I disregarded these reviews when moving in and have come to regret it. This place is old and management is not great. I had to deep clean the apartment upon moving in because it was so gross, and things regularly break, but maintenance isn't great a fixing them. On several occasions management has turned off the water with no prior notice due to plumbing issues. On one of these occasions, we were without water for several days. I (and my roommates) consider me to be a neat freak, but even after ten hours of deep cleaning (I kid you not), they tried to fail me on the cleaning checks. They are legitimately trying to get every penny out of you. Please don't buy a contract here so we can show them that they need to change their behavior!! They also just raised rent to a ridiculous amount for next year. It is absolutely not worth that amount. Also, beware of hidden fees. There is an extra $25 a month tacked on for internet/cable (even though the internet regularly does not work), and utilities come out to about an extra $40 a month in my experience. There's also a contract transfer fee if you sell your contract. Part of the security deposit is non refundable. I haven't moved out yet, but I'm sure they'll charge some crazy cleaning fee as well. ...

Had no plan to leave a review, but took them over 2 months to send my deposit (while my brother who moved out the same time as me got his over a month ago) Then, this joke of a complex charged me $40 for β€œstains on bedroom carpet” which must’ve already been there long before I moved in. I never noticed the stains, and never *once* spilled any food or liquid in the room. But, $40 is too little for me to actually take the time to dispute it (which I’m sure they assume). What a scam. Just save yourself the trouble and don’t live here. ...

I'm actually annoyed at some of the reviews. Carriage Cove is absolutely the BEST! I can agree that it is old. But hey I'm a student I don't need top of the line stuff right now. If you wanted Top of the line go to the top of the line places and let the rest of us be perfectly happy here. After all mommy and daddy isn't paying our rent, college, and car bills. I come from outside of Utah and the fees are more than acceptable. Grow up and realize there are fees that's how businesses work. Understand that your parking sticker is non-transferable. Read the contract. TBH Carriage Cove is the G.O.A.T of Provo housing. I've met the best people while there. I even met my wife. I give my highest recommendation to Carriage Cove! ...

I had no problems here at all. Of course Carriage Cove isn't the newest or most bougie place but it works just fine for a working single student. My time here I've seen so many people nag and complain and write a bad review about this complex and then next minute they move right back in because it really is that GOOD. If it was so awful why is Carriage Cove always voted the best in Utah valley? why are they always full and have a mile long waitlist? I guess no one ever considers that. Would not recommend. I read through these reviews before deciding to move there, and thought people were probably exaggerating about the insane cleaning checks. I'm a really, really clean person and I spend a lot of time on cleaning checks. I have never, ever failed a cleaning check, including the Carriage Cove one, but when I moved out they literally charged me for everything they could possibly think of, including a cleaning fee, when I spent just as much time cleaning and it looked just as good as when I passed my cleaning check. They are trying to get as much money out of you as possible. Parking was a perk, I always had a spot and it's just a one time fee for the pass, but when I sold my contract and moved out, they wouldn't let me give my parking pass to the girl who bought my contract, even though I paid for the whole year. The only thing to not complain about is that the wards there are great. I loved mine. I rented from winter 2020 through winter 2021. ...

DON'T LIVE HERE!!! They will take every opportunity (and even invent some) to screw you. Of the 5 places I've lived in Provo, this was easily the worst. I had a terrible experience with management while they were trying to nickel and dime me at every turn. (I say nickel and dime but they don't mess around with that, they like to charge fees of 50+ for anything and everything). They tried to charge me $100+ to stay at the apartment for the first 2 days of my contract (which in the contract I was already paying for). The apartment was a disaster when I moved in. I cleaned the place a ton and left it in way better shape than when I got there, and they still charged me almost $100 for the cleaning check. They charged me another $50 dollars for β€œleaving” items in the apartment when I did not leave anything. I tripled checked because I knew they were going to try and screw me. They charge you $15 a month for dsl internet that is so slow it's almost unusable, so you have to pay out of pocket for chrome. If you're used to sleeping on the floor, then you'll love these mattresses. They are the hardest mattresses I've ever slept on. I honestly thought they were box springs because they were so hard. If you can live anywhere else, literally anywhere I would highly recommend it. This is the worst place to live. Plan on another $50- $100 more than what it says in the contract to accommodate for everything they will try to charge you for. I rented from spring 2020 through summer 2020. ...

I lived at Carriage Cove for about 3 years and its my favorite place that I've lived so far. I met a lot of great people while living there and made a lot of awesome memories! The apartments are also really big and the bedrooms are bigger than any other apartment that I've checked out. I also loved how much storage the apartments had, including a storage unit right outside the apartment and a large pantry. I loved management and really felt like they cared about their tenants and helped out in any way they could. Maintenance was also really good about promptly fixing things and they always did a good job. Also, I'm a pretty clean person so I appreciated that Carriage Cove cared that their apartments were clean and in good condition during their cleaning checks. I would completely live at Carriage Cove again and totally recommend it as a great place to live! I rented from summer 2013 through spring 2016. ...

If you want something fixed you must physically go into the office multiple times before anything is done. I had bees getting into my room (while the window was closed) and the online requests seemed to disappear. It took three office visits over three weeks before someone came and fixed it. I loved living here! The wards are great and social. There is always parking. The only negative would be how strict the cleaning checks are, but I always passed. I didn't see a huge problem with it. My roommates didn't always pass, but they were always able to get a re-checked. This complex is sooo social! The clubhouse always has people in it. There's a great pool and a year-round CLEAN hot tub. They have a music room and onsite computers to use for studying. There's fun apartment wide activities a few times a month. One time we had a luau with a fire dancer! Overall they are super affordable for being private rooms, and the rooms are a good size, too. I lived in other places and they would charge way more for a smaller room or about the same as Carriage Cove does for the other place's shared rooms. On top of that, I actually get a parking spot when I pay for parking. I was charged a lot for a parking pass elsewhere, and I wasn't even guaranteed a spot. I actually had a spot here at Carriage Cove. The only reason I moved was because I got married and I was able to sell my contract fairly easily. I rented from fall 2015 through winter 2017. ...

This complex is horrible, I worked for them and they want a quota of how much money they're willing to raise hell over for cleaning checks, charge up to $60 and it will always be closer to $60. They ran your entire deposit of close to $250, and return with no more then $80 even with a passed cleaning check. They raise rent ever semester just by a few dollars, then charge a $15 communication fee for your room even when you're not using it or if it's broken. They will charge you if the apartment smells to dusty, I'm sorry these carpets are EXTREMLY old. DO NOT LIVE HERE. It looks friendly and cozy but they will hit you in the butt with hidden fees and take more then half of your deposit. Not worth it. I rented from fall 2015 through fall 2016. ...

Worst place i have lived as a college student!! Management is awful, cleaning checks are a joke, everything is a joke. They took my deposit from me when i moved out and also charged me $190 because i didn't pass my cleaning checks for leaving 4 different cleaning supplies under my bathroom sink! (or thats what they told me) They also charged me $50 for not turning in my parking pass even though i already paid for it to begin with. When i tried talking to them about the check out cleaning check they coincidentally "lost" my check in form stating everything that was dirty or wrong when i moved in but of course they said i didn't turn it in when i moved in. When i tried to sell my contract to get married they turned down two people for who knows what reason so i ended up paying 3 months worth of rent when i didn't even live there. If your parents are making you live in BYU-approved housing and you're afraid you won't have any fun, this is the place for you. I've been able to vape, drink my brews, and have girls over past curfew almost every weekend this semester and management doesn't care. Even if your roommate complains, they'll threaten to evict you just to make them shut up, and then do nothing. DO NOT LIVE AT CARRIAGE COVE! Firstly, the Carriage Cove cleaning checks are terrible. I am a clean person and I have no problem with the concept of cleaning checks. The problem is that it doesn't matter how well you clean, they will find something or just make something up so that they can charge you to "clean it." The only problem is that large majority of the time, the cleaning lady doesn't actually clean anything. It's a huge racket and an easy way for her to make some quick cash. It seems that because a large number of tenants know that no matter how well they clean, they're going to be charged, they just give up cleaning. Because the cleaning lady doesn't actually clean, things get really nasty. Things get touched up on the surface but are ultimately dirty and gross. In addition to rent, you'll be forced to pay for internet service. You do not get to choose your provider. Each tenant is charged $15 per month (Which means you're collectively paying $60/month) for mediocre internet. Huge rip off. They will also shut off the internet for every tenant if one of your roommates illegally downloads. I had to live without internet for a week because one of my roommates was downloading movies and tv shows. At the end of winter semester my roommate and I moved apartments within Carriage Cove. This was done to accommodate Carriage Cove and came at the expense of our time and effort. In return, they didn't charge us a "moving fee"! What a bargain! NOT. Turns out they moved us into a messy, dirty, gross apartment. By the time I was finally able to get out of my contract and move, the apartment was much cleaner than it had been when we moved in. As a result, Carriage Cove took significant sums from our security deposits for "cleaning". Makes sense right? Carriage Cove also includes an "Nonrefundable fee per contract" clause in the contract which amounts to $75. So you can just automatically kiss $75 of your security deposit goodbye. Just because. In conclusion, Carriage Cove will nickle and dime you every chance they get. They're dishonest because they know they can get away with it. Do not live there unless you enjoy being ripped off in a variety of ways. I rented from fall 2014 through summer 2015. ...

The apartments are good size, cheaper rent, fun ward good people, but TONS of unnecessary/OVERPRICED FEES. (overpriced parking, impossible cleaning checks, internet "increase", changing room fees (they do nothing to help), Keep almost all of deposit, laundry fees...ect) If you get home past 12AM, good luck finding parking even if you got a pass. If you'd like an honest opinion of their management, it's awful. I had rare contact or issues with them, but they always seemed annoyed if I had questions, as if I was bothering them. They were disrespectful to myself, roommates, and parents. They gossip and talk through other people rather than coming to you. They try to find ways to prevent helping out a resident if it makes them go out of their way. They are hypocrites when it comes to keeping their own rules. They say "only student and/or institute goers are allowed to live here by law". HALF the ward just works. They denied people wanting to buy my contract 2+ times because people did not meet this standard. And when I confronted them they said, "we were not aware of this." I do NOT recommend this place because of the people you'll have to deal with. ....p.s. the carpets are covered in hair, they "deep clean it" another FEE...still hair. ...
