Horrible landlord! The ward is full of guys and few girls. It is a total rip off and you find yourself asking several times why you chose to live there. The social life is pretty lame. Don't live here, even if you are a girl, you'll regret it.

I rented from fall '06 through summer '07.
I paid monthly rent of $350 during fall/winter for a private room.
I paid monthly rent of $350 during spring/summer for a private room.

If you are a girl go for it, if you are a guy it will suck cuz there are two guys for every girl. Kind of a clickish place and not as social as the setup seems like it would be. Lots of people from California in the ward.

Not a bad complex, little small for my taste and it could be a bit nicer for having to pay $350 year round.

The biggest killer is that the ward has 2 times as many guys as girls. I would recommend other places for the price!

For a complex as new as it is, it shouldn't be in the condition it is. The parking is the best around, and I had a very positive experience with my landlord through Asset Property Management. The ward itself isn't bad, but it was a little clique-ish, and there were almost twice as many guys as there were girls! Overall, it was a great place to live, but a little on the expensive side.

Lanai is managed through many different property management groups/private individuals. Do not rent through Asset Property Management! They are absolutely horrible--place was a dump when we moved in and they never fixed anything. Always sent maintinence guy over and he always said "I'll be back to fix that." Ridiculous that you have to pay full amount through Spring/Summer. Do get into that trap. I luckily sold my contract but it was an absolute mess trying to get out of it. The Landlord was the worst I've had at BYU. Only good thing is it is close to campus. Older ward (mid 20's).

My advice, do NOT live at Lanai. The management does nothing in a timly manner. The price is the same year-round (about $350/month) and you have to sign a year-round contract. The quality: yeah, I could have done a better job. It is barely a year old and it doesn't wear very well. You are better off living at the Belmont,
