY WORST manager! She seems nice at first but is unreasonable once you've signed the contract. It took her a week to fix my toilet! She sleeps in tenants apartments whom she claims are her "sons" and it extremely loud... The apartment complex is super tiny so the price is "fair" but not necessarily good. The kitchen is shared and isn't very clean (mold in fridge and sink). The fuse box is located in ANOTHER TENANTS apt unit so if your power goes out and the tenant isn't home, you're out of luck. The management doesn't change the keys so anyone who's been living there in the past can enter at anytime. They have extreme mold problems and again, management takes about a week to take care of it. The fridge "broke" when I was there and ALL of the frozen and refrigerated items spoiled due to lack of response by management and none of us were reimbursed for NOTHING. Again, management sucks, she's a money grabbing @$#%@. I rented from summer '09 through fall '09. ...

The only good part about living there was the price, location, and quiet tenants. The worst was Rita's refusal to do anything at all beyond cashing the rent checks. Also she has a penchant for lying about things no matter being in writing or not. the manager there called rita faye is the worse manager EVER. I have been locked out several times, she doesn't give a shxt about you and she just tells you to go find locksmith yourself. Apartment outside says NO PARKING, but she parks her car outside almost every night, and she blocks people's car when she sees other people park outside. She's a real bad manager the worse manager I have ever had, and she charges fees randomly with threatening letters! I would never recommend people rent there EVER! ...
