BEWARE!! First and foremost, the lease agreement S&S Properties makes tenants sign is in direct violation of VA Code Secs. 55-248.15, 55.248-32 and 55-248.33. Against State Law, the lease agreement proposes that Landlord has right to enter Tenant's dwelling at any time without any prior notice. State Law dictates that a minimum of 24 hours notice is required except in the case of emergency. Management has entered my apartment without prior notice (or a follow up explanation) a minimum of 10 times during my residency. Secondly, at the Ancient Oaks property there is no assigned parking, which means that if you get home any time after 6pm, you will not be able to park. This problem worsens on the weekend, as the drinkers of Arlington use the parking lot to park for free while they have a good time anywhere between Rosslyn to Clarendon. This becomes increasingly evident between 2-3am as they all come stumbling back to their cars and vacate the premises. In my 2 years at their Ancient Oaks property, I have experienced the following: 1. My apartment was burglarized on 12/30/2010. This occurred during broad daylight. Local authorities did not seem to care, and insulted me by using department store packing tape to 'try' and lift fingerprints from the pristine hand print on my window. The window is what the burglars used to break in, and it took the robbery for me to discover that said window did not lock properly, and still does not to this day. I reported all this to management and they did nothing to fix it. I've had to use a metal broom handle to brace the window in order to keep it shut ever since. I'm fairly certain I can see what used to be my television through the window of another tenant's apartment, but there's nothing I can do about it. 2. The building has gone periods of 2-3 weeks without hot water. 3. Water from apartments above mine leaked through my ceiling and into my apartment, and 1.5 years later the un-repaired, water damaged ceiling shows the same long cracks around the water damage indicating that some day, the whole ceiling will cave in. After I reported the problem on multiple occasions, management has done nothing. 4. Last summer, another tenant's apartment was burglarized, and a female tenant in the apartment was raped. That's a minimum of 2 robberies in the space of less than 2 years, all while an Arlington Police Officer owns a home on our street, his squad car parked on the street for all to see. If I were a betting man, I'd wager that the robberies are being conducted by other tenants; There's no reason for anyone else to be around. Then, there's the bugs. You name them, we have them. Roaches aplenty, ants galore, and some apartments (not mine, by some small miracle) have had bed-bug infestations. Even if the price makes this place attractive, I cannot stress enough that no-one should want to live here unless the only other option is homelessness. Even then, I might recommend choosing homelessness, as living here doesn't provide even a fraction of the worth one expects to receive when paying rent. It is with great relief that I write this review with only 3 days left in my lease, and rest assured I will never come back. I rented from fall '09 through summer 11. ...
